Mayland & L&G just announced to develop a land of 22934 sq.m., which is adjoining to The Elements to develop 4 blocks of 45 & 47 storey of serviced apartment. The new development has GDV of 736 millions with 1216 units vs The Elements, GDV=760 millions (this is launching value) with 1040 units. Based on lay man calculation, the new development has a more cheaper price per unit.
With flowing of supply included M-Suites, M-City, The Elements, This one, Artes, 3 Towers plus some more, approaching 10,000 of supply. They're really heating up this place. How about demands? Does this area got so many tenants? With the government new rule, flipping to get easy money is not encourage and will definitely not be easy as before. If it's still fliptable, then govt. will think of new rule untill it is not.

Commercial leasehold land expiring on 2094, still got 81 years of unexpired term. Land aquisition is only expected to be done during Q1 of 2014. This project is located north of The Elements, so they can still sell their KLCC view plus roof top garden idea untill a new dev block their view again in the future, but they already pocketed the money, isn't it? So, The Elements now being facing Arts from West (blocking its KLCC view), GCB from East, M-City from South, this new dev from North, pretty safe in the middle, isn't?

For this project, no matter how early was their purchased date, the increase was really mild. If you're buy it for flip, then chances is little. If you're buy it for long run, then the winning is at your side. Prime area with freehold title is really hard to find like this one. L&G new project is a leasehold project. If you had done your homework, you must knew most of this project's unit was 1 bed or studio. 2 bedrooms & up are minority, so your competition is actually less compared to small unit. Let say your holding cost is RM3600 (loan+mtn fee), you rent it out at 2500, then your holding cost or I call it opportunity cost is only RM1100 per month. With this rental tag, people will surely run to you, you can also burn those so call early early birds buyers. After few years time, with GST, subsidies cuts, inflation surely shoot to the sky (you must have faith on Ah Jib kor), your unit will easily pass the million mark, those same size units at M-City already achieved it. Property is alway the best tool to hedge against inflation. If I were you, I will quickly sign it with a smile and have sweet dream every night. If you're worry so much, then push it off, then put your monies in bank, then inflation will act as a rat, eating out your buying power quickly. Got any project that claim to be risk free or sure win? If got, please let me know.

If you got holding power, then you should buy. If you don't, property investment just too much risks for you. This project already sell for 3 years, price was little change, so downsize risks are small compared to other high-fly project.

Mr. Lau, MD of L&G for this project said in a interview with one property magazine that they will suprise buyers on their finishing quality of their project. They will build the project beyond expectations, better than what the brochures had presented us. Sound very promising and tempting, let us found out in 6-7 months time. If he did what he said, I am sure the price will move up again and attract new attention. Since there is another new project adjoining to this one, so there is a strong reason that they will build this one good in order for the new one to be sellable.

Hi guys, pls read carefully. There wasn't mistake. The Elements is a freehold, but this one is leasehold, this is the One adjoining to The Elements, a new project, not yet launching.

Hi Amint, you got any news to update us with this project? M Suites already VP with sub-sell price ranging from 1200 - 1400 psf. Do u know the selling progress for this one?

I have received it also. It was the late charges for the first 10% issued by the bank. The letter supposed to sent 2 years plus ago. I have got my loan approved within a week, I don't know why they charged me for? L&G staff is not professional, like dealing with government dept, not efficient, not helpful also. A DIBS project, sending letter asking for late charges, which supposed to sent 2 years plus ago, what they tried to do?? Make sure buyers never buy from them again??? .

Everyone who bought early at launching should be smiling now. Investing in property in a long term in a strategy location like this one should be sure win. Don't think too complicated. With tightening of bank loan, more people unable to have access to the bank facility, they may end up renting. The rich get richer, the poor get poorer and the middle being squeezed like sandwich. The key is holding power, don't expected free lunch.

I really doubt they can VP in June, but they alway said June. Look at the site pictures, they're still need to do a lot of works. I called yesterday, they said VP during June-Aug'14, but no guarantee, still pending for letter of completion from government. Sept'14 is possible.
