Ya, i went yesterday. Last day for special extra discount 10%.
My sister bought Atmosfera from the same developer last time can get extra discount for Zefer hill unit. Bought 1 unit 1356sqft lvl 10, tower 1, facing Puchong view/Atmosfera. Have extra discount 10% + 1.6%. After discount price abt RM 539K. Good unit floor lvl also Only pay RM8K and the balance of 10%, developer will absorb. Construction progressive interest also will be reimburse by developer every 6 mth. Basically its like only start pay loan installment after completion. Smallest is 1356sqft. not 1256.
Other unit are 15xx, 17xxx, 19xx/2xxx sqft Yes, still have few more 1356sqft unit available, mostly lower floor like lvl 3,4 or lvl 13A. Yesterday the buyer response quite good, saw few buyer confirm buying and give credit card to swipe.. Selling like hot cakes Sales guy inform its already abt 80% taken. If want good units, can swap later if other buyer loan rejected/cancel purchase for those who make booking earlier. My sister bought.. She bought Atmosfera and quite happy with her unit..bought abt 290k, now market value abt 450k
Bought zefer coz nearby Atmosfera, can move to Zefer after completion and rent out Atmosfera or either way. Rent target to reduce loan only... if can get higher rental will be good. If good price can sell later. Other reason i think is coz of: LRT extention station abt 5 km away. Alot chinese ppl buy , some indians also, .. Currently about RM390 psft.. potential appreciate to 400K psft after completion 2 block tower.. 120 + 226 unit.. if want low desity buy the block which have 120 units further away abit from the swimming pool and gym area. My sister & her husband bought one unit at Zefer hill.. think abt 1300+ sqft.

Sunway Geo is at other location and direct link to future brt n mrt...
more buyers demands. Zefer hill main attraction is big layout units at affordable price. U have to go see the unit 1st....not all unit got lemon.. See pic at iproperty posted by other agent .. workmanship quality looks quite good. Bought time < RM 300k now market price abt RM600k She also bought Zefer hill.. 500k... now ppl selling abt, 650k, 680K++ Price drop? After VP developer gave warranty to rectify workmanship or defect.

Bfr VP, CF must be issued. Property has been inspected by JKR / JBA / BOMBA / ETC. all these
Depts must give the approvals and then the CF is issued. Dun think developer can simply play around with building safety issues... as for workmanship issues, usually can fix with few weeks time dpd on type of problem. Last time Atmosfera condo also have design issue especially big piping running on top of kitchen celling... look ugly but with easily covered with plastered ceiling..
