Yeah, it had been a sexcitement since the earlier announcement of more than 6 months ago.

If I can remember correctly, it comprises mass market shopping mall ( a very similar type and size with Paradigm Mall as well as the tenants ), service apartments, office blocks and linked with SOHO, shop-offices as well as, medium to higher end residential landed.

It will definitely hots up the area of Bkt Jalil / Bkt OUG / OUG / Sri Petaling / Kuchai Lama enclave once the development had reached it's 50% maturity. Earlier said, the shopping mall's schedule would be complete at the year of 2017.

And also, Jalil City's Aurora Place commercial hub was getting hot and will be another stage once Malton throw out their products end of this year onwards. The Phase 1 of the Jalil City by Ho Hup would be tentatively begins at 2015 and 20% of the whole development would be matured by 2017.

And, Berjaya Mixed Development is coming soon, tentatively July 2013.

Read some news about the z-residence area, apparently there are two murder cases around there and it involves some indians. I think the killers are staying around there.

The last time I went there there were still approx 5 units available
- 3 units of gardens at 1100+ sqft + 700sqft of garden RM545K after discount (1 of it which is close to the rubbish dump is cheaper by 10K)
- 2 units of second floor at 1275sqft RM600k after discount
- i unit at 20th floor 1400+ sqft RM700k after discount

I guess the developer is still holding a number of units. You can wait but I think it will be at a different price.

According to kpkt website, they still have 164 units unsold, out of a total of 720 units. (This is already a smaller figure compared to previous report of 255 units unsold ).

Do they really withhold so many units or it's just the kpkt website not updated ?

Not too sure bro. I don't believe the SA would be honest with me even if I ask. But when I mentioned that the developer hold some units, they just smile.

I guess they could have withheld many smaller built up units, to be sold at increased price later, to reap maximum profit.

After looking at the website which you provided, I found Kiara Residence II developer Kiara Resources Properties Sdn Bhd under blacklisted category.

Senarai Hitam Pemaju Gagal Membayar Kompaun

Not too sure if it is something for us to concern about.

IMHO, kpkt always outdated and slow.

40 units should be Dec 2012 status for KR1.

They sold 20+ during after CNY. To be exact, now should be around 16 units left, including those booking pending loan approval or S&P signing.

For KR2, more than 600+ owners had signed their S&P. i guess the number should be ard 50-60 units including new buyers. A lot buyers got loan rejected and cancelled but fill in immediately with new buyers, esp smallest size, the sticker never remove at all due to call in for waiting cheques and proceed straight away.

Remaining units ( un sticker) would be tough to sell based on the view n new revised price. While, I think I overheard about 20+ units with loan rejected status, dev not going to release now but later on with price increase. Possibility year end and leave some for next year, similar like KR1.
