Semi gated means that the the housing areas is surrounded by the 2/3 feet tall steel pillars....the pillars are about 2 feets apart...the bicycles and outsider can walk in and out thru them but the car cannot go in freely and must go through the guardhouse.

SA is actually not g&g or even f&g so cannot sue developer...unless the RA set it up later.

Setia Damai 14,15 and 16 within SA are G&G with individual title and DMC signed during sale and purchase with SP Setia. They are prior to the strata title act amendment in 2010 so legally they are categorised as G&G, similar to some phases in ecopark.

Rest of SA (Setia Indah amd Impian) not G&G, partially fenced up wih guardhouse and patrol. Voluntary contribution, no DMC.

Tiara east which is still under construction is a gated and guard and under individual title.

I reckon some development only provided guard without proper brick wall fencing is because the developer wants to cut cost😝

Bro i think got more than 10 tamans for those legal, individual strata titled G&G, before strata title amendment ... on top of my head I can already recall about 10 of them:
1) Ecopark - multiple phases (at least 3 that i can recall)
2) Setia Damai 14
3) Setia Damai 15/16
4) Ambang Botanic
5) Jade Hill
6) Kota Kemuning Hill
7) Kemuning Utama
8) Tanamera
9) Sierramas

I think not cut cost..is bcz the diff between new and old development order. Developer can't get landed G&G approval from selangor state authority since last year. Tiara was old development order and SP are new application.

Still wanna argue. Check the latest offers from mkh. All individual title with gated and guarded. Some more with access cards system.

Wahlau, good for those apply gng before 2007. Can save alot of money as common areas is maintained by goverment.
