Hope my little input here may give some bros an idea to ponder. As for residential units. There is a lot popping ups in Melaka. Good for buying and stay but not as much as an investment at this given moment or even coming 5 yrs. Unless Johor kaki and KL kaki is moving in for better place and price. For your info there is a lot of residential units still vacant. And you will be surprise of how low the rental can be. Do you know that many places in Melaka is a heavily termite infested. Most developers did only 1 stage of termite control and it usually last about 2~3yrs from the date of soil treatment done. In actual they need to do 4 stages. By the time you move in. It was already the 2nd or 3rd yr. Corrective treatment is inevitable for coming yrs ahead for most house owners. For investment purpose there is little chances but ...still a few spotted ones that I observed. While for commercial/retails - Melaka market is very bad. I was not long here ...but my eyes able to spot how many had closed down from time to time, even those retails in big shopping malls here got closed down too and waiting for others to move in. Some parties may show us plan beautifully in theory but ....what about in practical? Prime location for retails can go from RM3,500 to 6,000 rent/mnth - ground floor unit, sounds cheap? ...but will it warrant the owner good business? We also have to look into the Melaka ppl's spending habit and their purchasing power. What if I tell you that majority of them just love window shopping? So, what kind of business will thrive in Melaka? Soon you will know. For industrial area - Krubong is one of the best choice. Some Johor kaki already moved in and shifted their HQ here. Yes, no doubt the dump site is just nearby(very close) but I don't think it really affect much since most factories or SME buildings were not open air. I also know a few vacant factories in FTZ(Free Trade Zone) area. If any bro here interested to know more or in the midst of finding ideal property here in Melaka. May look for me. Just PM me will do. Honda will be investing an additional RM1 bil in its Melaka plant to manufacture hybrids. This is a good news for properties in Melaka. Wonder where are all the Honda expats staying?

There r all staying at bukit beruang height, behind jusco. Alor gajah plant basically only cover production, finance,hr and admin. And dont forget honda malaysia is not fully own by honda, it was sonething like joint venture with drb hicon at 51-49%. All are heads of department and etc. Maybe the additional engineers and executives will boost the demand for properties.
