Haha. Nothing to regret bro. Told u to get 4 units ( quadrant ) and rent to stewardess dy but duwan. I also being invited to choose a good unit of Type A bfore preview last year, approx RM 400 psf only but I pass the baton to my colleague who die die also wanna get it for own stay. Now, its abt RM 500+ psf.

Btw, normal units at Lvl 2-30 almost all fully booked / sold. But left 3 dropout units which I commented on the previous page.

My relative just signed the S&P n Loan Doc of the Type A last Friday. And I think currently my friend holding the last unit of Type A bcz his loan maybe got problem.

Remaining units would be approx 20+ units, these units were loan rejected for 3 times. I think the dev will not open it for now and will be increase the price.

Above excluded the few premium units with extra huge garden at Lvl 1. But left abt 10 units only.

Yes, I hold both. Earlier, I was suppose to let go one unit to opt for RR, but I got the undesired view unit, although many ppl die die also want forest view, so, I carry on my KR2 instead of trying to get another loan for RR.

I think you are too late dy, because all standard units fully booked and already got loan and signed S&P, so consider sold dy, left 5-6 units of Level 1 @ units with garden.

2 weeks ago, they released 2 premium units of high floor, Type C1 @ 1490 sq feet sold at RM 756,100 and Type C2 @ 1595 sq feet sold at RM 786,500 and both were sold within 2-3 days. Just last week, they released one last unit of Type C @ 1457 sq feet, sold at RM 719,900 within 1 day I think because my friend late. This is very low floor unit facing LRT, still sold.

All above were premium Tower 3 units before 7% discount and with 3 individual car parks. So, these biggies are benchmark at RM 460 psf nett.

If any of the unit above release again, plus some of the developer own good units ( with 3 good individual parkings ) if not mistaken, developer will increase another RM 50k and only plan to release it next year.

The last unit of Type A, which booked months ago by my friend, finally he obtained his loan last week and will sign his S&P. Medium low floor @ 1076 sq feet at RM 569,800 ( 2T + 1 car parks ), so it's benchmark at RM 492 psf net.

KR1 is already begin their quest of entering their asking price of RM 475 psf now, the price before VP / completion in 6 months time.

Hmm, I think it's individual preference to pick btw KR2 and ZR. Those buyers who mind of Leasehold tag, had went for ZR at lower price back then, because ZR current released units price now are as high as KR2's latest sold price. Those prefer concept like me, had went in for KR2.

IMO, KR2 location and accessibility is better than ZR. 720 units already consider high dense but ZR is 1136 units, that's part of the reason I pull back my decision to buy ZR due to sudden increased price from RM 380 psf ( when I feel to buy and ready cheque ) to RM 420 psf ( which on par with KR2 ) middle of last year. I felt it was too high for ZR that time, where I am going to compete with other 1135 owners and more than 75% of them bought it much lower at RM 300-360 psf back in 2011.

Facade wise, I prefer ZR's Sky garden more than KR2's sky garden and I slightly like ZR's full glass facade ( esp double glazed ) or more glass features than KR2 and when I can't defined which has better facade, the stewardess frens straight away prefer KR2 on the day I brought them to both ZR and KR2 sales gallery. It was where I also allocate my 2nd unit here ( swap from the ZR's pulling to KR2 again ) Haha, it might be the mould of KR2 is nicer than ZR, well at least for them who has no preference to which developer or price.

Otherwise, I prefer KR2 to ZR due to 720 units vs 1136 units , package ( DIBS / more freebies vs Non DIBS / Less Freebies ) and concept of 6 tiers security vs 3 tiers as well as 8 units per floor / quadrant zone vs 11-13 units per floor ( if not mistaken ).

Also, the price factor where KR2 early buyers bought at RM 400 psf ( all ) and not far compare to now, RM 460-500 psf but ZR early buyers got it at RM 300 psf compare to RM 450-550 psf recently, I feel the range / gap is too high which made the late buyer of the unit has lesser liquidity to earn higher capital appreciation.

