I believe mine will be sightly expensive because legal fees is based on your house unit price. My unit is type C, 1346 sf and my unit price is about RM528k before the 10% discount.

If you are getting the standard unit 1076sf, I believe the legal fees should be lower. According to the lawyer, no other charges wor.

Ok looking at your unit price then obviously your legal fee would be higher . Mine about 65k lower then yours ... so i guess should be 1k lesser maybe . Have to wait to know haha ....

legal fees is not based on your loan amount, but according to your original selling price, aka before the 10% discount

But the time i book my unit the sales person say can bargain with the lawyer if that 1 is ur first property...8k+ really a huge amount for me....

I thought the amount for the Loan Agreement( Legal Fee & Stamp Duty) is to be paid to the Lawyer , so how are you going to include it into your loan ? O_o

I think this will help .


Costs related to Loan Agreement (Legal Fees + Stamp Duty)

a. Legal Fees

Purchase Price Charge
First 150,000 ->1.000% (subject to a minimum fee of RM300)
Next 850,000 ->0.700%
Next 2,000,000 ->0.600%
Next 2,000,000 ->0.500%
Next 2,500,000 ->0.400%
Remainder ->0.300%


b. Stamp Duty

Loan Amount Charge
Any Amount 0.500%

Not sure if its updated or not , but it claims to be .

I thought for SNP, the lawyer firm will claim from developer, while for loan agreement they will claim from bank. Isn't it~? I'm first home buyer, not sure~

Best practice is to hav 2 different lawyer represent developer n bank respectively. We are required to pay for the bank's legal & stamp...

I thought the SNP signing and Loan Agreement signing is separate?
and the SNP legal fee should be FOC, what we need to pay is only stamp duty for SNP and stamp duty + legal fee for Loan Agreement right?
correct me if I am wrong.

and while sign the SNP, how much should we pay?

Received a call from lawyer firm at Jln P.Ramlee to go signing the SNP.For the Loan agreement it cost me RM8035!!!!Any 1 sign the agreement oledi??can we bargain???can i cancel this????

I thought the legal fees on loan agreement has been included into the mortgage loan.

anyway, pls bargain and fight for lower.

think its still quite high even with stamp duty... unless your house price more than 600k... but i dont think anyone's house price is beyond 600k right?

if house price 600k
150,000 x 1% = 1,500 (LA - 1st 150k)
450,000 x 0.7% = 3,150 (LA - remaining)
600,000 x 0.5% = 3,000 (stamp duty)
total = 7,650

My loan amount is RM420000 (House and MRTA)
I'm not sure what is my unit price before discount but mine is 1076sf at 8th floor.According to my banker she say the loan agreement fees is 2% from our loan amount,and we only bargain for the stamp duty since this is my 1st property....
