 Dengkil - investment potential?

Hi all, an agent approached me with this new development of Semi-Ds and bungalows in Dengkil.

The thing is I have rarely heard things about Dengkil, only know that it is very near to Putrajaya and Cyberjaya.

I am serious about acquiring a property in the vicinity, the price looks reasonable, what with the prices in the vicinity hitting the millions.

But my question is: Is it worth to invest? Let's discuss.

From what I gather, the project is called Natura Heights and the location shown is on the Dengkil-Kajang road, close to Dengkil town.

not really sure, but symphony hill Semi-D is selling at 2.2mil. 1.3mil is only the terrace/ link house. super high tech as well blush.gif

i have freinds who work really closely with developer, they told me dengkil is the next up and coming area like semenyih, i wonder how a kampung can be developed into a good investment choice...by the way, dengkil is pretty far, right??
an hour drive i think....

If looking at dengkil then IMO better take a look at kota warisan. at least got erl station there and full G&G bungalows and land. oso freehold Just a suggestion. cheers.gif

Abt the bakkutteh... From cyberjaya overhead bridge (near Dell) exit to the highway towards kajang, exit when you see the first dengkil sign on your left... further drive down abt 1-2KM u see a row of shophouses on the right..that's the bak kut teh rest..

oh damn i been to kota warisan once and i find that there are no restaurant no convenient shop at all!!!!!!! nearest to go is Dengkil! damn sick of that place, there have nothing!

Just a suggestion. if buying to stay now then KW maybe not but for investment over 10 year horizon then kota warisan may be ok. but over all I think cyber will be the better bet. A lot of dev comming up. Setia haruman is making many new roads so place is really starting to open up.

im working at cyberjaya, but to have lunch always go to dengkil because there has more restaurants. alot of cars and people, few development is going on, guess this place will be developed after few years. But as i know all the land are lease hold land

IMO, Dengkil has more potential than Semenyih.

It's closer to Putrajaya, Cyberjaya & KLIA. Plus the access road connecting to nearby township are all ready.

For Semenyih, if one stays north of the town, still ok. If south of Semenyih, u'd be cursing every morning & evening.

I think it is reasonable price. But there is still alot of land in cbj, between cbj and puchong and also from cbj to dengkil also still alot of vacant land. Probably need to wait longer to get good return. Garden residence semi d in iproperty is about 1.2M now but with slightly bigger builtup and land size.

I'm not sure how deep one comes from Dengkil, but from Cyberjaya (Dell building), I can definately reach first exit in KL (to Sri Petaling) in 15-20mins, no mistake abt this. Then from Sri Petaling junction continue to Tun Razak exit is approximately 10 mins without traffic jam.

Next year MCT will launch Ecolake City in Dengkil, abt 100 acres for SMD, bglws and condos.

I estimate the distance from the location to KL is approximately 40km (google map)..you can reach KL in 20min if you constantly speed at 120kph including at toll booth..

And get ready to get speeding tickets as the speed limit on MEX is 90kph..

this is correct.
Btw this and MCT, if die die must get into Dengkil, I will pick the latter...

this Natura height only 20acres....and surely will be surrounded by other existing structures or future unknown development.
also capital appreciation might be limited because of its size of this project.

MCT with 5 times bigger, probably can create a small enclave and address on its own....and price push factor as well.

recently Dengkil is quite a hot topic wow! my friend who stay in Dengkil, her mom own a piece of land in Dengkil, just sold to developer and they are now doing the double storey terrace and also shop lot... the other piece of land will doing shoplot as well, seems like all developer are targeting dengkil this place.

Memang there are some niche developers target in Dengkil only. There are not too bad. Quality quite good also. I see with my own eyes in Dengkil.

At this juncture, it looks quite promising. Most of the Semi-Ds in Cyberjaya are quoted at RM 1.6 mil and above. If the prices in Dengkil can appreciate close to those levels... money in the bank already

the property in cyberjaya is also under a lot of stress to sell especially they are mainly focusing on lifestyle or high end development (referring to landed)....

A lot of people already argue that why on earth the price of landed in cyberjaya is so expensive being so remotely located....

