don't say it like that la bro. With majlis approval on the reno, the valuation of the house will increase compared to reno without approval. cheers

I'm new to this forum and renovation work. Just bought an old apartment unit ( 5 storeys - about 850 sqf plus minus ) without lift and this unit is located at 4th floor (highest). Need some serious reno works and need your advice bro tomjason on the quotation cost for the basics work. I contacted a contracter and received the following after a site visit from him;

Plaster ceiling (materials + labour + painting) = 4.50/sqf
Downlight points + wirings = 50 each
Tiling (exclude tiles) = 4.50/sqf
Windows (old wood frame removal, install aluminium frame + glass[clear] ) = 20.00/sqf
2 Bathroom 4x7 and 4.5x7( hacking of old floor and wall tiles(5 feet) and installing new ones exclude tiles, water proofing, disassembling old wash basin & toilet and installing new ones) = 1800 each bathroom
Paint job whole unit (2 layers) grills included = 1800 ( owner chooses the paint brand)
Kitchen counter top (granite) = 190/sqf
Rubbish clearance = 450

Is the workmanship cost decently quoted or expensive?

i m not contractor but had small experience and very keen in reno.

My latest activity, Finished give free consultant and monitoring for her house reno 95% finish.Later will update photo. Second: my Wall fence rectification and upgrading.


Tip:

Today this morning, i m going to Jln Pasar KL (variety of alarm,gate and electrical system) looking for spare remote control for my gate and etc things. Tips to Jln Pasar KL use LRT and stop at Jln Pudu station and walk about 50 meter to Jln Pasar KL, no need by car cause parking expensive.

go using STAR LRT and stop at Pudu station then walking distance is jln pasar.

hi all,


simple tip:

this morning i will like to share tip for Fan installation. Last sunday i DIY install my new fan at my existing house (non renovated house). Always remember that NEVER NEVER install fan blade on the floor, many Fan installer do not practice this. If you install blade on the floor there are VERY HIGH POSSIBILITIES that your blade will bend, pls avoid this. Below my pic of DIY.

Some fan blade now are made of composite / plastic material. This made bending hard / impossible, no need worry of bending but this also make balancing the fan harder.

4 of my Panasonic fan blades are from plastic

actually nowadays the fan blade is made of ABS material not plastic. ABS do bend in some cases as i have seen in ABS pipe.

i would like to share my small small project (but quite difficult also) side wall repair,rectification,modification. The side wall use sand brick, always remember that if you use sand brick, after few year there is crack to the wall, mostly the crack deep to the brick itself not only at plaster level only. Pls DO REMEMBER that if the crack is deep to brick itself, you cannot just hack and replaster again. After 1,2 days the crack will reappeared. PLS USE FIBER TAPE as eg i use to repair the crack. Use it 2,3 layer of fiber tape. The fiber tape will prevent future crack. Many contractor just replaster the crack wall and do not use fiber tape. Below is the fier tape i use :

Below is the picture of side wall (100 fts long) modification. The modifictaion is to prevent cat and burglar (will think twice) from entering to your house. I use about 25 steel rod Y10 for this project. Below is my machine i use for cutting and sharpen the edge. For the project i just hire indon and i advise them what to do. To sharpen the edge, i ask my worker to sharpen using the side of the cutter blade. Cutter blade cost me RM8 only.

Below is the complete wall but the project still not finish yet, not repaint yet. There are method to insert the steel rod and concrete the steel rod and aligned the steel rod that i do not want to explain here.

You may question me why use steel rod rather than asking iron work shop to do the side wall fence??..first : the iron shop work charge you 'ribu2' and they usually use hollow square bar but they do have steel rod like me but they will charge ribu2 also.

my steel rod for the side will last forever cause steel rod is 'solid' iron. All i need to do is just paint is 2 layer and will last yearsss.

sharing is caring...........

remember the fiber tape cost only RM7 ...for all crack wall....

i also got cat from neighbours house pooping on my lawn

how u insert, align steel rod? is it you drill hole into existing brick, insert rod then add 2 more brick layers to strengthen the rod?
