How is the overall workmanship of this condo? Is water and electricity bill under residential or commercial? How much is maintenance fees per month? Saw over 180++ ads in i-prop website for selling and renting, quite high for a 700 units condo. Is there any reason behind if any?

Hi guys, happened to come across the developer offer for leftover units (~2k sqft) and it’s quite attractive (with HOC) compared to the subsale prices.
I personally like the location and the project itself, but heard developer has entered into Voluntarily Liquidation. Not sure how this would complicates the transaction and any risk/hidden charge I should be wary of? And if that would affect the transfer of title? |

With brand new units you're gonna have to do lots of repairs. Yes, the developer is now under voluntary liquidation, their liquidator is PwC (PricewaterhouseCoopers), quite reputable and professional. The only worry was the title transfer. But since the master title has been stratified and ready to transfer, so I just paid RM2500 MOT legal fees to perfect the title transfer. In short, I only paid for loan legal fee, bank valuation fee, MOT legal fee and balance of MOT stamp duty which not covered by HOC. |