If KR2 is going to release any new good unit with current price of RM 460-500 psf, I think can buy-able only, not die die must buy.
If increased anor RM 50k now, I suggest to think twice. Same goes to ZR.

My 2 cents.

The shop-office same row with Exsim, 99 Supermart or directly facing KM 1 West.

Anybody knows how far is Pavilion 2 from KR2? Look forward to see the transformation in few yrs time and not forgetting the traffic by then. blink.gif

Wah boss, so fast eager to know the direction, transformation of BJ and traffic of Pavilion 2 dy ah.

The Jalil City is 60+ acres plot of land range from the line of opposite Sri Rakyat Flat to next to border of Rekreasi Bkt Jalil, so I cant exactly let you know the range from KR2 to the main entrance of Pavilion 2 ( due to double fronting of either facing Bkt Jalil Highway or, accessible via Jalan 13/155c which is fronting Sri Rakyat Flat )

I remember the megamall in it's master plan was nearer to Sri Rakyat flat but facing Bkt Jalil Highway, hence I route it via the exact point of Jalan 1/155B ( the new road linked from KR2 entrance ) directly to the point of Jalan 13/155C ( middle road of the Jalil City ) which is 1.9kms.

The estimate route from KR2 entrance to the point of the proposed traffic light at the main road of Jalan 1/155B ( where, from here, turn left to exit to Kesas, go straight to Esplanade and turn right to KM 1 / Golf course ) is about 500 metres. So, it is estimate at 2.4kms from Kr2 guard house to the middle point of Pavilion 2 @ Jalil City.

There will be few more options in the future once the few proposed interchange was done by Malton as well as the new proposed road to be done by Trinity Group to link Bkt Jalil highway ( thru Ladang Bkt Jalil ) nearer to Jalan 4/155 or Bkt OUG Condo / ZR but I see the above measurement could be the nearest for KR2 owners / tenants.

The new proposed interchanged by the Malton for the Jalil CIty would heavily impact the Bkt Jalil as well as for Bdr Kinrara / Alam Sutera / Bkt Serdang users, coupled with new highways of SKIP and Kidex near Giant Kinrara and roads extension to 3 lanes for Bkt Jalil Highway.

It's left the Bkt Jalil taikor, the Seng Kung to contribute a bit for the new porpose roads elsewhere.

Haha. Bcz bro ronn used to mention in last year posts that he was desperate to rent to stewardess when he knew there were stewardess buyers at KR2.

I predict a bottom line of RM 2,500 p/m ( based on heavy supply by 2016 ) and could ultimately go to as high as RM 3,000 p/m. Yes, fully furnished since dev already provided us 5 air cons, kitchen cab with hob & hood, heaters and we can just do plaster ceiling and add in some furnitures. We were referring to 1457 sq ft unit at Tower 3.

My frens rent out their Endah Promenade 1289 sq ft unit easily at RM 2,600 and RM 2800 p/m or at RM 2 per sq ft. If fluactuate back to KR2, nearer to LRT, newer, nicer, better securities, more exclusive and etc, say RM 2 psf x 1457 = RM 3,000 p/m.

Wah so fast save for reno? U plan for massive RM 200-300k reno ah? No worry, dont put too much FD so u will have more fund which make u do it. Still got more than 2 years time for ur unit to VP, so fast we already booked for more than a year dy.

BJ excitement is on planning stage, lets wait for the execution, the first transformation would be 2015 when LRT completed, more nice n new condo completed, more occupancy, proposed road done and etc. u just have to stay for 2-3 more years, by 2018-19, WCT Mall would be matured, Berjaya Mixed Dev would be matured and Jalil City should be 50% developed while interchanges and Pavilion 2 would be nearing completion.

Bro, don't have so much money for reno tats why must start saving now lor. Most likely just do minimum reno, big reno require lotsa money, planning and effort. Feeling old dy.....don't have so much energy to accomplish so much unlike before, when KR2 ready maybe I'll be walking with a tongkat. unsure.gif
