Has anybody heard of the new Bank Negara ruling that has just come into effect quietly? Effective immediately, foreigners are no longer allowed to purchase or transfer ownership of subsale properties from local Malaysians. They can only purchase from another foreigner or purchase brand new.

Is that foreigner purchase ruling true? Sound prelude of road to market slow down to me if really happen. Make me think 1000x now whether want to buy one.

that will only affect high end condo like sri hartamas & mont kiara.
foreigner wont buy those medium range of property anyway.
if that's the case, developer will build even more high end property to cater for this new rules.

If you still can get it at RM 515 psf net, it is still a very good price and unit. Take it.

Type A is the most grab unit, tell me if you not keen. Plenty people looking for it.

Simple.
KR1 VP soon, Type A already transacted RM 485-495 psf ( with my eyes ) and last unit was told RM 530 psf transacted ( heard only ). The certain thing was value RM 485-490 psf now and surely hit above RM 500 psf upon VP, conservatively.

If compare KR2 vs KR1, KR2 should at least 5%-10% worth more than KR1. Why not buy a KR2 at KR1 price and still eligible for 7% discount plus enjoying DIBS for entire 2 years + later on.

If you look at any similar projects, doubt we will be able to find RM 515 psf price after net and with DIBS.
