people looking for residential can consider landed property which above said project...
for me looking for investment, i will look into MELAKA RAYA area only, like the leasing project HATTEN square and THE Straits residence...
cause is GRR skim...
i do have property in taman sinn, ujong pasir, 22 x 80, 4 bedroom + 2 bathroom, fully air-con, just refurbishment last year, you know how much my rental i got, RM500.00 only. so invest melaka landed property cant get higher return... mainly for own use...

Have any of you thought instead to buy a piece of land and built a bungalow yourself?
There are a few pockets of land around Bukit Baru and Bukit Bruang...Rm40 psf and above, but you wont get a gated community thing

my 760sf 2+1r apartment at ujong pasir is being rented out at RM400 pm. blush.gif

the thing is that population in Melaka isn't that great yet for rental demand to exist especially landed property. It is harder to maintain by tenant. Further, melaka's getting bigger and bigger by the land reclamation thing. Look at new road along pantai klebang, can you imagine how big is the area for next development? Scarcity is never a problem. When running out of land in next 10-20 years, they can reclaim again. Previously sea side property with higher value became inner side property already. I always wanted to buy a shop lot but hesitated because of this land reclamation thing. What happens if the current Melaka Raya tenants move to Kota Laksamana. And then Melaka Raya becoming ghost town, owner started to enter price war offering very low rental fee, people move back to Melaka Raya. And then the Pulau Melaka re-open with at least a thousand shop lot available, fighting for new tenant. I always wonder is there such a demand in Melaka with the shop lot price shooting up so much in the past 2-3 years.

I do consider it. But I am worried what is the cost to build one ourselves. Well ,still prefer G&G facility for peace of mind.

Can consider Malim Jaya...especially shoplot facing main road, been given good ROI to me..matured, industrial, residential area with good connectivity although not to near to tourist spot.

I know. My shop in malim jaya . However not easy now to buy a unit here already especially facing main road.

Keep lar if you do not need money. Few years back when the project was launched, I just started to concentrate on my business. No money that time sweat.gif . Now a bit relax want to buy property but price shoot up so much. Went KL see price even more blink.gif . Don't know what should I do now. Any good idea where to invest instead? I tried invest in stock, but I think I do not have that kind of talent. Ppl made money I lose money. Ppl lose money I also lose money. biggrin.gif

same like my property, even in town area should be more attractive location but the rental is really low...

unless like i said have to invest in tourism area, if not, really hard to survive with such rental return... some more have to cover bank monthly instalment which rm1000++ cry.gif

Bro if u got money doonno where to invest, buy palm oil land. Get the land lesser than 100k per acre. Sure big money next time.
