Yo brother,

Just a question from me, my house is extending kitchen and car porch, both are roof tiles. These few days a lot of rain, and cause leakage, but my contractor told me that is because 2nd floor roof no gutter, could this be the reason on the leakage? Because previously it also have no gutters, and the previous car porch also no leakage.
Looking forward on your proffesional advice, thank you.

Hi , if your leakage still persists, I'm can recommend you a good contractor.

Hi sifus,

any idea how much to convert a 2sty rooftop to concrete rooftop with staircase leading to the roof?

me was thinking converting to garden something toward aquaponic if it worthwhile.

Thanks.

Quality house!! It is a shame that most contractors are not into quality work. Most only want to cheat your money

Hi,

Planning to recondition an old house just bought in Ampang (20 plus years old already). Hope you could share some tips as well for old 2nd hand houses.

FYI, I've got to do major rework to both upstairs bathrooms which include waterproofing, re-tiling, new jambans ... in short everything plus the sink :-)

Also need to replace the parquet flooring the whole upper floor.

Budget is limited to 50k only.... Any pointers on maximizing this amount is most welcome.

What's the typical cost for changing the old windows to the more modern aluminium frame and glass windows? Not sure what to call these windows but its the kind that has to window panes opening outwards for a 4' by 4' windows slot.

Do I need to look into the electrical works as well.

Your informed advice as well as other sifus is most appreciated.

Thanks a bunch in advance :-)

Bro, have you consulted MPSJ on your new layout? As for MBPJ, they don't allow you to extend the top floor all the way to the back. The ground floor is okay though.

they may not necessarily have the council's approval. my neighbour corner lot extended all the way to the back and to the side, which is definitely a no-no with mbpj. you just need to go to MPSJ and meet the necessary department that handles plan approval and ask them what is the limit of the renovation to get their approval. it won't take long, just to have a general idea

hi bro,

sapa nak ikut bro that guideline 20 feet setback.... biggrin.gif ..in that case no need reno lah....for me no need that guideline..the most important guideline is that your neighbour do not complaint, as long as you baik to your neighbour and he/she is ok with the distance than you have no problem.. ..for me..setback 5-6 feet is ok. one thing to remember for any Majlis bandaran is usually they will come only when neighbour complain..else they dont kacau..only sometime they want 'angpow'.

i don know lah house owner..always takut2....if you always takut2 then no need reno....remember my tips above...and pls dont blame me for the tip...it is up to house owner decision

i hv case my friend and neighbour..extension...then majlis gave surat demolish...he buat tak tau saja...till now ok aje..nearly 12 years already.

i rest my case biggrin.gif
