Hi,

All I understand that the Armaya 2 (3 storey - last phase), is worth to invest property..too bad I was not aware of the lauching date, they not even advertised in newspaper ;(....

According to those who bought the house, the soft launch had already sold out all the units. I missed the chance..Understand from some of the buyers, the different between Armaya 1 & 2 are as belows:

Armaya 1( 2.5 storey)'s toilet is on top of the entrance area, some may not like it (but i think this is quite common). I am not fengsui savy but I prefer the latest lauched Amaya 2 (last phase - 3 storey), is a further improvement from Amaya 1. The only set back, they sell at higher price but with such a big build up (almost 3000 sft) & 3 storey, is really hard to find in klang valley at this point of time.

Furthermore, the balcony is not as long as the 2.5 storey ( I think it is good to have more space for room, unless you like to have a big balcony, Armaya 1 (1st phase - 2.5 storey) have a long balcony (a bid wasted in space unless the view is facing garden or lake...)

Another value added for Armaya 2 (3 storey) - the kitchen is fully extended, this can save a lot renovation cost!!! isn't it good ????

I am very keen for Armaya 2, not sure if anyone plan to sell?

Yeah. I think BB is a very prime location, buying for own stay should be fine but I just worry how much I can buy after the property has been completed?

price in BB only recently shot up a little... before this Bukit Tinggi has always been overshadowing BB

Hi! Me again. Besides this 3 storey houses armaya 2, Any more property with big sq ft or 3 story nearby Jusco? I want to invest one for own stay. I feel this area still potential to grow..budget below 600k

Budget below 600K, maybe u can go for 2.5sty at BBT2, beside Jusco. Build up is about 3100sqft, land size is 24X70. About 500K can get 1 unfurnished unit.

Oops... the unit was already sold. BBT2 is quite near to BB, BBT2 dont have heavy jams, but BBT & Bayu Tinggi is damn jam. BBT2 is near to BB.

Sold? I had contacted an agent to look for the 2.5 storey at BBT, the agent ask me where I get this news? She told me impossible la..I am diss appointed will go there and round again..if you come across 500K please let me know...

Or you can wait for bank lelong, there was a unit at Butterfly Park, also 2.5 sty auction price was 480K.


Added on February 9, 2012, 9:25 pmIMO, Armaya 1 is worth to buy that time when it launches, but Armaya 2 is not. Armaya 2 is about 100 sqft bigger than Armaya 1, and no big balcony for Armaya 2, but the price suddenly flew from starting price 443K to 568K, a 125K more. I would go for Armaya 1 and take that 125K for renovation.

Yeah true, but u won't get that launching price anymore. Most prefer to sell higher price, 650k real good profit.

Real expensive property, they should have another launch coming soon...Anyway, the concept of this A2 is really impressive. Waiting for the Q day. No choice may need to increase budget $$$$.

With my limited budget, and the location I aim, I think it is difficult, I just so keen to have 3 storey house. Where else to get it? A1 maybe the choice to buy at 2nd hand, but after knowing the design of A2, I would prefer to have A2, as the sub sales is calling 650K..some even 700++, how to buy? If really want to buy maybe aim for this new launching!

I don't think so la... only Ambang 2 houses are with clay bricks, Armaya is still sand bricks.
Went to inspect my unit at Armaya 1 and the 3 storeys already up..

For Armaya or 2.5/3 storeys subsale soon to be sell above 750k. So the budget 500k, i think is quit hard to get. Actually not only BB, all the houses soon to boom again due to construction material up again...

Haiz hope u all get the house as soon as possible....

Armaya 3 is the ones which are at the far back of Armaya 2 (2.5 sty)? which the back of A2 faces the back of A2.5?

If thats the ones only very few units in A3, plus it faces the small water way in the front of it?

If going for 700K may be a pretty good deal cos if not mistaken this is 3 storey 24x75, anyone have any idea?

Do agree with rongfu, 22'x90' for proposed layout...
heard that developer selling price starts from 730K - 1.1mil depending on unit orientation... facing lake/sf

What do you mean by added value, only 5-10 mins distance from KK to BB??

FOr those who works in KL, Kota Kemuning may be a better option from distance perspective.....by the way, USJ, putra heights houses also around 600-700k+ for 22x75/80......Well, this is not a comparison with Bandar botanic if location factor is included.

Btw, I do like bandar botanic but just warning to those working in KLCC area...it will be 40-50km per trip, so please take note. If you are the type of person who dislike and feel stressful traveling this distance day in day out....you may explore other option. By the way, i think 720k would be the least favorable unit.....GL is surely going to price those garden facing close to 800k

22x90 or 24x90 for corner unit.

Botanic is a little over priced now due to the Jusco and GM Plaza (building). Despite being so far from the city. Guess ppl are looking to live in suburbs more than the city.

spydermind, what i am going to translate is that interm of RM/sf between double storey terrace for BB & KK.

eg, KK double storey with 2100sf = 630-650k ~ abt RM300/sf
IF in the event that developer launch say, RM750K for 3 storey terrace house with 3200sf, precisely BB only cost ~ RM240/sf

The only diff between KK n BB is just 10 mins travel + KESAS toll..

Yes, do agree with beb21.. These round heard that GL only offer 70 units of sales unit, pricing may varies from 700K - 1mil, depending on BU, LA, orientation... i heard this come the Armaya 3 is located near to BB Lake.. some facing lake, some may not...

This AM manage to grab Armaya 3 ,22X90 plus 10' land(corner end) RM813k....only 47units up for sale..all sold out!..the beauty is the hse fully xtended to end..save 100K reno. Finally a sophisticated design by Gamuda @ BB

Hi guys,

Need piece of advice from experience sifu here.
I hv booked Armaya 3 22x90 facing lake (3 storey with built up approx. 3300 sft)

Do you think that it is a good buy for investment ?
Compare to Armaya2 20x75 not facing lake priced btw 560-608k?

