Am staying in KL, i would like to buy Seri Pajam for invesment - renting it out.

But people said, Seri Pajam is like dalam hutan or ghost town.

So didn't buy it. Even thought the price is ridiculously affordable for a landed and spacious house!

If you are talking about renting out in pajam, I would say the prospect is quite good. There are a lot of new universities for students near pajam/nilai.
KTM batang benar is also nearby. Shoplots and supermarkets are also nearby. Not sure about the rental yield though

If u r talking about flipping property, I'm not too sure. It will go up, but not as fast as properties in Klang valley i think.

I also live in KL and work in Putrajaya. But I dont mind driving far, as long as it is not congested than it is good enough for me

just went to perdana college height for my friend open house, pajam house is very nice but for me esp my is to far coz she work at ampang

is it true that the place use to be a landfill? if it's true, are there any negative effect to residents living there?

Been there once, to check out the area and the show house. looks impressive. especially rafflesia 22x90. price quite reasonable. access is excellent i guess, with Lekas and PLUS nearby, and the exit for both highways also not too far.

I think there's established town area 5-10km down the Lekas highway, otw to KL. is that Kajang? I saw got Tesco, and few other establishments.

Planning for own stay, maybe in 5-6 years time, so for the time being, probably going to rent it out first.

my only concern now is regarding the 'used to be landfill' issue. what do you guys think?

Landfill? You mean ex-rubbish dump site? If it's true, then you should be wise to know what to do lah....

Last weekend i went to Seri pajam area and have a look on the Citra hill housing area.
I really fall in love with the environment and the layout of the house. it's affordable for corner lot unit. (No rubbish smells from Citra Hill site)
I have paid the deposit but still accessing the seri pajam place either are good place for my retirement plan house.
Anyone can give any advice?

They said have ladang ayam there dont know true not. Smelly a bit and lalat there is big. Dont know if true or not.

Go to Aria park type C yesterday... yeah, the courtyard is very like, WOW.. the house is just too WOW to resist but i'm just not familiar with this side of nilai. Seri Pajam also seems cannot provide "The master plan of their township..".. not in 3D model what im referring.. But this will also in my watchlist..

nt bad actually ..cuz when i drop by visit the Show Unit, the sales did bring me visit all although the time already 5.45pm and when i finish, already 7pm..

i did not booking because i visit another branch project and booked at thr..i book about Sapphire ..which is Bandar Warisan Puteri..i love the place alot because of green environment ..and quite windy..

the sales staff also mention many basic knowledge and did analysis alot of thing..

Bought Zeta Park quite a while ago this year (for wifey)... at first was a bit skeptic about the area.. but kinda peaceful area.. after seeing the development of the place I am quite ok with it.

Nothing big yet, but lots of new development coming in along the LEKAS highway (e.g. SP Setia Eco Hill, etc) which might be a good thing.

There's a rubbish dump further up the highway, but from citra hill so far nothing bad..

Expected finish dev and all by end of year.

then decided to drive there myself v frz ard 12 midnight to find out whether there is really a smell, whole journey with open window, juz about exit pajam from lekas the smell started to come in, not sure is rubbish or chicken farm, all d way towards nearby nada alam, just opposite batang benar KTM there is a factory which operating at tat time. At last did not booked.

Seems like Bandar Warisan Puteri kena bash alot. Any ideas about other areas? I'm eyeing on Senawang, Nusa Intan. Went to the tapak pembinaan. Looks good and peaceful!

We are from Penang, and have bought the Zeta Park Type C from Seri Pajam, the house next to the showhouse previously. House looks spacious, although with 5 bedrooms and 5 toilets.

Not as glamorous as setia ecohill but this project is not too bad right. I think the VP is around the corner, most probably next month?

I'll be planning to stay since I'm working nearby in Bangi. Toll's gonna be a slight issue, but everywhere nowadays have tolls anyways.

Really? I have pass by at citra hill more than > 10 already. There is really no smell at citra hill. There is reportedly some stinging stinky smell in pajam, but that is more obvious in perdana college heights. I hope the smell wont
reach us here in citra hill..

I hope it wont create any problem for us later. But beggars cant be choosers because nowadays where got terrace house around 250k-350k price

True as it is. From Mantin to Pajam at Lekas Highway you can see a huge dumpsite. Hopefully it wont create any problem to us

Really hope nothing bad about the dump site and hopefully they move it away in the near future (or have a better way to contain it, etc).

Went by Zeta Park the other day and there are doing the touch up on the houses (covering cracks, etc) and cleaning up the dust and all. From what I heard, they are planning to start handing the keys next week (by batches).