So, for dengkil to catch up with those prices..either the project need to be something totally unique or the cyberjaya property price should increase further...

i lived in dengkil, to be exact at taman desa sinaran and i do think this new project will be a good piece of purchase to those who can afford it. it is very near to the main junction heading to either KLIA or KL. Dengkil town also has become more alive with new shop houses coming up. A new McD also has just opened on the main road heading to KLIA and it can be reached about 10-15 minutes. It also takes about 20-25 minutes to reach alamanda, bangi, kajang or even nilai.

the design doesnt need to be too fancy like cyberjaya, as the local people doesnt need all these and they just want to have a new and higher end community to stay in.

so i dont think the price will go to as high as cyberjaya because cyberjaya all are very fancy and high tech. But i believe they will be the appreciation of value of this project, probably 1mil when it complete? 1mil i guess the local still can afford to buy.... Do call the agent to ask for more details see is there any upcoming development around?

MCT project in usj 25 all sold out last 2 years ago.
Their project are mostly mix development.
In the sense got commercial + residential.
Thus, attracting population + enhance business activities.

Say if MCT coming in to develop dengkil.
Huge opportunity to get spillover effects, but again completion should be around 3-5 years.

Went to Dengkil yesterday. From what I can see, this place has got a lot of potential from the sense of accessibility and location. Far from dead.

i go there quite frequent, as my boyfie is a mechanical at LCCT, always drop by there for lunch. quite a folky place, but i prefer dengkil than kota warisan, at least got alot restaurant and shops, more happening. if higher end then can choose cyberjaya.... but freaking high price, hard to find a convenient shop n restaurant thou..... blink.gif blink.gif blink.gif

That's why I'm seriously considering buying now... cos when the price is still ok and there is a margin for appreciation.

If delay a bit, later the area become like Mont Kiara, where the prices and surrounding have prices that went through the roof. hmm.gif

it seems like landed property within klang valley is really unaffortable for young couple... errm.... myself and my bf only have limited savings and wish to get a landed. Dengkil really worth to buy?? i'm curious......

agree, but there are two puchong, one is puchong town near IOI mall there, the other puchong is puchong perdana, which is only 10 minutes away from cyberjaya. kena conned when my friend told me she stay puchong and actually is puchong perdana. ulu still.... rather stay in cyberjaya at least can avoid the massive jam at puchong, rolleyes.gif rolleyes.gif

Everyone has their own preference on what are needed...not easy to make comparison like that. There are people in Puchong might not appreciate or not going to KTV, KAraoke, massage center or even IOI mall. Everyone knows that Puchong (including Kinrara) as at least 10X more fo shops and retails compared with Cyberjaya. No doubt about it, so no point to argue to this point again and again. I have some friends who move away from Mutiara Damansar as well as Kota Damansara citing traffic congestion as one of the main reason. In addition, also depends on other factor, work location, parent, etc.

But, apart from basic amenities (clinics, school, police, supermarket, restaurant, etc), there rest are really very subjective....E.g. are you aware that there are so many people sign up to make their intention known to OSK and MPPJ for redeveloping Atria....well, these are the local who lives liess than 1km from Atria. Every convenience comes with their own pros and cons, at this end, depend what you want.

There are some commercial and retail coming up soon in Cyberjaya but some might welcome these, but there will also be some who are more worry about the cons that it brings.

if cyberjaya develops into a metropolitan with lots of jobs, commercial, retails, definitely dengkil (with its freehold address) would enjoy some level of spill over effect...

But realistically, this will takes time, and also please take note that Dengkil is 7-8 km away from Cyberjaya...this is like saying that those living in kelana jaya would be benefited with Setia Eco City, mid valley and KL sentral...yes and no...depends how you look at it...

Lastly, price increases doesnt mean real capital appreciation as over the years, inflation will definitely kick in....

A lot of other countries already experiencing price decrease....nothing is 100% ...being positive and optimistic is good but dont have to be too gung ho....

Yes icon_rolleyes.gif This is no 100% but in Malaysia property price drop will not being big issue,they will recover very fast.Landed is most safer to invest compare to those high rise project.. icon_rolleyes.gif

I have been living in sungai buloh for more than 10 years now.
The only residential project near RRIM / MRT is in Subang Bestari / Subang 2 area.

Developer: Worldwide --> Semi D from 2.2 mil
I have another project 3 storey link house 22x80 from 700k behind Star Avenue. PM me for more details.

Whereas for the residential project on RRIM will only be launched after 2 years, by kwasa, under GTP plan. Those are mixed development in the sense that average individual can afford those. These again will be 2-3 years down the road...........

