Duo is launching with 7% GRR. anyone going in?

http://www.iproperty.com.my/developments/d...w.aspx?pid=2304
Its already 70% sold la. The GRR is only applicable for the bigger units >1900 sf and that also only for the studio attached unit. So basically this GRR is crap. Really not worth it.

Words of advise, bro. Don't touch Villamases' properties.
Look at the leaking wall picture I posted in Verde Ara Damansara thread.

Atmosfera workmanship is bad, no doubt about that. But Villamas is a trusted developer i think.

I vaguely remember if developer is not responding to the complaint, you can engage outside vendor to fix the defect and bill it to the developer. I am not really the guru in this. You might want to ask for more "professional" help, from someone more knowledgible. Maybe can try the lawyer thread in this forum.
*
When pass them the defect list must ask the developer make a received date stamping.
Then, you keep one copy and make one for your lawyer copies.
But before this make sure your lawyer haven't perform full release payment to your developer (usually last 5% haven't release to developer)
If after 3 month from the stamping date developer still haven't perform any fixes on the defect, you can ask fix urself and claim from the last 5%.
(Correct process better consult your lawyer).

But nowadays most of panel lawyer they just release all the money to the developer, side to the developer more than the buyer.

Hope it helps.

A lot of buyers do not know their rights and let the developer dilly dally and when the time is over, they can't claim from developer anymore.

Yes, i also learn this during purchasing of my family house.
Even famous developer they try to delay the fixes.
They give all kind of excuses, cannot find ur defect list la this la that la..
Cause buyer usually submit the defect list and didn't keep one copy for your own reference and the most importance is the DATE.

I have been reading about the bad workmanship at Atmosfera.
I have read that the Atmosfera uses a Villamas in-house contractor. Does any know which company is the contractor for Zefer Hill and their track record?

For the purchasers of Zefer Hill, while construction is ongoing, do you also see the issue of substandard material being used for the build?
