Not sure about the discount part... But IMHO, Dev still need to have the discount to attract the buyers and im pretty sure they will mark up the price for phase 2...

Not sure about the discount part... But IMHO, Dev still need to have the discount to attract the buyers and im pretty sure they will mark up the price for phase 2...

they would use this statement "block A fully SOLD. Last block is now open! Hurry". with lesser discount and package and increase of price which they did well from 19th til 25th floor

makes sense also. good thing for first phase buyers then.

not sure how hot the demand would be if price increase + less discount. probably a slight increase with 10% rebate might still do it.

many ppl usually feel more comfortable when the package is not too nice.. they rather pay more for the same project to feel more secured. they have money and never feel late.

the toilet is next to the kitchen right.... Where is your bedroom in a duplex unit? wink.gif wink.gif

They are making some amends but i still feel the duplex has a lot of wasted space in return for a ceiling.

btw guys, any reco for loans? so far best i got is from Maybank. -2.4% blr.

Thats standard structure... At least the toilet near the window,... If you notice, SOFO toilet don't have any window... If you having bad digest system..you know what happen... tongue.gif

Bed room on upper floor... Standard duplex structure...

If you compare 3 panel bank for 3E...best rate is still MBB if you go for Residential loan...

One thing I didnt like the duplex was the location of the bathroom. This causes your living room to be very narrow, so from your sofa your tv is only a few feet away from you... how to watch la

At least in the studio's your tv is about 12 feet away from you

IMHO. SOHO concept for investors. Crowd or residence and culture in that area is very important. Not every area suitable with SOHO concept. Without the correct crowd, your tenants will be the normal residence that stay in SOHO without commercial activities. The problem is with wrong type of tenants. the place will not have good rental yield and will not have good tenants.

Even for PJ or Subang area. SOHO concept is still relatively new for the town. Oversupply of such concept in the wrong area will make ur investment to become high risk.

location and crowd will up to you to analyse. im not familiar with seri kembangan.
