been sales office recently. now they offer 15% discount with spa n bank loan legal fee waived. also told by sales if you get residential loan with 90% loan will pay you back 5% with cash at stage 4 of construction maybe for your renovation ready or room partitioning. they even provide free 2 aircon, kitchen cabinet, heater, 8 downlights, and a glass partition for a boss room and free interest during construction. what you need to pay is rm3000 for booking that will be returned to u upon collection of key in 2015. saw some ppl buying like buying vege in pasar by booking few units side by side in one goal for more flexibility and options for tenants in looking for different size of home stay or office as they can break the wall for inter-room access or expansion. since this is a sofo/studio, banker can offer commercial loan up to 85% so it wont tight down your 3rd house 70% loan limit. asked around those investor and they said worst case sell at same price after completion still earn a lot from few units with average each margin of 40k with little or no installment after completion. quite tempting to me from investment point but no more good unit already... sien..hope more developer provide such offer in future project.

Been the office again since so free. Stil crowded like my first visit. All tables occupied by client and SA busy signing form n stuff. Went there for free lunch. Not bad the fried chicken wing. The chocolate cake also. Over heard ppl r getting 2 to 3 units in 1 goal. Price increased by 5k. Heard block b will increased also when it opens. Selling like hot cakes could be the reason. Those bought early at least now your property is appreciated by 5k within such a short time. Gong xi gong xi. Zeva I heard will provide 100% loan which most likely attract many bumi ppl. Zeva is more far from access link which give a plus point to 3 element.

yes. got some investors did that with side by side for such break wall reason so you or your prospect will have better choices and control in sizing flexibility. Hacking wall was told is possible so long the main structure not affected. normally they will choose those side by side that having both kitchen attached to mutual wall for better design capability.

by the time of completion of 3E in 2015, SKIP highway which will be completed in 2016 will be used as a selling point to attract tenants as this highway will turn a big change and impact to seri kembangan residents. With all the selling points and different angle, overall i guess this project deserve a worthy investment and definitely NOT to the high risk investment kind of level. I really congrats those early buyers as i was told the block b will be another level of hike in price that means your property is appreciated again within such a short time..

Not sure about the discount part... But IMHO, Dev still need to have the discount to attract the buyers and im pretty sure they will mark up the price for phase 2...

they would use this statement "block A fully SOLD. Last block is now open! Hurry". with lesser discount and package and increase of price which they did well from 19th til 25th floor

many ppl usually feel more comfortable when the package is not too nice.. they rather pay more for the same project to feel more secured. they have money and never feel late.

New update. Those who expect 85% loan for commercial loan as a result from uob bank banker's offer that they will try to appeal for u, you may jus forget about it as this will not happen. The maximum loan you can get is 80%. this update is from my fren who bought an unit there. Anyone knows any bank offers commercial loan for this project?

are you a first time property buyer? if yes, i think he is lazy to describe more since he will just go ahead and offer you residential loan straight. i advise you asking another banker for more details.

ya man... if this is true, you can keep your 10k plus for other purpose for time being while leaving your home loan quota untouched. i was happily informed by a confident UOB banker that 85% commercial loan is very likely possible but end up receiving thousand of reasons telling why chances of getting 85% is so impossible after 1 week of waiting. it definitely a brightening news if maybank is easily offering such package.

i just find this location very strategic in term of food hunting also. this location is just like sandwich between low cost food heaven(seri kembangan area) and modern F and B heaven (Puchong) if you don mind a 10 to 15 min journey. haven't talked about equine side, jusco, giant and the coming atmosphere. this would be a good selling point to the tenants. not even talk about SKIP ready in 2016 a year later after completion of 3E.
