Take an example... someone promoted the property at 1098 sqf but end up you got it at 1085sqf? how u feel? Cheated? Look at the 1st page... 2096 this leasehold unit expired date!!! how much left? 2096 - 2014 ...after 3 to 4year build.... left 80year.... (When we hold the key that time already 80+- year) How u guys want to take?


PS: i wait Ms Lim and Lawyer firm get back to me... for the sqf issue... and the leasehold year... u guys need to voice up!

Initially I was not believed, WHY Developer is  so kind to pay RM1.9 m!! After arguing , they shown  to me the evidence  as attached.  I also checked with my[attachmentid=3751151] friend whom are working in the legal firm and CONFIRMED what they said is correct.

I think this is a Good News for the D'aman buyers! This  is worthwhile to wait for a year  to exchange  additional  16 years lease la........ . 

So dun worry, let's start to celebrate our Christams... Ho ho.. ho... biggrin.gif  biggrin.gif

This is the excuse of delay that I get from developer last time. Will call to ask again and post if any news. Let us voice up together, this is a very critical issue.

I was told by developer that it is compulsory to use their panel lawyer for loan agreement if i want my snp foc …

If i assign my own lawyer for loan doc Only, developer will incur all cost on me for snp documentation, is it true got such thing?

they have negotiated bulk discount with their lawyer ... that is the only way to "absorb" lawyer fees.

you bring in your own lawyer ... will your lawyer accept the bulk discount rate ? their are not going to pay your normal lawyer rate.
so you pay on your own is the conclusion if you don't used their.

i think we really need clarification on this as well... i was also told that they will renew to 99 years before completion...

anyone knows now that Calisa N is VP, how many years left for them?

I spoken to them regarding on why the unit size has been shrink and they replied that it is because the local authority doesn't approve on their initial layout and instructed them to change it. As far as I know the affected unit is type A2 and type C where each was smaller by 13sf and 138sf respectively. And the worst thing is they didn't even update their website about the new layout. mad.gif

I was damn pissed off on this and asked them why we was not being informed as the new layout was gotten approval since December 2013 but they simply push it to the sales team or the lawyer. I requested them to reduce the price of my unit and they said they will discuss about it this week when all the bosses are back and will come back to me by this week.

Really unsatisfied with them on this matter and I'm still thinking if I wanted to cancel the booking. I don't know about the balance of the lease year though as I was too frustrated last week when dealing with them.

We know when we read the SPA. Even iproperty also updated the floor plan.

They didn't say anything until we read the SPA. Spoken to the project manager and she said so far no adjustment on the pricing but I shoot them an email and follow up with Ms. Lim said they will have a meeting this week and look into this matter. But I really doubt if they are going to reduce the price. As far as I know typc C I'm the only buyer and there are some type A2 owners affected too

138 square feet is very significant.
The developer should at least inform those affected instead of keep silent and expect them to sign the agreement blindly.

Honestly I don't blame them if it's the local authority to instruct them to change the layout as they showed me the initial sketch that they submitted for approval. But I'm damn pissed off that they kept quiet about the changes without taking any initiative to inform the buyers and no solution taken to the affected buyer.

Price wise it is very cheap for those who bought it earlier with good security (they confirmed access card needed for security guard, lift lobby, parking entrance and in the lift where each floor is designated level to your unit, intercom system) and they even told me there will be panic button in the parking lot.

But bad thing is this developer is not those big reputable developer and one bad thing about the car park is all car park is front and back carpark. A bit inconvenient

Yeah, but I saw in SNP there will a point for intercom system, the rest I didn't read finish as I didn't sign in the first place before they settle my dispute.

If not because of pricing issue, I definitely will cabut and cancel the booking early. Now let wait and see what solution they will give for my unit. I urge other affected users to make noise to the person inc-charged.
