Average close to RM550 psf after 10% discount!!

For investment, 916 sq ft all in one block of 15 stories, only one side facing a small park (vs the big park on the other side) and some part facing the sharp edge of the 33 storey block. The other side facing a medium cost apartment!

Really discrimination of poorer purchasers (even when they are investing RM500K!

No go lah...

WOTP is 540 units on 8.9 acres so per acre density is 60.7 units

I took the 53,274 sq meter for Phase 1 of Foresta (as per S&P) and that's convert to 13.2 acres. 928 units over 13.2 acres is 70.3 units.

Not sure is the above correct, if yes, the density for WOTP is lower by 10 units per acre...

WOTP has 4.2 acres of park on 8.9 acres of land so community space is 47%. Aragreens has 4.76 acres of community space on 7.5 acres of land and at 63% they claim to have the highest ratio of community space in the market.

I wonder does my computation above make sense??

Completion should be 2015 as well. Think their psf price is much higher at about RM700...

So far launched 3 out of 6 blocks. Total 700 units, so surely still have...

Shouldn't the car park fee be going to the maintenance fund of the JMB/MC?

If it's going to the developer's pocket then one has the right to be very angry

on submission to authority yes, but developer will ask buyers to sign additional agreement as upgrade package.

If the developer have valid reason not to provide the said medium cost quota, they can opt to pay back compensate to government for offset.

Said, 500 unit x 30% quota x rm90,000 (capped price) = RM 13.5 MILLION

Hence, wang senang senang masuk ke government.

Then, developer can sell all as premium officially

From the master plan above, is this the best approach for the developer to maximise the number of units?

No offence to anyone but for Block C seems to have several disadvantage

1. 3A - 09 no view of park & face another apartment and now got STP
2. 01 - 03 have "pointed edge" from Block A which is not really in line with their good feng shi concept
3. 10 - 11 next to MTP
4. Risk of selling in future due to 2 SPA

Best part is psf selling price not significantly different from Block A

From my experience with developers, profit comes first, so long as the additional fung shui work will not incur high cost that erode the margin then sure, otherwise $$$ still come first tongue.gif

SDB is creating more confusion to the purchasers after the huha on the carpark maintenance fee...right?

Is it because only pay RM8,000 upon signing SPA n hence the developer want to collect even small money like RM13k so that they would need less funding to start the ocnstruction?

No intention to hijack WOTP thread at all but just to share for another green project, they have this design report on their website and it's detailed enough to explain on the design features.

SDB should get the architect to produce something similar

yes, that is much more option our there with bigger layout with this price tag.
but i look at overall development. the big idea. icon_idea.gif
other place may have bigger sqf but doesn't come with good concept or the concept is not up to standard. Big no no for me.

i got it around rm480k+ after many discounts and come with 2 car parks. so i quite happy. biggrin.gif
why need maid? exercise a bit lar. place not very big also and just nice.
