BTW, i asked SA whether SDB did the same for their ameera project, and guess what...SA said 'NO'. in short, the answer from the SA in the days to come will effect my decision on this project. Dear all.
I am new here but have been following this thread on WOTP. I paid booking fee last Saturday 13th Oct for Type 3. I have visited the show gallery numerous times and have been dealing with the sales exec. I have inquired on numerous occasions on the price, maintenance fee, discounts and rebates involved and not forgetting any hidden cost involved that i should know. My final questions were: how much is the maintenance fee and how many parking should i get? The SA told me that it would be 0.25% cents per sg ft + 10% sinking fee and that ill be getting 3 carparks. I was elated. NO MENTION ON CARPARK MAINTENANCE FEE. I made my final decision to go ahead and purchase. I only came to know of carpark fee after reading this thread on the following Monday 15th Oct. Immediately called the SA and was told it would be 35 bucks per carpark with 10% sinking fee. I'm given 3 carpark bays so thats RM 105 per month! I cant choose to have only 1 or 2. I met the manager the same evening and he consoled me by saying all SDB properties are like that and now its a common thing among high end condos. He diverted my concern by saying it''ll be a good investment later on, price will increase by VP and that SDB takes care of their purchasers very well and can help with subsale etc. He managed to somewhat calm me down. Woke up today, STILL very much bothered by the carpark fees again. Why? 1) I feel cheated. I feel that they didnt disclose this piece of info on purpose. 2) The reason they gave that its a common practice for SDB is VERY UNJUSTIFIED not to mention LAME. This is the first time i am buying their property. 3) Maintenance fees ALWAYS have a chance to increase later on. I have lived in condo throughout my life. And now i have carpark fees to deal with? Its unsettling. 4) Its not so much of paying RM 105 each month (as compared to the price of the property), its a matter of PRINCIPAL. These things should be disclosed to buyers. 5) I know i will have difficulties to sell the property later. Potential buyers will be put off the same way i''m put off right now. Thus it is a NEGATIVE property investment. Im glad i came across this forum through my research because i would not have known till today. Im asking all of you who have paid the booking to not sign the S&P and WRITE IN A LETTER so they know you are serious and we can all get full refund of the booking fee should we decide not to proceed with the purchase. |
