Same here, letter dated 2014-07-18 but letter sent on 2014-07-27 and stated to be settled within 14 days from 2014-07-18 and I only received the letter on 2014-07-30. shakehead.gif

August 2014 not more progressing interest, you need to serve yr first loan installment which is due before 1 Sept.

Made payment for miscellaneous chaarge yesterday and called to make appointment to collect key just now..

This weekend and next weekend fully booked, earliest available time is weekday, next friday

But yet to arrange cheque for August DIBS. mad.gif

Actually somebody else took that pic for me and put my watermark for me as well. hehe. should thank her. But Elements@Ampang is quite pretty and luxurious already. No need to work so hard to get good photos too. hehe

Just that some facilities not fully completed especially the rooftop garden. I cant wait for that.

Technically any bank charge before full disbursement (which will only happen after VP) is considered progressive payment hence covered under DIBS right?

If the developer manage to get away then is a daylight extortion

I don't have the spa with me now so can't check but I don't recall anything explicitly mention on dibs in the spa

my understanding is as long as the monthly payment solely due to interest only (does not touch the principal amount) then developer should settle. Our total loan with bank should be limited to the amount stated in the LO.
Anyway
Give chance to developer until end of the month la I think they will settle.

yes ..technically yes ... but every time from my experience there will be interest charges b4 you get the key ...

Perhaps late disbursement interest charge or "penalty" which the buyers must bear ....... don't matter dibs or non .

late then buyers must pay bunga despite you can't control or don't know y late payment ! LOL

then you have to appeal to get some "discount "

Agent said Arte is only RM800psf+ now. So it is challenging if wan to sell Ampang elements at RM1100psf.

what say u all ?

i think the agent must be from arte. i still think rm1000psf is possible for elements since arte is leasehold while element is freehold and mcity is circa rm1200psf.

Probably the agent just trying to nego the max commission 3%.. Normally how much commission u pay amint bro? Actually I memang prepared to pay 3% alr but my another Fren told me if property price is high can nego a bit. Market rate is 2-3%.

i went to arte+ booth at The curve. their current on- going promotion are 13% discount from the list price. estimated price /unit is RM 900/sf. NO DIBS. RM 5000 deposit- refundable if loan is rejected by bank. Yes, they r so confidence to say the futuristic design of arte+ is achievable based on their record of Oasis@ Penang. however, their selling point are private lift, fantasy garden- which im not attracted, cloud podium- where design is similar to cinderella shoes, and again- is an iconic and not a facility- how many times will u go to touch/visit it if u were residents?, lastly where is the security in the apartment? dont they take that as a concern and just concentrate of the futuristic design?
The S.A compared their price with mCity, mSuites, and KLCC apartment, but not Elements because they said Elements is a medium cost and not suit to compare with their luxury Arte+. doh.gif
