Forgive my ignorance but from a distance perspective this is much nearer to KLCC and KL areas than say PJ (various Damansara areas). On that basis 500psf is cheaper than the PJ wong areas.

Of course this is not apple to apple comparison since the PJ areas are probably nicer (and higher class) than Jalan Loke Yew area.
