There are nothing confirmed specification by developer on windows type, floor tiles, electrical point, type of door.. So I made assumption base on standard supply...

Following items confirmed:
1. Land Title: Freehold
2. Land type: Commercial
3. 2 Carparks (Still not confirm side by side or front back)
4. Facilities (Gym, Hall, swimming pool.. etc)
5. 2 tier security pass (at Carpark and lift).
6. Floor Plan

Technically, noise pollution source is from vehicles at highway. Whichever units expose to direct source of noise pollution will have this noise problem unless they installed double glazed type of windows. So, lower units will not directly expose to source of noise pollution due to flyover and also car park, shops and office unit (adjourned towards to highway). Also base on my experience too.

yaa.. that small cemetery (will not expand) is the only issue about location of this condo. If no cemetery there, I believe price will start at RM350 psf minimum..
IMO.. location of this condo and the price are OK (access directly to highway), in line with modern design of shoplot at Jalan Dutamas & Colombia hospital, Jusco nearby, C180 nearby..
However, everything depends on final specification offer by developer later, as there are many grey area on this project..

Just check in S & P later.. but confirmed serviced apartment in Malaysia is now governed by HDA under coverage of standard Schedule H Sales and Purchase Agreement (Schedule H – SPA)...

service apartment maintenance fee depend on how many units, how high end... one of my medium-high end service apartment is 20 sen/ft.. previously 18 sen/ft.. similar with other condos...

Maximum 20 cents? depends.. other above medium-high end condos.. 23 cents to 35 cent psf..

No more grey area after 2007.. Service apartment is always on commercial land, build on top of commercial building.. and strictly use only for resindential.. That is why serviced apartment in Malaysia is governed by HDA.

For some SOHOs.. few developers managed to cover it under HDA..

Not for SOVO, SOFO, SOLO.. SOTO (emm yummy)..
