Different crowd lah, Vina nearby got a lot of low to medium cost flats / housing, whereas WOTP semi dees and bungalows with the exception of one existing block of medium cost flats.

I think better setting also compared to those two. icon_rolleyes.gif

Its the same, WOTP 4 acres of park too, olympic size pool too. I rather it be a park than a forest, want a real forest? Go Nuang, not that far away.
This Vina is gonna be like SOHO type, Mitraland can't compare with SDB.

Planning to purchase a house for the first time within these couple of months. However, I am still not clear of some matters:

1. Is there much different to apply loan from different banks? (As in price wise.)

2. In what aspects will we tell if one is better than another?

3. Should we get pre approved from banks for loan before deciding on a purchase? Is it important? (If yes, do all banks provide preapproval? recommendation of bank(s) please)
*
All banks offer BLR between -2.4 to -2.45 but different banks different rules & requirements, below are what I found out:
- Hong Leong max loan period 30 years, other mostly until 40 years.
- CIMB offer only 90% of your 90% after discounted purchase price
- UOB does not offer Flexi - loan
- HSBC requirement pretty high
- Maybank, heard will be hard for you to do refinance or when you wanna sell it in the future

Book a unit first, if loan doesn't approve, you need to get a letter from 3 banks in order to get back your RM8k, -Rm500 booking fee.
Usually will takes about 1 week time, less or more for bank to approve.

;-) Hope that helps.

Just updated for the latest sales on WOTP from ehome.kpkt.gov website.

http://ehome.kpkt.gov.my/ehome_apps/LaporanJualRumah.cfm?PROJ_PMJU_KOD=9500&PROJ_KOD_FASA=4&Nama_Pemaju=SDB PROPERTIES SDN BHD&Negeri=14&PMJU_KOD=9500&PROJ_NAMA=SDB PROPERTIES SDN.BHD.

A bit different from what heard from developer sales gallery. Maybe some loan not yet approve...?Or not yet submit the latest sales unit to the webmaster from ehome.kpkt.gov. blink.gif

Ya, should be. As we know, here is MALAYSIA.... Actually quite disappointed to after service of some the developer SA, never keep the promised to customer when customer ask for update. Always need to wait customer call and call them again to ask for update. Don't forget, we are customer after all. Nowadays service attitude like that really poor.
