Horizon Group Properties and Mainstay Properties to Develop Outlet Centre

Horizon Group Properties, Inc. (OTC: HGPI) and Mainstay Properties Sdn Bhd, on 10 May announced a joint venture to develop The Outlet Shoppes, which will be located in Greater Kuala Lumpur.

Strategically located along the B15 trunk road and highly visible from the Elite Highway in Sepang, Selangor, just south of Kuala Lumpur, the 300,000 square-foot project for Phase 1 will be the premier outlet destination for tourists and Malaysians once completed.

Construction is expected to begin in 2014, with the grand opening scheduled for 2015. Horizon and Mainstay Properties are co-developing the project with Horizon responsible for leasing and management.

“Kuala Lumpur is a major international tourist and retail market and we have the best location for the development of what will be Malaysia’s premier outlet center. Mainstay is a fantastic partner and we look forward to building the same success in Asia as our centers in the United States,” said Gary J. Skoien, Horizon’s president and chief executive officer.

Managing director, Asia of Horizon Group Properties, Mr. David Nelson, stated, "This agreement is a major milestone for Horizon Group Properties. It is the company's first investment in the Malaysian market and we are proud to have formed a strategic partnership with a respected property developer in Malaysia.”

Deputy Chairman of Mainstay Properties, Mr Terry Teo, said, “We are quite excited about this joint venture as Horizon is a renowned expert in the Premier Outlet business. We plan to turn the Premier Outlet into a tourist destination as it is strategically located within a 5km radius to KLIA and is a convenient drive from Kuala Lumpur.”

The Premier Outlet will contribute significantly to the area's local economy by creating an estimated 1,000 new jobs for the community once complete, while generating in excess of US$100 million in annual sales

KL central land is saturated, but Malaysia does not practise en bloc like Singapore, seldom has land take over.

To make profit, all highrise coming up, squeeze here & there.

After KLCC, Sentral & Mid Valley, next we will have KL Metropolis.

Macam everywhere is over supply, not only Cyberjaya.

Anyone know about the bungalow @ Garden Residence there? How is the subsale activities like? Seems like a bit slow moving...Too high price perhaps?

It make every sense to connect putrajaya and cbj because it needs to link klia too. Very high chance in putrajaya central station to be the connecting point. Especially ytl involved.

A group of Singaporeans who bought condo units at the 602-unit KSL D'Esplanade Residence in Johor Bahru, have complained about plan changes, repeated construction delays and confusing information on when the project will be completed.

According to media reports, the buyers said they inquired about the completion date five times and at each instance they have been told that it has been put back.

One Singaporean revealed that when he purchased his RM750,000 (S$298,800) unit two years ago, the developer told him that the condominium was already 80 percent complete.

However, buyers were told in April 2013 that the project was still only 80 percent complete and will likely be ready by July.

Responding, a spokeswoman for the developer explained that the completion rate mentioned in 2011 only referred to the lower levels, and "every floor has a different completion date." She also added that the unit completion/delivery period is three years, but this only commences when the sales & purchase agreement is inked.

Moreover, some of the buyers also claimed they were being short-changed because the condominium does not reflect amenities advertised during the time of purchase. According to brochures, the hotel will feature an 18-hole mini-golf course, but buyers found out last October that it was replaced by a water theme park.

Commenting on the issue, the spokeswoman noted: "That area is not part of the residential area; it belongs to the hotel, and the hotel management has the right to change anything."

For Malaysian who like Cyberjaya, always ask them to buy HER @ Cyberjaya for own stay.

Aside from high number of views in my thread, looks like many still simply ignore Cyberjaya.

Singapore property is already at the record peak, statistic shows that out of major cities, Singapore is the only one, that asking price decrease a bit last quarter. Next, looking at the stock market now, Singapore interest rate is confirmed to be increased by year end.

Do ask UEM to put in more effort...

keep it up bro, I look at it positively..

quality residential area really need some times....if everyone is bbb in cyber, then the environment mixed will be vr complicated & cyber cant achieve their vision....

I heard some of conservative comment about cyber from my fren, but most of them are dunno where is cyber and they never visit cyber. having said that, i feel surprise when they said their relative or other fren buy in cyber (I thought i am the special one among my fren, who is confident about the future of cyber tongue.gif )

why not OKR, bukit jalil or puchong ? if u ask me, using life cycle model as a ref ....those area are in maturity stage, might have lower risk to invest(livable city or town, new lrt in consideration)....Cyber is in growth stage for sure, it just a matter of time for cyber to reach mature level, high risk high return, i choose a star instead of cash cow biggrin.gif

I also feel confident to cyberjaya bcome mature city, but at least need 5 yrs long term to achieve the goal.
My friends also bought few units there, and if investment is not good as they expected, they will move in and stay there bcoz theyy like the green eco environment too, so can expect population will pump up in few yrs.