Saw one of the houses already have grills done up.

Just some update.

Ya..I think we're gonna get the keys soon. This month the bank has charged us the full monthly loan repayment. Faint!!
Btw, does anyone have any RELIABLE and REASONABLY priced contractors/company to recommend for the following?

- Grills
- Electrical Works
- Kitchen renovation

I already collected my keys yesterday.

Oh, you got Zeta Park C too? It seems that many ppl recommend Three Kim. How's their cost?

Mine is zeta park A, three kim i would say their price is reasonable

Still choosing the right color for the grils to match the Zeta A color scheme. We'll see.

They will send you a letter to collect the keys and you will have to bring the letter together.

What they will do is you will have to go to your unit and there will be a Sri Pajam rep overthere going through with you on the electrical points, etc and the keys will be there as well.

I am an owner of one of the Zeta Park Type A DSTH. Collected my keys this week and just started to do the inspection on the house.

I can see that a few owners are here..glad to hear as we went to our house yesterday no house owner that we can talk to..

Anyway for me its a great buy. Great area, quite windy and it is not too hot on my block as well...

Congratulations buddy on the buy.. As for me, already received letter for VP yeay, although has not got the keys yet. The Salesperson said it is gonna be in february or march like that.. Hehe

That day I was so free decided to pay a visit to citra hill during night time around 11pm like that. I was quite worried of the "bau busuk at Pajam" so decided to drop there with some of my friends. Perfect timing, that night was just after the rain ended, wind down my windows in the toll booth and I can smell some horrible stench there.

But to my surprise, air in Citra Hill on the night is completely free of stinks. I am so glad about it because this proves that the smell wont reach citra hill at all

Probably our nearer counterpart in NADA ALAM would be affected? It is closer to the toll booth

True enough as I was there for these past few weeks and the smell does not reach Citra Hill.. which is a good thing. Just lazed around in the house with the sliding door open, not in any way that hot as well during daytime.

I kinda wish they have smart tag for the toll though.. so dont have to wind down the window

Overall, I'm quite ok with it . But if I am to delve deeper, I would have wished the finishing to be more "polished" in a way but overall I'm quite ok.

Have you gone around the area? Here and there lots of contractors doing it (some offering 2k for whole house grill). Can ask around.

Just called the maintenance guy just now. Just to note, you have to call them for the bathroom appliances and also the water meter. They said they will do this one shot and recommends us to put up the grills first so that the items wont get stolen, etc.

BTW, anyone faced any issue regarding the guard asking to clear the area before 5.30 pm? He might have mistaken me for a contractor maybe haha..

Hi everyone, congrats to those who have obtained keys to your house. I received the letter dated 16 December to make an appointment to inspect defects and collect the keys within 14 days of the letter. Was worried because we were not around until the 30th. Spoke to Seri Pajam salesperson (Auwal) and he told us they are fully booked in December (I believe people from Zeta Part A & B are also making appointments to collect keys). So, I guess will only be able to go in January.

The guy named Bob quoted me RM3500 for the whole house. I am still thinking, as I got my own guy to come today and give me a quote. That is the very reason why I am rushing to get the grills done as they wont fix the sanitary fittings until I got the grill for the house. I am travelling overseas next week, at least if I get the quote they can come and fix it by the time I come back.

When I got my keys, I also got the car sticker to enter. They said every house will get 2 stickers, those maintenance guys will have to apply for a pass at the maintenance office. Usually I will leave before 5.30. Havent stick the sticker yet.

When you say some contractors are offering 2k for whole house grill, do you mean to say that they are on-site and will come to offer you if they see you? I wonder how much is to grill a whole house for a DSTH.

They will only do 5/6 houses per day as the process will take some time because the maintenance guys will explain to you the warranty and stuff. Do not worry about the appointment, take your time.

BTW, welcome to Citra Hill!..

there will be a few contractors waiting in front of your house when you try to enter (happens to me!) but you have to be clever to talk to them, ask the right questions. That day someone offered me 1.8K for the whole house and you have to be careful if its really cheap.

I heard one owner got conned by these contractor and the contractor ran away.

Exactly the reason I was rushing for the grills as well. Bob is Isa and hence Isa Engineering is his . You may nego with him as well. But if your guy quote lower and giving a better deal why not right?

I may have to check on the sticker and I dont recall getting it. But for the contractors they will give you a form to fill up to state the details of contractor, etc. I heard from the guards, reason for that is because got a person kena con, paid RM 500 bucks and the so called "contractor" never returned or replied anything after that. So they wanna make sure only registered contractors comes inside.

