For the past 30 years statistic, I'm afraid none of the properties price is continuous decreased for more than 2 years. The properties price keep on increasing until today.

While the worse case scenario was during 1997/1998z

The measurement sure will take step by step. And if BNM takes tighter implementation, the market surely collapse and banks found it hard to do business, esp mortgage or a collateral loan which is quite secured.

But I think DIBS is a good offer not only for investors cum speculators but also first time buyer. I dont agree the govn implement something may hit the first or second time buyer.

I think rebates are ok, bcz BNM cant control this marketing gimmicks by developer. Perhaps it should control the high selling price to reduce developer's effort for zero entry.
The dev selling price have to be approve by MOH, in order to reduce the risk of speculative.

To curb on DIBS now, I dont see it has any impact where the dev can proceed with ISS. But to control the ceiling price and the number of buying power will do. No point if the price keep increase and higher but needs to provide discount of 15-25%, where the younger one would be much tempted to buy without any sign of holding power and affordability.

Mine is pentas 1. This is regards to the 2nd year DIBS( if any):
1.my 1st drawdown from bank was on 5/7/12 & my next installment is due on 1/8/13. Is it time for i&p to pay the bank installment.

2.Is this procedure automatic or have to call bank/developer.I have called the bank & no one seems to know about this. For developer, no one is answering my calls (HQ & alam impian office)

can u taikors enlighten me on this.

1. Not sure, 1-4 supposed to be paid by you and 5-31 to be paid by inp. Not sure how it works in this case. Better if you are using flexi loan, just bank in the installment to avoid late charges in case you still cant get any answer from inp and your bank SA when the due date is near.

2. Citibank is automatic, actually i called citibank after the due date to double confirm just in case. I heard some bank like CIMB is not automatic.

I just hope that bnm can control the debt to net income ratio. Otherwise not sure what will happened if blr increased by 1 to 2 percent.

It could be a preparation if BLR could increase to 1% to 2%, but it takes years to have such effect, and if it do happened, the deposit market should be very strong and economy is a lot strengthen, and our properties price would be another scale. BNM can't suddenly increase by 1% at one shot, where 75% of the household loan payees would be terribly suffering.

With current debts and inflation, I feel BNM will take triple consideration to increase the BLR.

I much believe they going to reduce the BLR very soon.

thanks for ur response. heard from a staff in HQ the handing over of key for pentas 1is on 20/8/13.

It is impossible for anyone to give a date for handover keys without knowing when is the VP and CCC.

The one everywhere also got property is our president Mr amint. BMW is not sap sal sui la to me la. Annual insurance alone will kill me, not the maintenance and installment yet.
