Just got vp letter and was charged late interest on first drawdown amounting to RM6k+. I have email from HSC stating 2 months grace from SPA date and my loan agreement date is well within the grace period. Any delay is either from HSC end or the bank. I am not going to bear the charges and i just sent an email to confirm.

The bank disbursement could be late although the bank loan agreement date is much earlier. The best is to check the bank statement and check with your lawyer the reason of the lateness.

it is opened to public, not sure if it is a good idea to share the resident photos/info/management info in there....
membership vetting as according to residents should be more proper. we do not want at the end of the day the group becomes targets of external advertisement or become security concerns. this is just my opinion.

Received similar late interest charges due to delayed first drawdown amounting to RM5k+. I received first progressive payment notice (up to stage 2c) a week after SPA signed, with due date 21 days later. Obviously I couldn't meet the due date as documentation and all took time. First disbursement settled exactly 2 months after SPA signed. However, I couldn't find grace period mentioned in SPA. Can anyone help? Believe the SPA is generic.

Have to say, im very dissapointed with the workmanship of my unit. The developer HSB Development has not done enough supervision over its contractors.
We have sent a defects list in early November, major complaint yet to be addressed. Bad mosaic laying in bathroom, seals for the windows coming loose, paint chips, and now mould appearing in my unit corners. Any other owners facing similar issues? CMW123, Christinelai218, sohbc, jeanure,reds13,YTLJEyeapyhtrang25abcjbabccalendar80?

We noticed that too when we visited the real unit from developer earlier last months. It's one of the reason causing us to withdraw our interest in buying the unit.

I have to say I am very disappointed as well. Extremely poor finishing and the developer is not responding to the defects list I submitted.

Still no attempt made by the developer in rectifying the defects after a month plus.
