Actually the term G&G and F&G is not accurate. Based on the government guidelines, the actual term is GATED COMMUNITY and GUARDED NEIGHBOURHOOD.

mostly agent will mention gng area but actually is fng.

Sorry new here...i still cannot make the distinction between gated and guarded and fenced and guarded.

GnG means surrounded with concrete wall + security?
FnG means normal chain link fence + security?

No individual title is a real gng based on guideline..only strata can do gng. What is within ur gng belongs to residents. Even the jalan. U maintain everything. While for fng, usually it is individual title. Jalan doesnt belong to residents. So technically no right for u to block roads. However, u can apply to do fng. But u have no right to stop anyone to come in.

For comparison, Setia Eco-Park (post 2010) is a GA while Setia Alam is a GN (part of it).

Based on the guidelines issued by Jabatan Perancangan Bandar dan Desa on 2 September 2010, it states as follow:-

"Skim GN menyediakan perkhidmatan kawalan keselamatan sama ada dengan atau tanpa pondok pengawal. Dari segi undang-undang, ia tidak boleh mempunyai halangan fizikal di atas jalan awam dan menguatkuasakan sebarang sekatan keluar-masuk kepada penghuni dan orang ramai. Kewujudan GN adalah tidak berdasarkan kepada peruntukan mana-mana undang-undang atau peraturan. But then, as far as I know Setia Eco Park is all under individual title. How can it be considered GA? I think there's some discrepancies when it comes to GA or GN prior to 2010. Another example would be Sierramas

Yes, I have forgotten to highlight those properties bought prior to 2010. The Eco-Park that I am referring to is the post 2010 developments.

Any Taman apply under G+G prior to the 2007 Starta Title Act Amendment will hv individual title. Not many, I think less than 10 Tamans

In Summary :-

1. G+G - Individual Title (Before 2007), common areas maintained by municipal council
2. G+G - Strata Title (After 2007 amendment), resident maintain all common facilities
