It is not just pure branding, IMHO.
It is about the track record, on its ability to deliver what is planned and promised.
Unlike some developements, what is planned remained on paper, what is executed are just rows are rows of houses and nothing else.

Setia Damai 14,15 and 16 within SA are G&G with individual title and DMC signed during sale and purchase with SP Setia. They are prior to the strata title act amendment in 2010 so legally they are categorised as G&G, similar to some phases in ecopark.

Rest of SA (Setia Indah amd Impian) not G&G, partially fenced up wih guardhouse and patrol. Voluntary contribution, no DMC.

Bro i think got more than 10 tamans for those legal, individual strata titled G&G, before strata title amendment ... on top of my head I can already recall about 10 of them:
1) Ecopark - multiple phases (at least 3 that i can recall)
2) Setia Damai 14
3) Setia Damai 15/16
4) Ambang Botanic
5) Jade Hill
6) Kota Kemuning Hill
7) Kemuning Utama
8) Tanamera
9) Sierramas

MR2
20 x 65 1885 $468000 (after 20k rebate) $248 psf

EcoHill bigger township than MR2 and freehold.
But MR2 is strata title G&G and with clubhouse.
Ecohill got direct link to LEKAS and MR2 got direct link to LATAR

Which one would u pick ? for investment

Imho...ltv 60 or ltv70 won't make much diff .. 10% diff only, won't deter any seasoned investors from buying
