Im living that area been 20years, all I can say tat location is cheap skate, low cost apartment, SMJK cheras which many students....dirty envoirment.

the worst part is , its just next to the "DAILY" open pasar malam.(Malays pasar malam ).

Cars park on the street making 2lane become 1 lane....very shit. you will not nvr reach ur home at night.
(especially weekend nite )
I believe who live there will got what I mean.

More further inside is Bandar tun razak which is most of the low cost single or double storey house.
Cheras Flats also just around that area.
NO walking distance to future MRT station ( Taman Pertama ).

unless you love hospital, there is 5min drive u can reach UKM.

forgot to mention, the townhouse near there is almost "Dead City" which lelong oso no body want it.
( u can driv and go there and see, tonz of empty lot )

IMHO, too risky with that price since its surrounded by low cost property.
(another low cost apartment just almost done between Taman midah. which next to this )

962 sqf with less than 510k seem quite ok. Imaging the booming verosity , tun razak exchange , merdeka and the melitary airport just less than 5km from lido.

the problem is once it complete, you hav to take risk that if the pasar malam still so active there onot
and as i mention earlier,
behind the BHP petrol station which is just next to the Lido site, there is an almost done low cost apartment rite ?
izzit still a good idea just next to low cost appartment and crowd secondary school at day time.
unless u dont driv or wont able to reach your door step coz the traffic.
Yes, tun razak is inside further abit, if you live that area just like me, i think you know wat i mean lol
no offence but those mat rampit, basikal gang etc just very active there almost every weekend even weekday.

walking could be possible to the future mrt but i tot the mrt is the other side ? Taman pertama side rite ?
hmm....safe or not is hard to say so.

tun razak exchange, merdeka and sg besi airport....which area in cheras not close to it ?
i bet permaisuri tonz of condo is nearer than tat lol
510k for 962sqf, taman midah got few condos in that price range tho.....less crowd.

Totally different story. you couldnt compare like that

Tmn connaught PM:
3 lanes with no u turn or traffic lights. most of the cars on right lane will not stop the car and keep moving ahead.
those double park is on the emergency lane. and it wont make the road jam tho, unless for those want to turn into PM area.
i nvr stuck on the 3rd lane tho. to be hornest.


Jalan Yakoblattif, in from of SMK Jln cheras :
its only 2 lane, with traffic lights and its T junction.
those cars park at the road side, and tis not emergency lane, there is no way to parking the car, but they still park from the round about area( believe me, try go visit on weekend )
till to the SMK technic road side.

no matter u came from Bandar Tun Razak, it will Jam. coz only 1 lane left. ( its my personal experience which i live that area for 20yrs for god sake.....)
and if you came from The round about, its stuck on be4 the PM area, traffic light is usless due to all cars is blocking the way.

my personal experience, ive spend 15mins for stuck on that U-turn traffic lights.
The reason is simple, both side car coming too much and only 1 lane left. and the car is not keep moving becoz of some cars need to WAIT PARKING and just stay on the road.

ive even saw a worst, there is an AMBULANCE car that cannot get thru it. for almost 15mins. ( coz im just behind the ambulance car, tats why i noe )


Beside above,
im wonder there is sufficient area for 2 bloody 27+ floors codors can build there. and im really interested to see hows the traffic will going soon.
( and im glad that the construction coming soon will making the PM area more dusty !!! YEAH !! and hope the Lories will crush on those double parking cars on that area)

entry level should be 730k tho........

but for walking distance to the MRT station ,its the best so far on Taman Pertama area.
coz the road is right turn and around 2min u can reach the station.
(station should be located at the infront of the corner shoplot, due to the scale of construction can be see now )

next nearest should be Pertama residency.
(walk from Shell station , around 3mins)


Lido......
forget it, no one will walk tat far and accross the street to the other side of Tmn Pertama.
unless you walk into the high way , short cut lol ( die fast ) kidding....lol

Ya, i dint judge the developer record tho.
just sharing the location info about the villa vista.

but their previous project like Vistaria, Sky vista also not bad.
Vistaria fully complete,now all unit shout @650k+,
and sky vista oso can see they working at night also.
all unit with 16 feet high ceiling, feel luxury compare with normal spec condor. ( ofcoz price oso premium abit )
visit their show room once, tot of own stay but boh lui......
(entry level start @680k ! back to 2years plus !!! )

No doubt the "Location" is very good since its just less than 1min u can reach Jalan Loke Yew hiway, ( i got a double link in mahkota sektion 5, but i wont move in there....)
I stay in Tmn Pertama, i spend like 10mins to Pavillion @saturday night usually without jam.

as we know, where we will not jam in Wilayah/Selangor now a days rite, thats why i still think its very good location. but the surrounded issue we couldnt under estimate it.
its not like small small issue, when you stay for long term.....u will start hate the location there.

unless the Pasar malam will shut down, or it wont solve the most serious problem.

as u said,

about the enterance, i think the LIDO will do like the town house there, its facing to the school i think,
coz it will be worst scenerio if the build the entrance facing to the Pasar malam !
all cars will not moving for 100% during pasar malam time. ( Car in/out, sometimes visitor stuck at entrance, que...making road jam )


About the Surau, i think NO ? nvr seen got one there ?

its like a "Triangle" pizza slice size, from what i can see now, its like not making any sense could build a condor there......


If there is no Daily Pasar malam there, it will be great idea to get 1 unit.
but since the Daily PM is "Bandaraya" issue and most of the stalls is Malays owner......i doubt it will be shut down.

True, Midah or Connaught PM is only once a week, and it wont make the road jam 100%, but this will.
coz its "Daily" operate. IF you got on friday, satuday or Sunday/Public holiday.....its like a biggest carnival/ Rave party there....................

they will hide under the bridge and wait for the "No u-turn" car make u-turn and cari duit kopi.

dont worry much lar.....mahkota oso jam like never ending story, but those double storey price raise like crazy there.

mine section 5, bough 450k, now 650k....just got key last month....lol

tot of move in, but rather stay in pertama, i duwan everyday back home oso jam like...........