Not sure whether this will be the futuristic development, but what is sure there are still ample of land gap between Subang/Puchong/Serdang and Cyberjaya/Putrajaya. And Dengkil sits pretty neatly in between these areas.

Not much info as yet on the project by MCT. What we know is there will be houses, shops, condos in the project. Price range should be more or less the same.

The MCD is just a place for people to stop by while heading to airport. Nearby universities like INTI, Nilai UC and other institutes students might go there too. Convenience shop? Either than Dengkil, Nilai also got lar but also far. At least 10 mins driving from Kota Warisan.

If I have to choose between the 2, it is a no brainer for me. Pentas 3. Dengkil Harmony Park is located in a bit kampung area for now. Go there during night time and you will see how dark it is.Doesnt have enough light polls. But u did mention that you work in cyberjaya? so pentas 3 is a bit of a distance. have u tried checking bandar enstek or bandar bukit puchong or bandar puteri puchong?

I followed Harmony Park directions till the traffic lights. Turned in and no more signboards! Couldnt find it at all but not far from Putrajaya Highway.

KIP nowdays ok or not ? I remember going to their kipark puchong many yrs ago, nearly bought a unit, luckily no cos when completed the entrance road flooded few times and when handover some houses done framework oni. It looks so lonely in the middle of nowhere.

New project - KIP Sentral @ Sepang (Dengkil to Kota Warisan 5 minit)

KIP Sentral is approximately 10 minutes away from KLIA and is near to all the renowned universities such as Inti Colleges, Nilai University and University Sains Islam Malaysia. Xiamen University (being the first Chinese university to open an overseas branch) has also confirmed to set up a campus at Salak Tinggi which is also 5 minutes away from KIP Sentral. The existing Mcdonalds and Shell Station are always filled with people. Therefore, having our large scale commercial hub would be good. For investors especially, this will definitely be the place to invest as there will be a pull of students and overseas crowds into this area. This will be the up and coming entertainment lifestyle place as there are no similar development within the area.

The peice of land near main road use for Xiamen University development, the main entrance also located here.

You have to change the land use first from agriculture to commercial/residential. But from what i know Agriculture land very difficult to change unless you have connection with the authorities. Otherwise its just that :argiculture land.

This project location is good - as long as there is no bigger commercial development nearby.

If there is one bigger commercial development by another developer, then this one will die. Bigger scale commercial centre always kills the smaller ones.

Yes It might very jam at peak hours because many vehicles goes to airports....but it'll over soon after jamming....patient... cool2.gif

Despite the price, this project may very valuable compare to any landed properties at other Dengkil place/Cyberjaya/Putrajaya/Salak Tinggi etc. , by just RM309psf, and it's only gated&guarded project in Dengkil so far...

Many vehicles going north and many vehicles going south.

You have to wait for 3 or more times of light changing before you get a chance to cross the traffic light.

Some vehicles from south going north turn to dengkil ( and then U-turn out ) just to avoid the traffic light.

It appears to me the area around the Harmoni Park is not the center. The center is actually around the KIP sentral area because in this area, you will find these developers' ( not in any order ) :-

Lots of taxi n bus using this road to airport , cause is toll free and shorter distance .

SA said KIP group is proposing Bandaraya Sepang to upgrade Dengkil bypass to three lane and flyover at dengkil cross junction .

Yeah I was told the same thing by the Harmoni Park SA. Seems like it's JKR or something paying for it, not KIP. But you know lar, SA can blow water until the sky come down.

Dengkil's property not cheap now a day. Majority of the developments r by small players.

The developments in dengkil are quite scattered. For me I think even harmoni park is too far from kip sentral, separated by a few traffic lights.

dengkil got potential to develop become a city as cyberjaya house is expensive... u can buy a condo just rm200++k now.. but similar condo cost rm400++k in cyber.

I think this intersection point in Kota Warisan has got good potential.

But it's already outside of dengkil. It's Kota Warisan and Salak Tinggi.

Xiamen U is supposed to actually start work in less than a months time.

And Xiamen U land area is 5x the size of UTAR kampus, if my memory serves me right.

A few big gun property developers have land here.

Even in PJ/KL there are slump areas. So it actually depends on which part you are talking about.

In any case, if one works in cyber, he will probably look down on dengkil. Staying in 100-200k apartment is quite out of question !

