Actually 2000 units for a 9.315 acres of development is not too high, if we are merely looking at the total units without looking at the buildup. The units are small, and thus u can't fit that many ppl into one unit, compared to those larger units elsewhere (950sf and above).

From my calculation the amount of ppl u can fit into this building (if all fully occupied, and each unit only stay 1.5 person) we are only looking at 322 person per acre(ppa) which is consider on the high side, but the maximum planning limit is 400ppa, and alot of the new development in the vicinity of KL is higher than this development solely purely estimating on the amount of ppl going to stay there.

I personally stay in Subang Jaya, this area is good until this building is done, then it will be filled up with ppl and it will be a nightmare just to go home or go work with only 1 access road and with no other possible new route. And the MRT line dont even run close to this development. With the money u r paying for this, i rather go to Empire and buy a "Post Accident SoHo" which i feel is much much better !

The location is good. The area, ok if you don't mind nearby SDMC ( which I feel most Chinese don't like it ). However, the accessibility is bad. Only one way to go in and the road us small.

Overall, the pricing is quite on high side and 2,000 units are quite competitive.

The benefit would goes to Shop lots row along the Taj Curry House and co.

now they've released car parks for sale RM28k each. so whatever discount u've got for your unit plough it back for the car park.

After 4 years, the 2000 units really can fit to the investment plan??

What a super congested and hi density location... can imagine going to be more and more in future...

wonder is it anything to relate with after election?? government to control abit the market price.. so that small fries like us can finally own a pigeon hole too..

Need Sifu opinion. Is it worth to buy the parking lot since its not that cheap or it become worth since parking space will become an issue later on.

Without carpark definitely targeting for rental/completion sale. But imagine if without carpark, where are the resident going to park their car at? Assuming paid parking, how much is the rate/hour?
Majority studio/ 1b unit. Like hotel style. So for future owner, are they willing to rent short-term? And the rental must be cheaper than GD hotel.

As from my experience in ss12 (I might be wrong, just point of view), foreigner who choose to stay there long term are only family(wangsa baiduri part). Single expat tend to stay in GD hotel for short term because of one of the marketing strategy by GD. And student might not like the place because there is nothing to do there compared to casa tiara, etc, walking distance. So who are we renting to, with 2k units??
