I think after all the High connected, the traffic will smoother than Puchong

Agree. Last time ppl also said buying subang jaya were Sohai, but the subang jaya owners are millionaire. Some more this SOHO is planned to be built here by Dato Neo, his team must have done the research and the proposed highway was announced already.and SUNWAY EASTWOOD is nearby there also.so r u saying they r all Sohai to invest here? Pls mind yr manners.

U got to ask ur self who will be staying there? location sucks as beside Pasar Borong Selangor. Imagine, how u give direction, just besides Pasar Borong Selangor!!! Veri risky as they target CBJ workers. But then with the booming of CBJ projects, very unlikely they moving here. Especially with confirmed the cinema in CBJ.

Cinema -- i dunt know which cinema group coming in for this smallish space? I bet the best will be MBO.. but then it is tough also.

Zeta got better chance as the location is better.
*
The cinema is good as the market here is huge.

been sales office recently. now they offer 15% discount with spa n bank loan legal fee waived. also told by sales if you get residential loan with 90% loan will pay you back 5% with cash at stage 4 of construction maybe for your renovation ready or room partitioning. they even provide free 2 aircon, kitchen cabinet, heater, 8 downlights, and a glass partition for a boss room and free interest during construction. what you need to pay is rm3000 for booking that will be returned to u upon collection of key in 2015. saw some ppl buying like buying vege in pasar by booking few units side by side in one goal for more flexibility and options for tenants in looking for different size of home stay or office as they can break the wall for inter-room access or expansion. since this is a sofo/studio, banker can offer commercial loan up to 85% so it wont tight down your 3rd house 70% loan limit. asked around those investor and they said worst case sell at same price after completion still earn a lot from few units with average each margin of 40k with little or no installment after completion. quite tempting to me from investment point but no more good unit already... sien..hope more developer provide such offer in future project.

How many units left?

The sa didnt mention anything like sheltered walkway to atmostphere.. I was skeptical on this prop before, whether it is justify the price on this location, after the visit to the area.. My perspective had changed, nw i got the idea why my real estate friend told me seri kembangan address getting more valuable nowadays.. Especially equine park side, as it sandwich by cyberjaya and puchong.. Btw, this place definitely safe from flood huh.. hehe:)

Added on May 3, 2012, 1:04 am

Package itself is attractive.. But wondering whether is it vestable.. as it has stiff competition from surrounding area, cyberjaya itself has lots of undercon developments.. easily over thoundsands of new unit available within 3 years time.. dear lyn sifu.. any comment on this prop..emotional attach to it.. only thing the build up very small for sofo project that hold me back.. else like location, amenities, facilities, concepts.. pretty attractive biggrin.gif
*
Cyberjaya rise, this area also rise. And now it got SKVE link to Elite, besraya,PLUS and SILK highway. It is located among cheras, puchong, bukit jalil,Sri petaling, putrajaya, cyberjaya and upcoming saujana putra and canal city. I won't think about the low area like klang which is close to sea level.

For the given same price, IMHO, closer to KL city and PJ will have an advantage, not to mention accessibility and road network comes into consideration as well..

if you are running a business, is all about the convenience for your client to reach you.. m2c ..
*
There r many kind of business. Some business is just providing services and come go for e business. Different ppl different category. If they run this kind of business, they don like to have traffic jam and hectice life in kl. and maybe go to kl also not frequently then they may choose peaceful life.Going to kl also all highway linking, no problem, use Skve and besraya u need to pay only Rm1.30 only.

well said..

if are aiming for investment and aiming to get such tenant pool who don like traffic jam and hectic life in KL, you can go ahead..
but how much rental yield for this sort of tenant to pay compare to those who choose closer to KL, its everyone's guess..
*
But kl properties are too expensive now, optimum level already, not much profit margin and don forget the flood happening everywhere in kl.

select property on high ground or hill side......
*
Select new township area. U can see the flood happened in mostly old kl town like cheras, ampang, Kajang, Salak south, sentul, kepong and pudu. As the town planning and infrastructure are out of date and the city has fully occupied and no land to develop for the infrastructure. If so, it is also very costly. If you want to develop like MRT, ppl will make noise and don want to move away. That's why government build a brand new city I.e. PUTRAJAYA which has proper planning and nice infrastructure.

no matter how KL flooded is, how ppl make noise about MRT, KL will still be the center of country's financial district and commercial for many years to come... it wont just bang over night and move to putrajaya all the sudden... as of now, still more commercial and infra development coming up in KL than putrajaya..
*
I don see any infra development in kl except MRT only.I tell u, construction on existing drainage or river system is not easy. A lot of land need to be acquired.Unless Smart tunnel 2, 3, 4 and so on to be built.

Setia Eco City, Warisan Merdeka, KL financial district, 1 MRT underconstruction, 2 more MRT in the pipeline, almost all are concentrating KL.. During the recent Edge forum, Cyber/Putrajaya wasnt emphasize much but KL still remain the main focus point.. On a personal understanding, Putrajaya n Cyberjaya still remain an important place for Government admin and IT development... Finance n commerce wise still pretty much in KL..
What I understand from prop guru, development also benefiting road n highway infrastructure and enhancing surrounding amenities like how KLCC did to its surrounding area, which i think its possible..

true more flooding mitigation has to be done and i also think they havent do much on this part, it still havent deter company n FDI flowing into KL..

m2c ..  wink.gif

All must construct simultaneously, balancing and proper planning. If not, like the LRT service had to be stopped due to flood like yesterday.

at first was quite skeptical but with them confirming MBO, decided to take a leap of faith. so far no news on the other shoplots and if there are any other anchors but was hoping to see shoplots similar to the ones at IOI boulevard come up - super optimistic tongue.gif
*
yes. must have international food restaurant like korean, japanese, italian, chinese and etc. i think a lot of international students from cyberjaya Lim Kok Wing and nilai inti college. Besides, can attract quite a lot of local staying nearby like puncak jalil, 16 sierra, taman university, equine park and paragon. Now, the tenants here are not centralised. Papparich and boston in putra walk, Hailam kopitiam and One station at the shoplots opposite Jusco and few fast food restaurant like KFC & Pizza HUt and etc in Jusco(the smallest jusco ever have in whole KV), and the old town kopitiam which is the smallest also (want to smoke also cannot,no feel of outdoor fresh air like dome, starbuck, coffee bean in the night time or after rainy day).then Subway in Giant. All scattered around.

Mines shopping already got TGV. I don think so within short distance, they make it in south city and which is a failure shopping centre. The slim chance to revive, they don't want to learn from history, maybe they want to try their luck as they r rich enough.

I think maybe echoesian is referring to this part:
"We have talked to a few parties and Lotus (Five Star Cinema) says it can guarantee drawing a total of 60,000 visitors a month. With the 12 halls, South City Plaza would house one of the biggest cinemas in the south of Kuala Lumpur," he said.

Traffic is bad there also.