If one studies in cyber, then depending on how strong is your Fa Ma foundation lor. whistling.gif

20x70 for RM600k is smaller land area than the 22x75 Rm480k.

So land area wise, the ones in kota warisan are bigger.

But it's just one aspect.

I have bought one unit semi D and I'm planning to move in right after i receive keys from developer in August 2014.

Just wanna revive the discussion a little bit by sharing my opinion.

I find Dengkil as a high potential town. Mainly but not solely due to its position located in the middle of Cyberjaya, Putrajaya, Kota Warisan, as well as KLIA.

Present Amenities

I personally have drove around the place many times, and as for current situation I notice that most of the daily necessities can be obtain by the Dengkil town itself. It has some mini marts, Speedmart99, a few banks which one of them include CIMB, as well as a number of Chinese restaurants around the area. Primary and secondary schools are also available. There's also a Shell station there. My personal impression is it looks like the town in Semenyih. Besides, if you're in the mood to enjoy a cup of premium coffee or nicer food, I believe there is plenty to offer in Cyberjaya. Of course, like many have said, Dengkil and even Cyberjaya are still considered a place with no nightlife, so most probably, I will still need to visit KL centre or Puchong(20mins drive) to enjoy my favourite food.


Present Transportation

I find that due to its closeness of Cyberjaya, although a small town and only a few new project in Dengkil/Kota Warisan, its connection to all major highways are already extensive. I personally will be travelling using MEX highway on the daily basis once I move into the new house, but other highways will definitely provide more convenience in the long term.

Also, from Dengkil to ERL Putrajaya, only takes around 15minutes, it is the next junction after the exit to MEX highway toll. And directly it sends the passenger to the main station KL central which works as the main hub for all railways. This, I didn't notice when i placed my booking, until recently I found that its only 10 minutes drive. So that's definitely a huge plus especially during weekends cause getting a car park just such a pain.


Future

This one I really need the bros here enlighten me, I think in 2-3 years there will be many shopping malls in Cyberjaya, and there's a KIP mart which serves as a hypermarket. Besides, was also told that there will be a University opening soon. So hopefully, everything goes according to plan and it will grow into a self sustain town la.

well, 1 with most of the cars passing by, the other 2 are actually meant for people living in the old houses, usually very few cars coming out, so the two light waiting is considered negligible la...

besides, car is definitely a must to stay there

My office near bukit jalil, for starters my wife insists to have a landed property...

Actually I'm constantly running in business and I'm used to driving to a place for 30-40minute, have a short discussion and then drive another 30-40minutes to other locations. So to me, a driving distance equivalent to 30minutes is fairly reasonable. And if I time myself from Bukit Jalil, I could almost arrive ANY place in klang valley within 40 minutes, except those further suburbs such as setia alam, bukit jelutong, sg buloh, it'd take 45mins to 1hour time. Basically, this how i started looking for my property, from the nearer places, sri petaling (too old), puchong(too expensive), cheras(jam jam jam till 1am?!), pandan perdana(too old), kajang(actually not so bad), semenyih(the main street jam like nightmare, cos almost everyone lives inside semenyih works outside!), etc etc etc. so many places i visited and they had something it common, it'd take 30~40 minutes drive, and most of them we don't like, cos some is new and EXPENSIVE, some is OLD and expensive. sad.gif

So when i see dengkil, at first i also felt that it was too far, til i realised, from dengkil, mileage wise it isn't near for sure, but time wise, it won't take any longer than anywhere else where people are jamming everyday to live inside the area. So people told me, once it gets "wong", will jam edi la! haha that time my property not this price edi, "wong" i make money and jam, no "wong" i live peaceful and quiet life lo. no problem!

Dengkil to Bukit jalil is 25minutes drive, kuchai 30mins, KL centre, 35 minutes
Dengkil to Cyber 10minutes, putrajaya 15minutes, puchong 20minutes, subang 30minutes, setia alam, 1hour
Dengkil to Kajang 20min, Belakong 25min, Semenyih 30min

And most of the time I'm in highways that doesn't jam, relative to anywhere else... not totally no jam, but much lesser...

So for such distance, I can afford a semi-d which is priced around a terrace house in places where it take around the same time to travel around, it becomes a reasonable decision. Certainly, there's gonna be better places, cheaper properties. But i get my keys in 3 months now... can't complain smile.gif

Then recently i noticed ERL is 15minutes drive, i lagi happy. so no need drive all the time, and erl links directly to kl central which is the main station for all railways. MRT included...

