QUOTE(echoesian @ May 6 2012, 11:34 PM) How much is it? Does it consider as a commercial property? Can we get 85% LTV if its commercial? How much is the maintenance and sinking fund?? its a commercial property, getting 85% is max but if its your first home, then you can get 90% loan. Maintenance is around Rm160. |

QUOTE(putramon @ May 7 2012, 06:19 PM) the unit is so small...wonder who will turn it to be an office or to stay...and the actual unit is being partitioned which left a minimal space to put the office desk... many will get 2 or 3 units and turn into office.or get 4 units and turn into a double duplex. |

QUOTE(liam_emmet @ Sep 22 2012, 06:02 PM) agent say fully DIBS la.. kinda contradictory now ardy. there's a forum mentioned that developer late pay interest when the construction about 80%. therefore the compounding effect of the interest goes to buyer.. well i checked and my maybank islamic loan is DIBS.hopefully these wont happen and watever it is, if they called up sign SPA, die die also dont sign until the loan documentation stated clearly all the things that had changed. for e.g construction period or dibs scheme However as a precaution: What rules that actually protect purchaser if we face irresponsible developer? Any govt authority can we file the complaint against them? Unsure, but if the developers have <xx> months period to delivered the property, and we only can claim from them after that. My query is, what type of issue will cause such a long delay? Will the project become suspended later on? what law actually protect purchaser in this case? |
