yesterday visited the sales galler, 900ft2++ still got 20% left. But 1 car park turn me off.

instead of using conventional hydraulic drop hammer, less vibration, less broken piles and less deviation.

36 storey building like this still can go for spun piles or rc square piles

But bored piles still the best solution for high rise at higher cost

u can goggle taman sutera residence. never heard of the developer before. Overall facade look modern but utilities planning is sub par and workmanship is ok ok only.

Whoever bought this Sutera Apartment, should have made some money. If I'm not mistaken, its pretty cheap about 150K.

medium cost quota compliance 30% of the whole development for taman suter residence where price is capped max for less than rm100k. If selling above at rm150k, the developer must have tweak the snp with upgrade package to maneuver the requirement.

ive been following up on this thread and just read the comment on the additional carpark issue. Immediately called my SA vmad.gif

My SA said she found out about this carpark charges few days after i signed the LO on (8/10/2012). She remembered answering "NO" to my question when i enquired as to whether there will be additional car park charges. hence i included the purchase for additional carpark lot and now after reading the comments, got me thinking twice....hmmmmm hmm.gif ...RM70/month on top of RM250++ maintenace etc charges. Was this deliberate? or simply to get buyers to signup with 8k booking fee without telling this hidden costs and possibility of deposit being forfeited of i opt out the purchase? vmad.gif vmad.gif vmad.gif

i remembered the SA kept repeating that they spent (*or intend to spend) an additional Rm18mil to provide the additional car park to the owners and if i sign snp 'quick', i'd get the carpark at discount price of rm18k, but not once of this additional costs involved was mentioned.

funny thing was,
Q: i asked what does the maintenance charges cover? A: and SA replied..."common area".
Q: what is common area then i asked? A: SA replied....the parks, walkways etc.
Q:What about car park? A: SA replied...no. that i guess is separate because management (i,e, SDB head honco's) is discussing to impose the additional charges.

here's my big bang question....
Q: if the carpark is beneath the condo it self, and its not maintained because of lack of funds, would there be possible structural failure thereby causing the entire condo to collapse?
A: SA reply...*deafening silence*

anyway, im expecting to get a call from my SA on this issue. I guess they have been receiving calls from other buyers. BTW, i asked SA whether SDB did the same for their ameera project, and guess what...SA said 'NO'.

in short, the answer from the SA in the days to come will effect my decision on this project. Maverick, count me in support if you wana give a piece of your mind to the developer.

car park in most condo now selling at rm30k per no

SDB is offering rm 18k but with recurring fee at rm35 per month

10 years rundown, 18k + ( rm35 x 12 x 10 ) = rm 22k < rm 30k