That's just for my case, but in an investor point of view, its a bit off the main grids, but do not forget that it is placed in the middle between the airports, putrajaya and cyberjaya, and kota warisan has new universities and hyper mart like NSK... so... less investors means more moving-ins, which is favourable for me! wink.gif

There is a McD there, which everyone will not miss.

On the way to the ERL station, there are a few shops there. Can find some malay or mamak food.

KIP sentral is under construction.

If you buying a new property there, give it 2 or 3 years, by the time it completes, there should be sufficient amenities there. Take my word for it. wink.gif

Ya, its just a matter of time actualy. Hahaha a very good example of the place that i stay over here in Kota Kemuning, look at what happen now. Everything is here (starbucks, market,alot of restaurant and even they are building a gamuda mall now.) drool.gif

i went to kota kemuning to see houses too, very nice, just too far for my circumstances.
and i think its still higher priced than dengkil cos more developed.

The ERL is 30 mins/trip for non peak, and 20 mins/trip for peak hours. And potential connect to future High Speed Bullet Train...

from traffic light to cyber valley jam? i can't agree with you. cos i just used the road this evening, at 530pm, with heavy rain, smooth traffic.
took me 40mins to reach mid valley for dinner smile.gif that is including the jam in taman desa

the ERL has train coming in every 15mins during peak & 30mins off peak. takes 8 minutes to reach bandar task selatan and 18minutes to kl central. i got these info from the official website only smile.gif high speed bullet train? sure bo? but as long as KL central continues to be the main hub, of course it will be connected. all railways are connected bro.

That's the one which is said will be converted to flyover according to the harmoni park salesman. But I take it with a big pinch of salt.

I used it quite a number of times over the weekend. I have to potong jalan to beat the traffic. That's why Malaysian are lousy drivers. Kakaka.

Your doubt will be answered when Sime start develop Empar Tenang Estate. From map we can see there is an interchange from Elite Highway to Exit Dengkil.

Sime has a huge piece of land in this area but surprisingly not much news about the development plan or activities. But there is something about KLIO, dated around 25th April 2014.

It's interesting that they want to build something 40km from city center when there is one IOI city mall not too far away.

They choose this place instead of cyberjaya, likely because the land here is cheaper and access wise is pretty decent.

So is it going to compete with IOI or is it going to join IOI in creating a bigger climate here ?

Another question is about Xia Men uni. Where are they going to get 15k to 20k students ? I don't think can depend just on Malaysian students. I remember seeing about their land area is 5x of Utar main campus.

ioi city mall has enormous potential, cause there aren't many competition in terms of hyper malls down south.
but they first need to educate the consumer where exactly they are and HOW to get in.

i mean, look at ONE U or Mid Valley, there aren't just easily seen by the street, also the shoppers immediately know how to get in and park their cars.

malaysia has so many malls now and continue increasing! but is it sustainable in the long term? cos the spending power isn't actually that high in my opinion.


besides, dengkil reach ioi city mall in 18minutes according to waze. rclxms.gif

outlet stores shouldn't compete directly with full priced stores, being close to airports make it a natural tourist spot. i think IOI aren't competing directly with KLIO, but it is with Alamanda.

IOI n KLIO has diff target market.
If IOI successful, it'll divert some human traffic to other malls, ie MV. I'd say it is compliment, not competition. This is Msia shoppers behaviour. They just like to shop!

just read the news that the ioi city mall confirmed anchor tenancy of tesco, aeon index living, and home pro.

previously they already signed parkson & gsc.

they also feature a olympic size ice skate rink & a 70000sf adventure park.

from dengkil go there only 15minutes drive... wink.gif

if compare to mah sing's southville city, i seriously think the accessibility in dengkil is more convenient.

mah sing's sv only has the access to the north south highway with their new proposed bridge, whereas in kota warisan & dengkil, that area currently is accessible to the MEX highway, kajang SKVE & LDP.

in the very near future, as in within 2 years, the new junction to ELITE highway will also be completed.

