I wonder why there is RM35/mth for each car park on top of the usual maintenance fee (0.275/sf, inclusive 10% sinking fund).

The SA said it's maintenance fee for the parking lot and it's a standard practice for all SDB's condos. hmm.gif

It's like paying rental instead of getting 2 free parking lots come with the unit 1684sf as told. sweat.gif

So no idea on the details of the S&P yet.

Yup, it's 0.25/sf, and extra 10% for sinking fund, Actual = 0.25 + 0.025 = 0.275 in total.
It's a standard practice for some/most condos/apartments.

Anyone mind to share the details of S&P, whether car park allocation/purchase being listed?

I almost forgot about the Specifications, need to take a look of it in details before pull the trigger.

Ya, it's weird we need to pay maintenance for each parking lot.
This is also the 1st time I heard abt this. biggrin.gif
I asked what to maintain, the SA said like lighting then can't give more details/examples and said it's a standard practice for all SDB's condos! tongue.gif

Probably if anyone go to the showroom or gonna sign S&P, remember to confirm on this again. smile.gif

Those bought Block A that come with 2 parking lots, need to pay the same amount for each parking lot too.
So it's not like free 2 parking lots, more like paying rental monthly. Just that they claimed it as maintenance fees for parking lot. smile.gif

I think what pissed ppl off is they don't even know this beforehand.

Should say like RM0.33/sf inclusive 10% sinking fund, etc if they want to lump in all. smile.gif

OCBC just joined as panel bankers?
I heard from the SA, panel bankers available are MBB, CIMB, RHB, Hong Leong and MBSB.
PB still under nego. Never know there is OCBC though.
But the more choices the better!

In case, you can't get a loan you can try other banks.
They will only refund the RM8K if you get rejected by 3 banks at least.

MBSB = Malaysia Building Society Bhd
According to SA, those can't get the loan from usual banks like MBB, CIMB, etc.
it's easier to get loan from MBSB but with higher interest rate. smile.gif

I wonder what are the justifications by the upper management when they initially impose RM35/parking lot?

Low density means less people to pay more money.

If the extra money is intended to supplement the deficit of the maintenance fees, mean maybe it's merely enough
or not enough on the maintenance fees solely to cover the maintenance cost the condo.

In long run, the conditions of the condo may be degraded due to insufficient funds collected.

Unless the car park fees are collected as profits.

I prefer some reading next to a fire place or at the pool....(lazy bum lifestyle)

There is no access cards required for the facilities.  Once you passed the guardhouse, you can walk into the park, pool and gym with no further "hinderance"?
Sometimes I'm thinking the upper management and the sales team got communication issue on the RM35/month per car park.
Seems like until now different SA is telling different story that confuse ppl. rclxub.gif

Better confirm again before you paid the deposit and sign the SPA if this is your concern. smile.gif

Aug end soon. Sep to Dec '13 - 4 mths, 2014 - 12 mths, 2015 - 12 mths. Should be more than 16 mths right??

Because in contract stated 36 mths if not mistaken, if deliver in April-Jun 2016 later those signed early eg. before April 2013 will over 36 mths.
