Shouldn't the car park fee be going to the maintenance fund of the JMB/MC?

If it's going to the developer's pocket then one has the right to be very angry

car park in most condo now selling at rm30k per no

SDB is offering rm 18k but with recurring fee at rm35 per month

10 years rundown, 18k + ( rm35 x 12 x 10 ) = rm 22k < rm 30k
*
Those bought Block A that come with 2 parking lots, need to pay the same amount for each parking lot too.
So it's not like free 2 parking lots, more like paying rental monthly. Just that they claimed it as maintenance fees for parking lot. smile.gif

I think what pissed ppl off is they don't even know this beforehand.

yeah, the SA is smart, lump in all and tell me current is set as rm0.27 psft (unit rm 0.25 + car park rm 0.02), anyhow, i think rm 0.27psft also will be hard to sustain those greens in future. Landscaping cost is killing.

Greens above car park roof podium, hope they are using the best water proofing system like torch on membrane.

hi guys. Im a new guy in the block.  all said and done, i was captured by the concept, and quality of the finishing and decided to Book a unit in 'block c'  smile.gif  p/s - (SA confirmed that all material used in the show unit will be the same as in the block C unit   thumbup.gif

ive been following up on this thread and just read the comment on the additional carpark issue. Immediately called my SA  vmad.gif

My SA said she found out about this carpark charges few days after i signed the LO on (8/10/2012). She remembered answering "NO" to my question when i enquired as to whether there will be additional car park charges. hence i included the purchase for additional carpark lot and now after reading the comments, got me thinking twice....hmmmmm  hmm.gif  ...RM70/month on top of RM250++ maintenace etc charges. Was this deliberate? or simply to get buyers to signup with 8k booking fee without telling this hidden costs and possibility of deposit being forfeited of i opt out the purchase?  vmad.gif  vmad.gif  vmad.gif

i remembered the SA kept repeating that they spent (*or intend to spend) an additional Rm18mil to provide the additional car park to the owners and if i sign snp 'quick', i'd get the carpark at discount price of rm18k, but not once of this additional costs involved was mentioned.

funny thing was,
Q: i asked what does the maintenance charges cover? A: and SA replied..."common area".
Q: what is common area then i asked? A: SA replied....the parks, walkways etc.
Q:What about car park? A: SA replied...no. that i guess is separate because management (i,e, SDB head honco's) is discussing to impose the additional charges.

here's my big bang question....
Q: if the carpark is beneath the condo it self, and its not maintained because of lack of funds, would there be possible structural failure thereby causing the entire condo to collapse?
A: SA reply...*deafening silence*

anyway, im expecting to get a call from my SA on this issue. I guess they have been receiving calls from other buyers. BTW, i asked SA whether SDB did the same for their ameera project, and guess what...SA said 'NO'.

in short, the answer from the SA in the days  to come will effect my decision on this project. Maverick, count me in support if you wana give a piece of your mind to the developer.

some kind of a waterproof membrane which requires fire torch to soften the material and stick it perfectly on the surface before any cement rendering or protective screed over it. Apply to all rooftop car park where imposed with moving load

Sound like a premium materials.. I hope they only use the best materials not just for the units but common area as well, as what we paying, a big portion must goes to the common area.

haha, you are right, is premium, but if SDB choose to use like those cheap epoxy waterproofing or brush on type to reduce cost, no body knows. Water proofing always a major issue for any highrise building and basement too.

Not that case, what I heard, RM0.25/sf + 10% sinking fund 0.025 = RM0.275, and RM35 / parking lot.
Should say like RM0.33/sf inclusive 10% sinking fund, etc if they want to lump in all. smile.gif

I heard from the SA, panel bankers available are MBB, CIMB, RHB, Hong Leong and MBSB.
PB still under nego. Never know there is OCBC though.
But the more choices the better!

In case, you can't get a loan you can try other banks.
They will only refund the RM8K if you get rejected by 3 banks at least.

Dear all.
I am new here but have been following this thread on WOTP. I paid booking fee last Saturday 13th Oct for Type 3. I have visited the show gallery numerous times and have been dealing with the sales exec. I have inquired on numerous occasions on the price, maintenance fee, discounts and rebates involved and not forgetting any hidden cost involved that i should know. My final questions were: how much is the maintenance fee and how many parking should i get? The SA told me that it would be 0.25% cents per sg ft + 10% sinking fee and that ill be getting 3 carparks. I was elated. NO MENTION ON CARPARK MAINTENANCE FEE. I made my final decision to go ahead and purchase.

I only came to know of carpark fee after reading this thread on the following Monday 15th Oct.

Immediately called the SA and was told it would be 35 bucks per carpark with 10% sinking fee. I'm given 3 carpark bays so thats RM 105 per month! I cant choose to have only 1 or 2. I met the manager the same evening and he consoled me by saying all SDB properties are like that and now its a common thing among high end condos. He diverted my concern by saying it''ll be a good investment later on, price will increase by VP and that SDB takes care of their purchasers very well and can help with subsale etc. He managed to somewhat calm me down.

Woke up today, STILL very much bothered by the carpark fees again. Why?

1) I feel cheated. I feel that they didnt disclose this piece of info on purpose.
2) The reason they gave that its a common practice for SDB is VERY UNJUSTIFIED not to mention LAME. This is the first time i am buying their property.
3) Maintenance fees ALWAYS have a chance to increase later on. I have lived in condo throughout my life. And now i have carpark fees to deal with? Its unsettling.
4) Its not so much of paying RM 105 each month (as compared to the price of the property), its a matter of PRINCIPAL. These things should be disclosed to buyers.
5) I know i will have difficulties to sell the property later. Potential buyers will be put off the same way i''m put off right now. Thus it is a NEGATIVE property investment.

Im glad i came across this forum through my research because i would not have known till today.

Im asking all of you who have paid the booking to not sign the S&P and WRITE IN A LETTER so they know you are serious and we can all get full refund of the booking fee should we decide not to proceed with the purchase.
