You buy for own stay, so looking for superb quality in Pentas.
I am an investor, i look for affordable pricing with bigger rooms for appreciation + acceptable quality.

Also, i value security F&G more important than workmanship and u are the other way round. Thus different profiles (investors vs own stay) have different requirments.

As i said i am happy if INP make the next Semi D in AI at RM2mil.

Usually as rule of thumb, Semi D price shd be double than the link houses. Last launch Aquina's Type C price is around RM700K++, thus, Citrina's price from RM1.4mil++ just right.

For INP's AI, Pentas 3 is closed to RM1mil, so next Semi D if launched at RM2mil, it is just nice.

I'm kinda greedy that I value both quality and f&g. As an investor I'm sure you want both if given a choice... Of coz with right pricing.

Though everyone here say pentas is only guarded I'm quite convince that it will be fenced with guard house. Well I guess is the risk I'm willing to take. I do not want to compromise on safety too.

Do not want to get u wrong, in fact I'm very much with you that I hope both inp and ttdi will do well and complementing each other. Afterall we both r under one roof.

Yeah, I agree with jucl. By the end of the day, whatever affecting TTDI will affect I&P and vice versa. For instance, if lots of p.diddy and usher living in TTDI, people will talk about AI being a blackie place. I&P will surely be affected if this happens. So no p.diddy and usher in AI. smile.gif

On guard house and fence, hmmm. This one so many2 times already talk about it. Just see it soon with own eyes. smile.gif

Some precinct 1 earlier phases I noticed 90:10 ratio ... Pentas quite balance ...

not whole precinct 1 ratio is 90:10, I just check 1 of it launched in 2010 showed 90:10. You can go figure out yourself which way around ... it is accessible by public ...

A bit curious why Pentas 2 still have left over unit after > a year now since launching, and it is just 10% premium to Pentas 1 1st phase launching price. Pentas 3 I can understand as most units added another 10% on top of Pentas 2 prices.

I tot Pentas 2 same price with Pentas 3 in terms of psf?
Just that Pentas 3's BU is higher thus price is higher.
Inp shd quickly bring in commercial to spur the development

Developer used to start commercial when the occupancy rate for residential is adequate.

Commercial shophouse will take 3 years to complete.
It's the right time to do something already.

It's like chicken and eggs. U need commercial to draw in population. based on the example of Setia Alam. All medium of schools ( including tamil school) were built concurrently with the 1st batches of the houses delivered, plus the Eramas shophouses were there already, the same time houses were handovered.

Anyway Canting occupancy is still very low. Many unit still empty. Unlikely they will open anytime soon.

I have different opinion rgd the b/u declare for Pentas 3. Pentas 2 type A1 b/u should be bigger than pentas 3 type A2.

1) Both have similar width 25 ft.
2) Pentas 2 type A1 without courtyard with 60 ft length, while Pentas 3 type A2 only 55ft length.

Hence, I would said Pentas 2 type A1 at least 200sqft larger than Pentas 3 A2 in nett b/u. For Gross b/u I donn't think Pentas 3 type A2 can contriibute extra 200sqft++ to cover the nett lost. Perhaps developer use a difference metric to calculate b/u for pentas 3 and hope to justify for the price as buyer normally like to see price per square feet and dont really care what is the actual measurement.

Thou standard commercial S&P stated within 3 years, I guarantee they will always delivered merely around 24 months or less.
