Average close to RM550 psf after 10% discount!!
For investment, 916 sq ft all in one block of 15 stories, only one side facing a small park (vs the big park on the other side) and some part facing the sharp edge of the 33 storey block. The other side facing a medium cost apartment! Really discrimination of poorer purchasers (even when they are investing RM500K! No go lah... |

QUOTE(1282009 @ Sep 1 2012, 07:39 PM) WOTP is 540 units on 8.9 acres so per acre density is 60.7 unitsI took the 53,274 sq meter for Phase 1 of Foresta (as per S&P) and that's convert to 13.2 acres. 928 units over 13.2 acres is 70.3 units. Not sure is the above correct, if yes, the density for WOTP is lower by 10 units per acre... WOTP has 4.2 acres of park on 8.9 acres of land so community space is 47%. Aragreens has 4.76 acres of community space on 7.5 acres of land and at 63% they claim to have the highest ratio of community space in the market. I wonder does my computation above make sense?? |

QUOTE(maverickzack @ Sep 3 2012, 03:51 PM) Wow, aragreens is huge! 1.4km running path, thats sexy! Completion should be 2015 as well. Think their psf price is much higher at about RM700...When is the completion date? Any how idea how much per unit for the size in between 1500 - 1800 sqft, if they have any? So far launched 3 out of 6 blocks. Total 700 units, so surely still have... |

Something uncommon for other new launch project. Does it mean that the banks felt that the price is overvalued?

Shouldn't the car park fee be going to the maintenance fund of the JMB/MC?
If it's going to the developer's pocket then one has the right to be very angry |

QUOTE(peri peri @ Oct 18 2012, 08:53 AM) take a look at the pic below. STP = sewerage treatment plant. partly exposed, sometime emit bad odur. Same like the one with JJ Cheras Selatan when u drive up the ramp which attached with building. Sometime very very smelly due to overusage or pumps breakdown From the master plan above, is this the best approach for the developer to maximise the number of units? MTP = mechanical treatment plant. Class 1 and buried. Do u ever wonder why WOTP never brief u all about this. Ever wonder why such a big land but left empty without facilities? Hazard? Im not sure, im not specialist. I noticed the sales gallery is on it now. ![]() Better check with ur SA about this. Added on October 18, 2012, 8:58 am on submission to authority yes, but developer will ask buyers to sign additional agreement as upgrade package. If the developer have valid reason not to provide the said medium cost quota, they can opt to pay back compensate to government for offset. Said, 500 unit x 30% quota x rm90,000 (capped price) = RM 13.5 MILLION Hence, wang senang senang masuk ke government. Then, developer can sell all as premium officially No offence to anyone but for Block C seems to have several disadvantage 1. 3A - 09 no view of park & face another apartment and now got STP 2. 01 - 03 have "pointed edge" from Block A which is not really in line with their good feng shi concept 3. 10 - 11 next to MTP 4. Risk of selling in future due to 2 SPA Best part is psf selling price not significantly different from Block A |

From my experience with developers, profit comes first, so long as the additional fung shui work will not incur high cost that erode the margin then sure, otherwise $$$ still come first

QUOTE(WilberSc @ Oct 23 2012, 05:54 PM) Ya, there are 2 options as per you said. SDB is creating more confusion to the purchasers after the huha on the carpark maintenance fee...right?But are you sure?:- Option 1: RM18k for add into selling price (tandem car park. 10% pay by cash, balance by loan) Option 2: RM13k for pay in cash (10% upon sign SPA & bal. upon completion, not tandem car park) Then a bit weird, if choose for option 1, pay more, but tandem (although is add in loan together) but still pay. What are the both different beside 1 can add into loan and 1 need to pay in cash upon completion? You have check with your SA? So you signed your SNP already? Is it because only pay RM8,000 upon signing SPA n hence the developer want to collect even small money like RM13k so that they would need less funding to start the ocnstruction? |

QUOTE(WilberSc @ Nov 2 2012, 04:43 PM) Is it free? Only for WTOP resident or all residents surronded nearby? Where do you grab this info? If really, then it will save a lots transportation issue. I think exlusive should be exclusively for WOTP residents*Exclusive shuttle service from Windows On The Park to the upcoming Bandar Tun Hussein Onn MRT Station will be provided for the residents upon completion Key point is timetable of the shuttle, how frequent? QUOTE(HELLO HELLO @ Jul 5 2013, 02:04 PM) Nowaday hard to find any real landed garden within the condo. Seri Riana by IJM also come with 2.8 acres parklandlike vina, foresta many others new condos all finished up the land they have to build for multilevel car parks. only left enough land for car goes around. not sure about CloudTree will be like that or not. Wonder how vina can build a forest above the car park. Foresta no more real land within their condo area only left the reserved forest land outside the condo. only WOTP have reserved the real land (except the garden beside the swimming pool area) which the trees and garden can touch the real land not the land above car park. Aragreens by HSC also come with 4.8 acres of green All on ground level, no cars... |

QUOTE(calvin989898 @ Jul 8 2013, 01:45 PM) As brief by SDB specialist during the presentation, the 'V' orientation will have several benefits: Dear all1) It was position such a way that we do not get direct sunlight, but not totally NO sunlight. With this, we can save on the electricity bills by make use of the natural lights. On the other hand, the usage of the air cond will be lower since we do not get direct sunlight, cooling down will be much efficient 2) The 'V" shape also improve overall ventilation by distance the units away 3) It also improve on privacy since they have calculated certain units will only be facing certain view. No intention to hijack WOTP thread at all but just to share for another green project, they have this design report on their website and it's detailed enough to explain on the design features. SDB should get the architect to produce something similar This post has been edited by CMW123: Jul 8 2013, 03:20 PM Attached File(s)
