I had an unit in Atmosfera. All i can say is I will never touch Villamas' products again. In fact, many Atmosfera buyers I knew was 'trapped' into buying Zefer (special preview to Atmosfera owners) because that time Atmosfera was not VP-ed yet, and thus many had no chance to check the quality of workmanship.
Now, everyone is regretting their Zefer purchase. if Zefer VP tomorrow, many would have offer to sell last week!

why like everybody get so blue.. for those owner which in facebook should stand as a union. upon VP then everyone should share out their things and make sure the developer to do it right. really understand that kind of feeling of developer delivering shit things to all owner.. Sigh...

If it's small issues can easily solved. Trust me, we are talking about serious issues here. Not so easy and may requires intervention from the relevant authorities..

For investors in Atmosfera, you all still can earn quite a bit as DIBS project and asking is price is currently more than RM320 psf. For those buying for own stay, probably have to spend quite a bit to make it liveable.
*
Actually, not DIBS but got a lot of rebates.
In fact, for me it was zero cost investment.. becos I won a lucky draw for oversea trip worth around my totaldownpayment..hahaha..
but trust me, this one is damn hard to flip.. and I expect Zefer will be even tougher.

may i know what kind of serious issue you refers to?

Bro, if you are an owner, you should already know. Like what a bro above posted, even some agents knew about it.
If you're an owner and doesn't know.. then I suggest you go meet up with your neighbours there. smile.gif
If you are not, then I dont think I shud discuss it in an open forum. It is unfair to those with vested interest.

And you are right.. Zefer at its price point is more suitable for own stay or long-term holding...

Sorry bro, not my intention to scare anyone. Just sharing my view.
I could be wrong and Zefer could be highly sought-after in 2 years time. Who knows?

But I am being truthful about Villamas and the quality of its products..
When I invested in Atmosfera, I knew about Villamas' not-so-favourable reputation. But my thinking at that time was the package and pricing was favourable (it was in 2009), and the market should have recovered by the time it VP. So i took the gamble. When I heard Villamas was planning for Zefer, I was so happy. Since Atmosfera was their early foray into upper-mid priced condo, I believed they would want to use Atmosfera as a prime example to enhance their reputation to play in the mid-high price segment. I thought Villamas will put 120% effort to ensure Atmosfera is flawless and perfect.

I was wrong.

i think most of the owner in atmosfera is investor. go iproperty and there are many listing. i think it is because low entry cost.

zefer now selling at higher price and i think it will be lesser percentage of investor (flip) compare to atmosfera.

I dont have the actual figures, but I wouldn't say MOST of the owners are investors.
On my floor alone I have met at least five owners who are planning to stay there, plus two more from directly up and down my unit whom I met during flood-testing.

It's just that many people have not move in yet due to some reasons or another, but mostly because the place is not good enough to move in yet!

And talk about iProperty.. someone inside the develor (or the developer itself) was so unethical to 'sell' the owners data to these real estate agencies! During the 1-2 weeks after VP, i received at least 2-3 calls a day from these agents!

There are multiple posting on iproperty by agent who actually do not have units on hand, and after they got the potential buyers only they try to solicit from owners to sell! Worse, they pushed the price low to attract interest and then tell the owners that was the offered price! Bloody unethical!

Its already 70% sold la. The GRR is only applicable for the bigger units >1900 sf and that also only for the studio attached unit. So basically this GRR is crap. Really not worth it.

Words of advise, bro. Don't touch Villamases' properties.
Look at the leaking wall picture I posted in Verde Ara Damansara thread.
