been sales office recently. now they offer 15% discount with spa n bank loan legal fee waived. also told by sales if you get residential loan with 90% loan will pay you back 5% with cash at stage 4 of construction maybe for your renovation ready or room partitioning. they even provide free 2 aircon, kitchen cabinet, heater, 8 downlights, and a glass partition for a boss room and free interest during construction. what you need to pay is rm3000 for booking that will be returned to u upon collection of key in 2015. saw some ppl buying like buying vege in pasar by booking few units side by side in one goal for more flexibility and options for tenants in looking for different size of home stay or office as they can break the wall for inter-room access or expansion. since this is a sofo/studio, banker can offer commercial loan up to 85% so it wont tight down your 3rd house 70% loan limit. asked around those investor and they said worst case sell at same price after completion still earn a lot from few units with average each margin of 40k with little or no installment after completion. quite tempting to me from investment point but no more good unit already... sien..hope more developer provide such offer in future project.

IMHO. SOHO concept for investors. Crowd or residence and culture in that area is very important. Not every area suitable with SOHO concept. Without the correct crowd, your tenants will be the normal residence that stay in SOHO without commercial activities. The problem is with wrong type of tenants. the place will not have good rental yield and will not have good tenants.

Even for PJ or Subang area. SOHO concept is still relatively new for the town. Oversupply of such concept in the wrong area will make ur investment to become high risk.

location and crowd will up to you to analyse. im not familiar with seri kembangan.

Ya bro u have your point, oversupply.....I tot around equine park that area have quite some new developments, especially the near one call zeva suites...and inside bukit serdang that area.....like COG...etc... rclxub.gif

I found another forum discussing about zeva suite at link below, there are giving positive & negative points. thumbup.gif

One thing They mentioned that 3E is a SOFO instead of SOHO. So is 3E more suitable to use as an office or home stay??? Any idea from 3E sa? (I sensed that upper floor TK's anger sounds like 3E agent brows.gif this is an open discussion mar tongue.gif )

Be aware with the "REFUND" term they promoted,They told once you get reject letter from any bank,u r able to get full refund, this is told by sales agent team. But then when u asked for refund, developer will call u up and tell,u need to get reject letter from all the 3 panel banks then only consider u meet the criteria of rejection but as far as my understanding which being told by SA,U*B bank will never issue reject letter anyhow...so they guarentee eat up ur Rm1000 kao kao...

Wow, this is also one of the strategy to keep buyers from abort purchase?? sweat.gif

Certainly will increase more as this part Serdang/ Puchong is develope in bullet train pace.. Even more upside gain upon atmosphere completion.. Very likely atmosphere playing a crucial role as a catalyst toward equine park, where 3 element is build right next to it, 'Youngster' like me will be interested to own a unit here.. hehe.. However, not sure whether 3 element sovo can be stay or not.. Once heard my real eatate buddy said, normally developer wont put in bed in sovo soso show unit, except soho.. Correct if im wrong
*
bro, you're right.....SoHo is definitely can stay... rclxms.gif
