I'm from block f, no letter on vp and no letter from bank on final payment too.

planning for own stay, hope the kids like the facilities

Thought the vp letters were sent out as i understood from the previous postings. I wonder what is still pending? Passed by 2 days ago, the parking exit ramp is still blocked. Not in any sign of vp.

Hi everyone!

I'm also staying at Block F and already received the letter regarding the VP last week. I've cleared the payment and just awaiting clearance from developer. Hopefully by next week I can get the keys.

Passed by earlier today and saw the water feature at the entrance in function already.

I from block F, ground floor smallest unit. Not going to stay since i from JB. I have no received any letter from them for paying maintenance or misc fees. Only letter from Bank asking me to pay for interest since Sept. S&P saying Sept 14th completion date, does this mean HSB will compensate the interest?

Just got the VP letter yesterday.

Need some advice here. My S&P is dated 28 Aug 2012 and VP letter dated 21 Oct 2015. Does that mean i could claim for LAD from 29 Aug till 21 Oct, total of 54 days?

I have the same understanding as you. I believe if your banker was late in disbursement previously, the developer might deduct the late interest from the LAD payment. .

Oh ya i was charged with late interest (RM1k plus) by the developer due to late disbursement from bank back in year 2012. I assumed this late charges should be carried by the bank as it was cover under DIBS during that time, right?

to be technical about it, it should be 14 days after VP letter.
check your spa whether you signed for a 36 months duration project or otherwise.
don't forget to claim additional on the common facilities too.

I reckon the late interest is not under DIBS. However i am of opinion this charge should be borne by the bank if you can prove that it is their process fault which caused the delay.

Yes the SPA signed for 36 months duration. So to be precise, the claim period for LAD would be from 29 Aug till 21 Oct (54 days) + 14 days, total of 68 days. Am i right?

all in all, additional 20% on top of whatever you entitled for your unit.

The late interest was charged after the bank loan agreement date. So would that means it falls under DIBS period?
