i booked a unit too. they say there will be a bridge linking the development next door to phoenix plaza. don't know how true is it.
any other way to walk to plaza phoenix besides the proposed bridge?

iamWill boss, perhaps you yourself gotta walk to plaza phoenix from the site if MRT is a must for you....

personally prefer something concrete/sold and exist before committing few hundreds thousand investment....

things will be complicated if it gonna rely other development and link the bridge to phoenix....

first thing, will the new other development/owner allow maxim residents to use this bridge? what's the arrangements?

2nd, if cannot, are they have their own resources/alternative to overcome this?? (unless the Dev is Dijaya/SP Setia with proven track record)

anyway, psf is rather reasonable coupled with DIBS package which ll definitely make this a home for good owner-occupancy.

kenneth boss, mrt is not exactly near too. it's across the highway according to the plan i saw. the only pros are it could be an upcoming area and the price psf is lower than youcity.

yeah...MRT is not a real USP for this project.....

also agreed that psf is rather reasonable amongst all the new devs in KV.......

Design Ok IMHO, but might looked dated few years down the road. It's always a trade off between good looks and asking price. Futuristic looks such as Capers comes with big price tag.

In Cheras it's ok to ignore the design as the area here mostly for mid class, ppl consider the price before the design

This mix commercial development shud be next to the condo is it? So is it confirm the proposed bridge from the commercial hub to Plaza Phoenix will allow access to Maxim Residences?

This developer dont have a strong track record...even the condo project itself might have some risk of completion..better dont think of other infra going to be build by them...same go to the MONTENA developer...

MONTENA is new developer as well....
the safer major player around this area is I&P and IJM...the rest, need to be careful...

Maxim Residences is same group with platinum victory in setapak,more than 10 years in development,i also have unit at setapk bought from this dev also

For me, long history does not means strong track record...i might be more conservative...anyway, if this project build by big developer, definitely not going to be this price any more...high risk high return...
That why i believe YouCity by PJ developement is more expensive...

Some of the forumer talking on the linking bridge to MRT...i not sure how it can be build..currently there are two overhead bridge divide this project with the other side Cheras Centra, you can see the slope from the project site....where some of the forumer mention is at commercial site of this project where landslide problem is not a concern...

I think the developer going to build a sky walk way to link with Cheras Centra...fyi, (MRT is on the other side of Cheras Central). need to walk accross the Cheras-Kajang Higway to reach the station...Probably somebody can advice on the distance..

Thanks. I was told by the SA that the commercial part will be build by Accolade but I couldn't find the website until now. There's a large part of land at this area belonging to this developer if u look at the website. Hopefully they don't screw up on this. Most probably there'll build a tunnel or bridge linking these two area.

If platinum victory is not a big developer, I don't know what to say... I might make a map regarding the bridge later.

PV developer almost can sapu all setapak land. 9 projects completed and 6 more projects on going.

I wonder how many Big player can run few projects at 1 go.
