Who is the developer and it is reliable? Just worry later become abandoned project then can dabao liao.
1KM walking Jusco take about 15-20mins at least 2KM then walking hard to reach. |

Wondering what kind of people will rent this 800fts condo/ apartment?
Definately not those working in cyberjaya/ KL/ PJ. Also, this areas don't have much University students. The only potential tenant is " worker in Balakong factory or Sales person Working in Jusco, can they ok to spend Rm1,000/ month to rent a unit? If the MRT completed. Live in Balakong and work in KL/PJ look more likely. ( But , why like in Balakong if you can live in Semenyih?) You better think twice before you buy this. |

i think is a good buy, now got 10% disc to lock in. Only rm 300 psft. Facing main road with office and shop. MRT from Leng Sen to Bandar Tun Hussien Onn and connect to Sg Balak, Kajang.

the SA said all the unit facing the terrace (bandar Tun Hussien Onn Signage) are fully sold except penthouse.
I booked is facing silk highway, but why no neigbour here? Balakong kaki don use LYN? To me this area can't rent high unless it has shuttle bus to UPM. However, for own stay is alright. Not super good but alright. In the future, when MRT is ready, you can take bus to the balakong MRT, it is quite near by bus and the bus stop is already in front of the condo and route to balakong is available too. Of course just no MRT station yet. For those who has car of course can drive to MRT station. The SA said projected price after VP is RM410K but i am very conservative hence RM390K can make me happy already. BTW, SA also said when the AP is out, probably no more 10% discount so by paper we will gain 10% for the early bird.

This developer so far doing small project only. High risk la( high return).
Just back from jade hill. I am more on the jade hill SA. higher investment but could be higher gain later. The sales staff informed jade hill building road to impIan ehsan and reaching silk Highway. The developer is planing to use ceramic floor tiles for this project. Hope they are not thinking of cutting cost from the specs since all units almost fully booked. Can one cancel his booking if the specs the developer reveal in future is indeed very lousy?

But we always can approach the developer for upgrade package like porcelain tiles, plaster ceiling, additional point points, skimmed finished wall. Most of the developer happy to do that. SP Setia Eco also doing the same for the premium buyers. Cant say much now, Building Plan also yet secured by them |

Saw the earthworks started already. Can you see the small cemetery there from the condo? Are they relocating the cemetery? Access direct to Silk?
What is the name of the project? There is another project just infront of Jusco Cheras Selatan. It has blue and yellow zinc fencing. What is that? Another open mall? |

For all the stakeholder lawyer getting money from buyers, all of them bank in the money and earn interest out of it. Rightfully the money goes to the lawyers account and so the lawyer will earn the interest but the lawyer might have a back to back arrangement with the developer. |

same here, similar situation for me... Dev selling the prop without AP/DL..but receive 5k as booking fee..issue to lawyer... and within few days...cheque cleared..
But after 6 month waiting... finally signed SNP... |

I just returned from the agent office and the site of the condomunium.
I noticed the site land is very small. Can it support so many units? I have relative wanted to buy for own stay. Chinese don't like 14, ang mo avoid 13. Maybe the lift numbering will skip 14. From 13 then 15. But I believe hong soon developer won't borther it. All the project built by them are poor finishing and design not so impress .

Balakong area are mostly industrial before entering of Taming to develop most of the area along Jalan Balakong.
The main road was initially 2 ways with single lane on each before it redeveloped into so call SILK highway. As the place was industrial area, the house are mostly occupied by foreign workers. These place are avoided by many house buyer due to it surrounding and distance from KL in early 90's. After 15 more years, these area are turning. Land are scare in many part of KV. Most house initially occupied by foreign worker are sold and renovated for own stay. More over, it is Freehold. Some house in Tanming still selling for around 300k for 20 X 70. I guess young ppl prefer Condo worth 500k and wait for it to complete. While I still prefer to have landed property. I think this development like Juta Mines but could be better as it is near Jusco and enjoy the further development if Jucso decide to build a new wing (as of you already mentioned the space in front of it. This is possible as there are no highend shopping mall to cater highend resident in Sg Long. I wish Jusco can make another 1 U on the south of the KV. |

Back to New Condo @ Balakong Topic....
How many booked already? Own stay or investment? Went to the office yesterday, the SA advised the the shop units at ground floor has almost the same "management" from the shop units opposite Jusco. They will screen potential tenants first. The 2nd & 3rd floor will mostly be showrooms. I am hoping this would be true since with proper shops will definitely add value to the condo. |

Just curious, since we just signed the paper with some terms and condition and paid them 5K. But once their AP approved, will they changed their offers like e.g. no more 10% discount and no free 2 car parks? Just curious. Since these two things never mentioned in the paper we signed right? |

Before i book fr Kem Avenue,i hv call up the deveploment,the staff said go to cheras hong soon sales office register,not need to paid deposit 1st..but when i go there,they said tis project registration is full alrd....><
so i think all unit facing the terrace house only open for people register with deveploment... |

hallo all... mine also facing highway la....but i got go the developer office to ask for next project d.... will direct get me in once they launch la...that wat the office tell....
but for this , i believe the facing housing area will open once they get ap....should b no discount lol....or 10% expensive..hii |

windwind, what i heard is different le... he said only 5-6k different wor...
but didn't mention will open once AP obtained la... nowadays cannot believe what SA said la... peri kor, the SA there insists me to give them cheque, and the lawyer will bank in within one week la... AP not even out, already want so much money le... if facing house area 10% more expensive, can buy iresidence liao... no cemetry, no highway, and also no MRT la... lol |

after looking at the map, i think iresidence better ler. 1. no cemetery 2. nearer utar i don c any pros on balakong condo ( if we compare with iresidence) if u say future MRT, both also have around same distance to MRT. please comment.. appreciate... If you work in kl, both of this condo also will face traffic jam route on peak hours . Balakong condo , sound not good. Cheras selatan condo sound better la

You seemed to be very familiar with the new condo @ balakong @ cheras selatan area. I've been to the construction site and know its near jusco, highway & future lrt (which is good enough for me + low entry costs)....definitely not aware of all those things you mention...thanks again To those who booked units here... I recall the SA said that he will assist us to get loans...i am just wondering if your SA said the something similar.... The SA told me once they get AP, they can assist us with loans, S&P (bear by developer)....the most we need to spend is another Rm200-300 for misc.... If the end financiers are providing competitive rates, would it be better to follow their recommendations. Perhaps once the AP got approved, we can post the rates that each banks are giving out so we can do comparison |

disbursement fee = rm 3k legal fee for MOT(strada title) = rm 5k ============================================= hi Peri peri sifu..so we need to standby rm18k to buy this condo ? How about 10% downpayment ? or can deduct from 10% diskaun... and as this not complted unit we no need to pay full montly loan is it sorry no experince buy propertiy before...hehe |

Cant wait for this great investment since got new benchmark set by SDB for its window in the park for a price tag RM546psft! Huat lah! I forseen after 3 years, this investment can flip from rm300psft to at least rm400 - 450psft when MRT completed. I heard the SDB condi facing same issue, no AP yet. Btw, those rich rich taikor can take a look, they offer DIBS and semi furnished but best of all come with 10% rebate for now |
