my fren was just done his bungalow at bukit suria near mahkota cheras.. he buy empty lot, then build by own design.. 150psf for basic structure.. include wiring, plumbing, cement, paintworks.. other marble, tiles, wc, electrical appliance will buy byself and some recommended by contractor..

Y10 steel is wht? my contractor also got mention he use Y12 for my cement top.. but i am not landed lah.. just condo..

use Y12 bro...use Y10 suggested for rebar bar slab floor only.hope you understand.

EASY WASH PAINT:


Based on my experience using Nixxxx paint Easy Wash, i would like to inform that for me, i dont prefer the easy wash. This is based on my experience but do not know others experience. Since the name is EASY WASH...means it is easy to dilute or easy to mix wtth water or easy wipe with water. This paint is not suitable for room with high condense or seldom open widow because the condensation with easy stick or absorbed by the paint. when this happend, i notice that the water condensation spot will appeared on the wall (spot by spot) , after long time this process happen, will cause the spot spot on the wall. Some how the easy wash is not "easy to wash", i hv tried to wash the pencil draw on the wall and it wont come out.

TIP:

Today i want to update about paint that for me is good for your plaster ceilling. From my experience and others, the best paint for your plaster ceiling is Jotun Paint. This is because from my study and asking, Jotun paint is less 'kapur'..so your ceiling paint is intact (without discoloring , peeling and etc). Actually, Jotun paint is the best for your whole house but bit expensive. My ceiling paint is using Jotun paint. Regret not to use Jotun paint for my wall.

So my main purpose is renovation & little designing

-re-roofing and waterproofing
-concrete leaking waterproofing
-wall crack fixing
-toilets modification and water proofing
-plumbing
-electric rewiring and lighting
-plaster ceiling
-tiling
-window framing
-interior designing rooms, study rooms, living hall, dining, kitchen


Already consulted 3 contractors visited my premise and waiting for quotation from them. All 3 Chinese ( 2 of them contractors 1 is designer who has contractor). 1 already sent quotation just for roofing, the designer fella probably he could have consulted his own contractor.




Current roofing style (timber crossing with tiles) already 20 years old and many leakage issues also from concrete. So i planned to completely change the design and interested on metal/steel truss roofing system with metal roofing/ PU FOAM roofing which good for heat insulation and noise reduction. If i am using tiles on the steel truss then planning to cover with aluminium bubble foil.

Since i am changing the roof design, which is different from original. I think i need engineer drawing for DBKL approval. I also find out some companies offering this metal truss roofing services, also have engineering services to design the truss based on roofing design..

TOMJASON , bro i see you have applied metal truss system and who installed that steels ? Ordinary contractors or steel providers ? Ordinary workers know how to install ? How they get the design from ?

OK, so the designer who gave me quotation just for ROOFING work about 48k total.

For Supply & construct metal roofing & steel support at roof top is 40k, so i throw him some question how he quoted the price, based on what type of roofing, what about design drawing of architect / engineer for approval. i even send him some pics on the type of roofs. Pending his reply.

Other 2 contractors still no quotation yet. I am looking for trustworthy and quality workmanship.
i have sent samples below to all those contractors at least to give them some ideas what i am looking for.

Lots of Indonesian and Vietnamese freelance contractors but not very comfortable to handover them the job, fear of quality and cheating.

In my earlier post , i hv mention about this metal truss...hope you can find in my post. However , i just tell summary.. Trend now is metal truss for the main reason of anti termite and these metal truss long lasting. Compare to wood roof truss as i mention before. Wood roof truss is not 'long lasting'..over time it will sag or the wood will bend causing causing leaking and safety.

There are 2 type of metal truss sell nowaday, Normal GI metal truss and blue color metal truss. It was informed that the blue type is corrosive resistance higher than white type. Not many contractor or indon know how to install these metal truss. For any unexperience person, it is difficult to install these metal truss. There are 2 methods to assemble these metal truss, First Assemble on the ground then lift up to the top/roof (refer to my post earlier and picture) and secondly assembly right on the top ( this method is for experience worker/contractor). Connection between these truss steel are using screw and Jointer (L or V shape etc). If i can recall the cost for screw per piece is 8 sen. The more screw u you the stronger your structure, min 3 screw per joint.

There are 2 main component of these metal truss, the 'C' Section and the V section (batten).

C section Metal truss (if i can recall the GI type cost about without GST RM32 per piece , blue type RM42 per piece)



The batten metal (where u put the roof tile) (if i can recall about without GST RM16 per piece) :




One of the sample my roof truss, i hv many pic but tired to post..



You can have aluminium foil install on top of the roof truss or you can install aluminium plate/flashing on top of the truss (aluminium plate/flashing more expensive , if i can recall about RM18 per piece 3x8 ft but advantage stronger and can prevent thief ).

From the quotation you received, u can PM me if whether expensive or not. TQ...

very lastly...there is very very small draw back of this metal truss if not properly installed (many do not know about this) ..as it is metal , when hot or cold, the metal will stretch and shrink , when you join together , it will cause sound especially at hot whether...haha...i think you cannot avoid this horror sound of metal ...however there is solution for this if you do not want to hear it....only myself know...haha

Another concern is definitely its pretty hard to walk on the truss right.. because now if i want to go roof i just climb up, there is access door and got path.. maybe i need to design path way on steel cross itself i think. Another concern i throw to contractors is.. we walking on tiles roof, its solid.. what about metal roofing / PU FOAM DECK can support our weight ?

same concept with wood and metal truss..u can step and walk on it..u can design ur path if you like..



if not properly install...its knocking sound bro... you will never know it until your roof finish install...for me no problem. metal truss is way better than wood..

if i m a contractor..i will 'drop my water face'..if i reno house using wood truss..hahaha... ..just joking...