Why not buy Armaya 2 corner lot or end lot, also 22 x 75. I see that Armaya 3 has longer car porch, that explains why they are 22 x 90. :-)

Latest information, Bandar Puteri Klang going to launch 3 storeys soon with pricing 730k and above later by this year. So in my opinian armaya sub-sale going to up again. Haiz.... so no hope to buy 3 storey already. Better look for 2 storeys soon....

My relatives got 3 units Armaya 1 which is 2.5 storey they are putting up for sale. Completion in approx 9 months and each comes with clubhouse membership

2 units are intermediate (side by side) - 690k each
1 unit corner with land - 890k with approx extra 20 feet land (will need to confirm exact LA)

All units facing south

Yes, I am not kidding.

Btw, I am talking about overall properties in iProperty which I mean most of the agents purposely put lower price, not solely on Armaya or Bdr Botanic.

Also, I not sure whether Armaya still can sell like hot cakes when the price is 6oo-700k. 600k is consider very good price to buy. 700k is very good price to sell. I am not an owner here.

Personally think rm700k is way expensive for DSL at bandar botanic that without g&g even club membership is provided. Anyway, still subjected to demanding pools for those looking for own use. I could see the upside was limited units.

What i heard the Bandar Puteri selling with land size 20x75 but not sure its 2.5 or 3 storey... Anyway i think Bandar Botanic location still much better than Bandar Botanic in term of infrastructure nor landscape and overall design.

Sometimes we won't know the actual asking price till we call the agents. Some agents will say "oh that unit ah, sold already oh. I got another unit available at higher prices, you want or not?"

That's more likely to happen if we call the properties advetised at the lowest prices ranges in iproperty.

the launching price is 470k ....now 670k

1.4 years gap for RM200k is not bad leah

So many agents calling me everyday regarding armaya 2....

I told them I'll consider selling if the price reaches RM850k-900k. Else I'll just put there wait for it to appreciate more. RM750k is too low for me.

Aiya, I have no cashflow issue, just put there only lo until price reach 850k, who cares it takes another 1 or 2 yrs. monthly instalment also not much wat, 2.5k only.

i asked agent they say 740k and above.... but i think those 740k one is facing north. Facing south one when purchase time already RM50k extra, so those facing south one will definitely cost more. Especially those with nice house numbers....

there are charging the maintenance 120 again on armaya 2.

last time i complaint kau kau...they never refund the fees for akasia 1 and akasia 2.

akasia 2 got some fitting got stolen some more! doh.gif

the armaya 2 project has total approx. 240 units, the agent told me he estimate there is 60-70% are investor which only 20-30% are buying for own stay..... the time to get this whole 240 units occupy is minimum 2-3 years.... cry.gif cry.gif

Those of you who has sold house before, what is the service provided by an agent? Just to look buyer for us and collect 2% and then disappear? I was thinking to go thru agents or not. If sell RM750k pay them RM15k just to get buyer? Others transaction after that should be performed by lawyer rite?

Those of you who has sold house before, what is the service provided by an agent? Just to look buyer for us and collect 2% and then disappear? I was thinking to go thru agents or not. If sell RM750k pay them RM15k just to get buyer? Others transaction after that should be performed by lawyer rite?

I have been monitoring the Price for Armaya 2 past weeks where i can't no longer affort to get one. However, i noticed that the house price are stagnant and minimal drop. I did a search and found over 170++ wanted to sale..

The demand for armaya is very strong.

most klang upgarader move to this bandar botanic.

price stagnant abit maybe due to budget uncertainty and affordable problems.

Strange enought also.. ranging from 720-800K actually some r too near to Kesas.. unless the built the wall else i believe will be very noise.

Beside this project, any project your will recommend near by?

Are there any plan to solve this traffic jam at the traffic light turning to Kesas?
I knew they did something on the turn to Subang from Kesas where all have to make a U-Turn be4 the toll to USJ now.

Hope they have the same plan.

The price already too good to be transacted and quite fair.

I reckon it could be stagnant a bit after 1st Jan where some sellers who unable to flip off before 31st Dec, could potentially keep it longer to escape higher RPGT.

I bet those 700k posting is created by agents to strike panic into those who cannot afford to hold their property. Now just handover of course there are tons to choose from.... that's why u see people selling around 750k to 780k

Once this batch of 'firesale' is over and left those really elite people that manage to hold on.... price sure shoot up to 900k. I've witness this countless times in setia alam houses. smile.gif

Based on both your units are tenanted and good market price, I can infer that you made a good investment when a lot of investors ignored here.

Yesterday night i visit to Bandar Botanic Armaya there after raining, by using the entrance from AEON Bkt Tinggi Petron and Klinik Kesihatan. The road near the 2 roundabout was flooded.

Have to find alternative way during raining, or else get trouble when the roundabout is flood.

Yesterday night i visit to Bandar Botanic Armaya there after raining, by using the entrance from AEON Bkt Tinggi Petron and Klinik Kesihatan. The road near the 2 roundabout was flooded.

Have to find alternative way during raining, or else get trouble when the roundabout is flood.

Armaya 1 which is the 2.5 storey confirmed with agent the last was transacted at 700k for intermediate.

Now most of the available units pretty much transacted or rented out, prices should start climbing up since supply lesser now

Occupancy in Armaya 2 still very low.. Maybe 20%... Drove by recently. Got strict guard but no fencing tongue.gif Existing resident profile quite good
