Honestly I don't blame them if it's the local authority to instruct them to change the layout as they showed me the initial sketch that they submitted for approval. But I'm damn pissed off that they kept quiet about the changes without taking any initiative to inform the buyers and no solution taken to the affected buyer.

Price wise it is very cheap for those who bought it earlier with good security  (they confirmed access card needed for security guard, lift lobby, parking entrance and in the lift where each floor is designated level to your unit, intercom system) and they even told me there will be panic button in the parking lot.

But bad thing is this developer is not those big reputable developer and one bad thing about the car park is all car park is front and back carpark. A bit inconvenient

So mine unit is typr B (1076sq),i suppose it wont be any change lo.

So inside S&P it mention all this security system????

Car park design front n back is really a bad news!!!!2molo i will go lawyer firm take the S&P n back home see see.....

Exactly, the whole layout is different and I lost an utility room and 3rd bathroom

This is very bad actually... i can feel your frustration even... it about +-10% smaller than your initial layout... they really should decrease or rebate the price for you... let us know how the meeting goes...

WiLyi... didn't yur SA inform you abt the reduction? I booked mine later.. and the SA told me specifically there are some changes in the layout...

S&P.. is the legal binding document btw developer n buyers... and terms n conditions might be varied until you hav signed it.
Hope you price will be revised...

As sad as it is... if one cancel their unit... they will juz we sell it of at a better price.. there will always an interested buyer. The last I checked they already sold 70% now... and they are in a very good position now... in terms of revenue

I believe my SA is no longer with the company. Even the previous sales manager Tonnie is no longer there. They keep changing people. I do aware that there might be some changes since there is no AP when I booked the unit last year but I don't expect such a big changes. And what I'm really frustrated is the company didn't even inform those affected buyers before SPA signing and they don't even have a solution yet on how to handle such issue.

The office told me they will call me tomorrow on their final verdict. But honestly I really doubt if they would fully revise the unit price. Based on how they handle things I really got no confident in their integrity. I'm still looking for some other property but all are so expensive now.

I'm wonder are they purposely do this to make all the old buyers to cancel their booking so that they can resell in current market "higher" price.
Damn... Shrinking the size and the lease year issue is really a BIG issue, we should all voice up to them!!!
We have to check the document carefully before signing, what else are missing/ shrinking~~~

I didn't get to read finish the whole SnP and also the lease year. My sis is a lawyer and she mentioned we can bring the whole SnP home to read first or ask the lawyer to email us the PDF copy and we can take our time to read about it. My sis also advice to check on the late payment if the project is delayed as her firm has a client where they refuse to pay late payment to the buyers by saying the buyers didn't pay any down payment (where it is a rebate from the developer initially). So all this thing better beware.

Just get my quotation from the lawyer firm (the one in Jln P.Ramlee),
wonder why there are so many extra charges such as Deed of Assignment, Power of Attorney, Statutory Declaration owner occupied, 6% GST????

and also travelling expenses charge me RM300, photostating/printing charge me RM200....which make my total charge become RM7.6k+

Guys, anyone can explain why they can simply charge us so many things?
can we bargain?

I would really urge those affected buyers to make noise to the office. They really need to do something about it and not just sit on it.

I think he read wrongly ba as the SNP is stated in square meter, not square feet.

And there the available units now are 855st, 943sf, 1076sf, and 1208sf. So I don't think there is any 997sf unit

I think someone posted the schedule for legal fees few pages back, you may refer that to check on your legal fees and also stamp duty, then the rest of travelling and printing charge is inevitable according to my sis.

I haven't even sign the SNP so I didn't bargain it yet, wait till the developer come back to me tomorrow on how to settle my case

You can check in this website http://lowpartners.com/calculator.php. Did you ask the lawyer to give you a breakdown of all the charges?

But I think my legal fees 8k is quite high, should be around 6k plus

Any mistake? On Masteron website, the units are as per below:

5 Design of Units
Type A1 = 925 Sq.ft (30 units)
Type A2 = 1,098 Sq.ft -Corner (60 units)
Type A3 = 893 Sq.ft ( 15 units)
Type B = 1,076 Sq.ft ( 300 units)
Type C = 1,345 Sq.ft ( 14 units)

Forget about their website, they didn't even manage it or update it. You can check iproperty or http://www.bukit-puchong.com/new-developme...dences-puchong/

At least all this is tally with what I saw at the sales gallery with all the latest unit layouts