True, there was a story by the guards that owner kena con RM 500 bucks. Anyhow, I agree with lethalyellow, and normally put myself for grills within the range (estimation) of RM 2.5k - 3.5k around that. Anything above that would be better workmanship/ more intricate grills design / better materials, BUT anything lower than that, better make sure you know the contractor well, just to be safe.

I went to the house just now and got the quote for my grill and i think I am gonna go with my guy. Bit cheaper with same material. He was recommended by my father in law and knowing him I think its a good recommendation. For the car sticker try asking the sales office because they gave us the sticker when I went and get my keys - we are the first one to get the sticker on 24th Dec.

Great choice bro and yeah agreed its better to go with someone recommended especially since your father in law knows the person.

I will check on the sticker as I am sure I didn't get any. We went to get the keys before 24th Dec which might be the reason for not getting the stickers. Thanks for the heads up on that!

He is just a guy operating in front of his house in Kampung Salak Tinggi near Sepang. Probably when we fitted our grille then you can see hows the workmanship whether it is to your likings. It wont cost you much for simple horizontal grille i guess.

That will be so helpful to us. Why dont you post up your pictures once your grill has been done? If you are saying the price estimate is roughly in that range, I think so it is quite reasonable..

So anyone has stayed there so far? I cant wait for the place to become more lively as the people flock into citra hill

My house got lots of hollow tiles, minimum of 3 weeks for them to repair

Hi kornfield, that's what i found out too. but i only finished checking the ground floor tiles, didnt start on the first floor yet.

Speaking of defect, I found out that the grills outside the master bedroom bathroom (the part that they grilled so that we can put air con compressor) is rusting from the inside and it is scattered on the floor. Anyone noticed that? We might have to put poly-carbonate on top just to protect it.

Found out about that as well and already filed the complaints to the maintenance team. Just went to have a look at the house today and I've already have the sanitary fittings installed + water meter.

They ask to call back after 3 weeks for the works to be completed.

Oh, they asked you to wait for 3 weeks? Planned to go to the house today to continue the defect inspection but got some people coming to the house.

Just recieved letter for key collection from the developer. Made my appointment to collect the keys in 2 weeks time. Yeay, I am quite surprised that they can hand over the keys so much earlier than expected
Feels so excited about it hehe..

Anyway, just recently got the news that NADA 2 will be launched at 470k+ and NADA 3 will be launched at +570k indicatively. For me, I was quite lucky to get the house at 280k+ in 2012. I am sure the double storey owners couldnt be much happier as the last year price was only around 380k. Although Nada Alam seems like a more exclusive project, but not bad right when you all got it for 380k in 2012?

Although I have been hearing a lot of critics when I first bought the project, but I think this seri pajam has a lot of potential as the big guns (SP SETIA, UEM, etc) are concentrating the township development along the LEKAS highway.

We got our keys on Saturday..yippee!
There were several defects (toilet bowl senget, back door grill pasang terbalik, some minor cracks here and there).
Also, we've engaged Han Wuen Iron Workshop to install the grilles. He quoted us RM2.8K for the whole house. I think it is reasonable.
Too bad we couldn't check the electricity, they forgot to install the DB. That and water would be another trip.

Hi guys, just wondering, anybody installed astro dish yet in their houses? If yes, where would the installer install the dish? For zeta park houses...

I haven't posted for quite a while.
Reason being that I was away on company trip in January and only came back recently.
Well I have just finished checking all the defects in my house and it takes 2 months to complete!
A lot of defects that we can see especially on the tiles (hollow ones) and as you know we got tiles up high on the walls.
I decided to report this weekend and hoping that they can complete before mid March because that's when we plan to move in.
The grills will be fitted next week as I planned to install the tint for the windows this Friday..

I can see that a few owners have move in so I hope we can settle everything so that we can move in too!

Can i know last time how much that you bought? Defect take 2 months to complete? How much the price gone up? Will you recommend friend to buy their project?

I bought a double storey for less than 400k, complete with kitchen cabinet, tiles up to the wall, plaster ceiling and downlight provided.
The two months is for me and wife to check the defect of the new house and report it to maintenance.
I heard some people is selling theirs for 500k but i cant confirm on this. there are a few units for sale on my row so you can check out if you like. Its a nice place to stay, very serene. Not too hot. I will recommend to my friends/family if they want to stay in Mantin..

Of course non peak.. peak from leisure mall to KLCC is 1.5 hours.. plus another 50 munites ...

U try drive on peak hours see.. can reach or not 50 minutes..

I will tell u cant reach.. agents will say 35 minutes reach kl di.. just dat he is selling it to you
