Forgive my ignorance but from a distance perspective this is much nearer to KLCC and KL areas than say PJ (various Damansara areas). On that basis 500psf is cheaper than the PJ wong areas.
Of course this is not apple to apple comparison since the PJ areas are probably nicer (and higher class) than Jalan Loke Yew area. |

there got a few type of design, one of the design at living area might see cemetery, the rest of the design at living area facing either KL / PJ / Cheras view

i had walk from the site using the pedestrian bridge and pass thru the velodrom (existing walk path) is merely 9 mins (normal walking speed) and can see the MRT construction. according to SA there will be link pedestrian bridge connect from Tmn Bukit Ria MRT station to Velodrom. Just visit LIDO few days ago. It quite nice but is about rm600psf (before 10% discount). For me is not worth it at the moment. And I not prefer the night market surround. If who consider LIDO, summerest also good to consider since now is less than rm400psf. Above just my comment to share. Cheers.... |

Why not consider the Orando Project : Vila Vista, just nearby, better location & walking distance to MRT? Only drawback is only leasehold.

Maybe it will be worse when the few apartment blocks behind the BHP station are completed, you can expect more traffic. But I don't think they will carry out the construction work at night, so chances of the lorries crushing those double parked car will not be that high i guess hahahaha. I am interested to get one unit. The price is about 615K for a 1100+sq. It is worth to buy at this price? I am still hesitating....
I like the location in terms of convenience but i know that area is not a high class area but selling at high class price. About pasar malam it will be gone as what the agent told. I wonder can the price appreciate further or not? Or at least 10%? Agent said surrounding area already seeing 600psf and this is only 550psf. is that true? |

Cheapest unit left was RM620k for 962sqft Free airconds (for all bedrooms and living room). 1 car park only, 2 tandem car parks for 1093sqft and 2 side-by-side car parks for >1200sqft. 5% discount on downpayment and 5% discount/rebate on your second phase payment (honestly, I'm not too sure how this is done). |

It is among the best location in KL with many road access, hukm, public park, lrt station traffic jam free. I dont think its low cost unless u r talking about houses in kg. Congo, the area near factory which is even further in. The townhouse is a dead city is due to its poor design. I believe LIDO is a lot better. As for the accessibilty, it is not the only access road that u mentioned. U can also access from tmn tenaga when u know the main access will be jam up at night during weekends (dont really have traffic problem on weekdays) |

for me, this project was a miracle, i remember few year ago, this land was an small access road to cheras school, and a small roundabout.
as the sales person approach me, i don't believe such a small path can build a condo building. now pass by everyday, and saw the almost completion, i would said this was a fantastic location, fantastic investment. the only downside is the mid night pasar malam everyday, and the roadside parking at night for now. can be positive as well, as big pasar malam below, lot of food and shopping |

went to view one unit in lido the other day. it is extremely hot. keep sweating in there. dont think anyone would want to go up to that sky garden.

To be fair no one know when it will hit lowest before no bidder to fight the unit with you
But what they can do is having the last unbidded price ready when go to bid...if it exceeded previous low then stop. But tis is auction. As long as its still way lower than subsale asking price, why not bid n win it? Dont let your ego get the best of ringgit. |

When ego kicks in, they may lose their mind and keep bidding. But what they can do is having the last unbidded price ready when go to bid...if it exceeded previous low then stop. But tis is auction.
