HAHA, but it is also the hopeless traffic congestion which occurs almost every hour during the day that attracts investors.

I really cannot imagine what would happened to the Summit intersection if DA MEN and @You condominium is officially open if the local council is not doing anything to alleviate the dire situation it is currently facing. Not to mention the new Empire commercial area next to Regalia.

I think there's another new upcoming condominium which is currently under construction right, Regent or something.

For once I know, KESAS does not allow 2 way traffic at the current miniature flyover which allows KESAS users to come into USJ 1 without getting caught at the Summit intersection.

Summit intersection? you mean the traffic light? I EXTREAMELY HATE THAT INTERSECTION.... from subang business center exit kesas took me abt half an hour. more than 5 times stop and go also cannot pass through the traffic light infront of summit.

Yeap, that's the God forsaken intersection. Nothing is ever going right with that intersection especially with the nonsensical traffic lights. Drivers get frustrated sometimes and just attempted to move even when the traffic light on their lane is obviously red just because they thought they missed out on the opportunity to move when the traffic light was green earlier.

Went to the site over the weekend, coming along very nicely. Saw more activity at IOI parc ville Condo. Anyone know the take up rate. Frankly very happy with my Zefer purchase. Can't beat that million $ view.
BTW know when the next ISS payment would be paid for the last 6 mths?

Went to the site again and below the slope, it looks kind of scary. .@.@

I checked with the Developer and they confirmed that the first ISS will be paid out in the 2nd week of March 2014. I heard that the sale of Parc Ville is not very pleasing.

The building plan approval is approved by the local council therefore the only way that you may be able to verify on same is with the local council HOWEVER i think you will not be able to do so. No one will attend to you. Your best bet is to liaise directly with the Developer or extract information from the contractor on site.

I wasn't too worried about the slope as most of the building is piled on solid rock. Its only the access road around the building that you might see exposed beams. But then again, observe the number of beams and the extent of the concrete footings. If you want to compare, try going up to genting highlands...First World hotel. Not many ppl know that the hotel is actually sitting on the edge of the hill....and anyone driving down from genting on the long winding road will notice its all held up with beams and piles.

Besides the site is at the peak without any further hills or forest reserves which act as a water catchment. Its the water that usually causes the land slips.

Well, I heard from the on-site contractor and another person (who seemed like a land surveyor) told me that the ground in which the project is built on is actually granite so, it's very safe.

Not sure how accurate their information is though :haha:

Yeah, I saw those beams as well. They are not only found sustaining the hotel but also the road from Genting Highlands all the away until after Chin Swee temple.

After hearing so some people saying Jln Pipit there is so good as compare to so called "Furher in Puchong"....I have few questions here:-

Zefer Hill, Atmosfera and many others old condos along the road that only using 1 exit in the morning -> the T junction. I wonder whether got ppl currently staying there can give a true update on the actual situation? I heard ppl saying 10mins can reach Kesas in morning peak period.

Also, at nite I drive there I saw lot of car parking along the narrow road and it doesn't make the place pleasant and high end.

Another thing I personally feel not convenient is shops area there. Doesn't see any banks, Chinese food stall/restaurant, hospital or shopping mall around. Can I say if staying there, people still need to drive to so called "Further in Puchong" to get all these?

Condos like Skypod or Setiawalk or landed in Bandar Puteri is a bad choice?

For the first time I collect cheque at villamas kinrara office. I was prompt to sign an authorisation letter where the interest will automatically credit into your bank account. Did you sign that?

Yes, direct bank into my account. But one thing I noticed, I also bought other condo projects before and If I compare the actual project progress and the drawn down % and amounts.....I feel that this architect is too quick in signing off on the completion progress. I feel that actual progress is 1 month behind than what they submitted for payment...meaning they'll have cash in pocket at the same time actual progress catching up....anyone else feel the same way?

correct....will move into the bigger unit and sell off the smaller one. Since sunway GEO already at RM950 PSF pricing, surely Zefer can fetch at least RM650 psf Min... drool.gif

Sunway Geo is at other location and direct link to future brt n mrt...
more buyers demands.

Zefer hill main attraction is big layout units at affordable price. icon_rolleyes.gif
My sister bought Atmosfera and Zefer Hill, ask me to buy Zefer hill also but I prefer location nearer to kl city
thus have to sacrifice the size for the same price blush.gif
