Just share some experience and two cent from me, I currently worked in KL, before bought the house in melaka, i did couple of research, as everyone aware the house in KL are extremely expensive, an old single storey teras house in kepong can sell > 400K now a day, consider send child to school and wife go to shopping complex or wet market almost not possible if you don't have a car, the traffic in KL are terrible, don't talk about traffic during rush hour. Therefore buy house in KL for retirement is not in my list.

1 day I saw gjh advertisement for Vista Kirana from newspaper, my family and i decided to drop by and have a look at the unit after visited many housing property e.g. puchong, cheras, kepong, klang and etc. when we reach Vista Kiran we were very impressed with the design and the environment, the work are excellent and compound are big, good scenery, windly, clean and quiet. We will aim for the unit type G (~700k) at that time, and then get to know the place at Paya Rumput perdana, after do the comparison, we bought unit at paya rumput perdana 2 (type Q), here is my summary for two places:

Vista Kirana Pros: good quality, worth for investment, can be weekend house, good return (after few year), high living standard and secure.
Vista Kirana Cons: leasehold, no hospital nearby, school nearby (~ 5km), no wet market nearby (except for Mydin), heavy jam during office hour as well as weekend.

Paya Rumput Pros: freehold, good quality, unifi ready, hospital nearby, school nearby, more shops at cheng, Tesco nearby.
Paya Rumput Cons: too many traffic light after alor gajah toll, traffic jam after tesco toward city centre, less develop place currently (will change in future), small road in taman, too many unit could be trouble.

for vista Kirana it is good for rest but really if for long term stay, still paya rumput is better choice as well as for retirement, this is what we see

Yes, I received it as well, it is disappointed, but think twice, how many developer really allow pre-modification work before handling key, in fact this is first i hear it can be done.

why not try at pantai klebang?hehehe..bought land n build house there...anyway me bumi easier..being working all state thru out west m'sia..finally made e choice for retirement in melaka...smile.gif

YUP. I ALSO THE PROS AND CONS JUST LIKE U LISTED. PLUS. VISTA KIRANA IS SUNYIIIIIIIII......I KNOW ITS ORANG KAYA PLACE BUT....COME ON..I WANT A VIBRANT PLACE LIKE PAYA RUMPUT. I THINK SOMETIMES MORE TRAFFIC LIGHT IS GOOD, SO PEOPLE DONT HAVE THE CHANCE TO SPEED UNNECESSARILY.

If u found 11km is still farrrrrrrrr...why dont u buy a ward. Coz a ward is in a hospital tongue.gif
GH is for seriuos cases, if u are looking for gov clinic, paya rumput also got type B gov clinic. Still not satisfied? tongue.gif
I dont know that very near to hospital is a major requirement to buy a property.

Yeah, 11 km is far by Melaka's standard, for KL is still considered ok. Agreed? I am not saying buying a property nearby to a hospital is a must. Just rebutting some of the earlier points saying that Paya Rumput is near to a hospital. You don't want to mislead potential buyers, do you. For some seeking a retirement home, a property near to a private hospital is a plus point. whistling.gif

for now, Paya Rumput may seem not quite near to Melaka GH.

wait until the flyovers are built along the AMJ road, then Melaka GH will be a lot nearer, especially those who plan to retire in Paya Rumput in a decade. brows.gif

fyi, i have vested interest there also, bought a unit too. So, I am not being skeptical. Just saying that Paya Rumput is not NEAR to the public hospital. In fact, it is quite far i think. Anyway, lets hope that they build a private hospital nearby. In fact, I am quite bullish about the Paya Rumput/Cheng area. Looks like it is the next growth phase in Melaka.

Went to the site last weekend, looks like Phase 1 is almost done. Commercial shoplots outside also like 60-70% completed.

It was mentioned that there is a club house but I think do not have swimming pool. Need to check with sales office.

there is a plan to build a swimming pool. I don't know how big though, because the sales person also doesn't know. But if you really like to go for a swim, kompleks sukan hang jebat is only a few mins away, though the water is only clear after an event.

And typically there will be a gym as well.

1 thing i find lacking in the taman is landscape. All houses only.

it is an end lot. It costs 400k. If it is converted to an open lot, naturally it will be priced higher.



btw I heard that part of AMJ up until Rembia is famous with rempits at night. Hope the taman will be safe enough.
