Mussafar heights is 488k if not mistaken.
Well, JB now can reach up to 600k for a double storey terrace 20x70 for new launch.
In some higher end locations, it is around 800k.

Guys, in melaka, which commercial area tht can consist of these: freehold, ROI 6% and above, price at rm600k min and below rm2 mil and business is good in that area? I wanna go into hatten city but leasehold, right?

hi all...i am new to melaka property...i am johor ppl nw currently studying in mmmc(india) next yr gonna back to mmmc(Jalan Pengkalan Batu ) is there any gud property nearby to invest?budget ard 350k or below...thk...

Hi, just go into Melaka Raya shophouses as it is the main commercial area and is thriving. Not sure about the ROI though but many units are below 1 mil.

Hi, I'm new here.
Been in Melaka for >10 years now & like many of you guys here, are looking for prop to invest in.

There are still some shops (new development by Faithview) left in Cheng area though that I went to see last week.
Cheng Business Park and Cheng Business Centre.
The price range from rm438K (inter) - rm1.88m (corner)... there is another corner lot selling rm798K in the Park.

For the doctors who are planning to get a house in Durian Tunggal, like all the others had said it, there are just so many better options for rm500K smile.gif

Hope that I can learn more about prop investment from all of you here smile.gif

I think cheng tesco shop got the highest value right now. Even better than merdeka permai. Btw anyone heard that rhb going in merdeka permai?

It seems that this Cheng area is going to grow rapidly over the next 5 years. Wonder why Tanjong Minyak's growth is damn slow.

The Wave by Faithview... rm358K for a 624sft unit, with lease back guaranteed return at 6% per annum for 9 years.
Doesn't sound too great though, but should be sufficient to cover monthly installment & maintenance maybe.

The Green which cost rm550/sft & launched earlier this month, left only around 15 units when I called this morning, on 38th and 39th floors.
And the company hasn't even complete the website for it!

Both are service residents on commercial land if not mistaken... and both are LH but command that price! Amazing!

Why melaka props mostly leasehold? Cheng tesco also leasehold, right? I am not that familiar with it

Yup, Cheng Tesco oso LH, confirmed. The shops there now costing ard rm700k.... by today's standard, it is considered 'ok' since that all new shop launches nowadays are mostly RM600K onwards, even in older area like Bukit Baru.
