I like the design..

I went back to Melaka few days ago for a day trip.. seems like Melaka is good place for retirement..

Any thoughts about Belimbing Setia.. I know some people hate the word Belimbing.. I don't mind cause I was born in Belimbing Dalam blink.gif

Are you bumi or non bumi? If you are non bumi you could not purchase the unit because it is only reserved for bumi.
If you are bumi you can purchase the unit but you could only sell back to bumi.

Malacca Land Status Summary

MCL - Malay Customary Land (Tanah Adat Melaka)- Reserve for Malay
Leasehold Kod A - for All races
Leasehold Kod B - for Bumi only
Freehold Kod A - for Bumi Only
Freehold Kod B - for All races

Yes, you can can check with your Lawyer regarding the consent. I got conflicting views on the consent part.

Some Lawyers said you can apply for consent after the owner received individual title and some said it is difficult.
In the case of Paya Rumput Perdana, the number of non bumi buyers is a lot higher than bumi
so the consent could be very difficult to obtain. There is a thing in Melaka if the composition of non bumi is higher in one development the consent to change land ownership from bumi to non bumi is difficult.

I also heard in Selangor the seller need to return the bumi discount if he/she wants to sell to non bumi for freehold property.In Melaka the land title clearly stated kod A or kod B, in other states you need to make land status query at pejabat tanah to know whether is bumi lot or not. Maybe the same rules applies for Melaka (refund part) but I also never heard such thing being done in Melaka.

The thing is these things are not properly stated.

Why don't you call Pejabat Tanah for confirmation before booking a unit.

The youngsters and mat rempit were actually budak kampung ride motorbike to use the futsal court. Speed bumps now already in place for safety.
This happened before the hand over of keys (no residents move in yet)

The cracks were minor, majority did not have cracks like that. Paya Rumput Perdana has more issues in related to building (check Paya Rumput's fb postings earlier 2013) - regarding poor workmanship, but I envy their flat roof design and good use of space.

Taman Belimbing Setia will be guarded in April or May 2014.

Of course you could not compare property appreciation for Melaka Tengah and Alor Gajah - Melaka Tengah appreciates faster than Alor Gajah.

Bumi lots for Residential - 60%
Bumi lots for commercial - 35%

So before they embark on the project they must make sure they can sell that 60% and 35% after completion to bumi.
