if they have regular fogging and clean compound, i dont see any issue. You also can choose not to wait for the lift by climbing the stairs. Most important, lower floor lower price.

Is that area really worth to invest?

Seem like it Surrounded by High End landed and neighbour is low class flat.

Do you guys have any idea estimate how many K will earn from this investment? Roughly ~

I mean 3 years from now.

U cant denied that due to malaysia ruling for compliance of low and medium cost quota, u will easily noticed any low cost around. Why kota damansara hardly see low cost? because during the master planning of KD, they propose to government to built a KBU instead of low cost compliance as alternative. Politic and crony thing again.

if u choosy about the low or medium neigbourhood, dont have much choice in KV

for your info, this natur and window on the park nearby also imposed by 30% medium cost quota which selling price cannot more than rm100k. u will noticed then developer will ask u to sign on 2 S&P for basic + upgrade package. These developers are smart and they know how to make sure low income people dont come and jammed up the image of premium project. Got pros and cons. very subjective

I do not think that this apartment stands in front of the St Regis condos. I just love it and the Miami beach.

if not mistaken, u can check with the suria land development SA, i think the Suria Residence in Bandar Mahkota Cheras Block B also got such upgrade package.

这星期在tun hussien onn 开始有office了
但是没show unit
blok A 1樓或2樓剩下1-2間
blok c向西的就還有一點
但是我朋友早1個月給rm2k訂blok A時他們說剩下1間
現在又還有1-2間 也不知道到底有多少是真的賣了的

bear in mind, i think there are 2 blocks are belong to land owner. This is JV project, means less risk

Actually can wait for block b which is taken all by land owner.land owner already sell out all to public. Their ppl only write name no need deposit.maybe many lot will release when bank AP announced.

Becareful if buy for own stay, since there are many units belong to land lord , Normaly they will keep as many as can for renting out. End up this building will occupied by any type of residents . No different with low cost flat

All unit selling more than rm250k, general monthly installment excluded maintenance fee is more than rm1.2k a month. What kind of low income people can afford a rental than rm1.2k a month? Target tenant most will be for own stay and expatriate. Mat hitam student also hard to find in balakong.

Yup, those landlord will no need to pay installment anymore. Many houses which belong to landlord . They will simply rent out cheap and to any tenant regardless race and nationality