There is a new development further in from harmony park called damai park, double storey 20x75 builtup 2100sf about 488k, and semi d about 900k, as well as low cost apartment, any thought of it?

haha, you read words in a very direct way.

but yea, ioi city mall must be properly executed otherwise could fail big time... despite its the only hyper mall down south.

whereas dengkil or kota warisan is no longer that "ulu" now, its actually consider a sub-urban area already. but it needs a hyper mall nearby which is 15 minutes drive away to increase its attractiveness.

ioi city mall also cater to kajang, putrajaya, cyberjaya, seremban, bangi, belakong residents. so if properly marketed, won't be an empty mall

Dengkil to Xiamen uni distance around 8min. And Kota warisan is closer to Xiamen. But Dengkil to KL is also 10min faster than Kota warisan. It depend on your requirement. Kota warisan is a little further down south.

I think Xiamen U people is setting too aggressive target lar. Likely they are actually starting very small scale first. Maybe like <100 students. Haha.

I am not aware MCT got land at Kota Warisan. At least it's not shown in Wikimapia.

IOI and Glomac should be announcing their projects very soon.

dengkil town got alot chinese food, nice one... but i doubt kota warisan dun hv... china univ majority still prefer chinese food and the cost also cheap. i think some student still prefer to move in as foresee some mmu student although 8km to mmu from dengkil town still prefer to stay there... dengkil still got market with it live env.

in my humble opinion, dengkil town will be the cheapest area to stay if u are working in cyberjaya, putrajaya, KLIA, KLIA2, etc...the town is relatively small if compared to the upcoming kota warisan area or salak tinggi, but i can see potential in house renting in this areas as we may be looking at rental for xiamen university students, which is 10 minutes from dengkil town itself..and the KLIO & Mitsui shopping mall will be built and dengkil is not far from this 2 places...

In my more humble opinion, dengkil town is not much future because :-

1. Cyberjaya itself is able to supply a big number of studio, soho, condo and apartments.

The knowledge workers wouldn't like to stay in dengkil afraid jatuh standard.

The students wouldn't stay there because lack of transport.

2. For the same reasons Xiamen Uni the students will find dengkil town residential too far. It will require them to have own transport.

Furthermore nearby there will be abundant supply of residential coming up in Kota Warisan. It maybe walkable to Xiamen Uni or otherwise, there will likely be bus shuttle services right into the campus.

i think selling point of dengkil : there are complete set of education at basic level, sjkc,sjkt,sjk,sjkm,sjki,uitm matrik, all in one town... and car repair workshops n many chinese shops which really not found in klia,k.warisan,putrajaya, cyber.

I think Dengkil is ok for own stay especially those who wants landed and work in Putrajaya/Cyberjaya. Definitely not for investment.

It is a nice cowboy town, growing to "konon-konon" be a bandar. That is why the house price here does not make sense lah. I prefer staying in Bangi area, which is a true Bandar tongue.gif

Putrajaya's precint is different case. In Putrajaya gomen had good masterplan, provide top notch facility at each like shops, food courts, nice pusat kejiranan with all the amenities, good bus connection, surau in almost presint, etc etc. The size of each presint is smaller compare to Dengkil ma..

Have u had a look at Dengkil's house price? Unless an old house or worn out, the prices are crazy I can tell you.

The TOWN is small, the roads are small. For all intent and purposes, it's difficult to grow.

Cyberjaya itself hasn't reach it high standard as of today, and Cyberjaya also have 200-300sf SOHO, you bring your friend to your "hotel room" very high standard? or bring your friend to a landed property higher standard? It depends on perception.

In case you do not know, Lim Kok Wing university also quite distance from the Cyberjaya main food places, I don't see starving kids? The kids will find their way, when they want to eat. And shuttle buss will go Dengkil, for sure.

Xiamen Uni, without doubt could very well find their necessities from Kota Warisan, namely the KIP Sentral and the existing the few row of shop lots.

HOWEVER, I don't find Kota Warisan & Dengkil are competing among each other, instead they are complementary to each other. IE, if you can't find good chinese food in KW, den go find in Dengkil. (but chili fish only ok)

All these nearby areas, Cyberjaya, Putrajaya, Dengkil, Kota Warisan, even KLIA needs each other. For sure this area has better potential than many other suburbs.

Dengkil town is the backbone for many residents nearby mate. But I agree it can't grow much, some shop lots like going to fall... :S

Haven't been to semenyih for property shopping. Unable to say much about semenyih.

I don't think highly of Dengkil either, especially the town area.

For me Kota Warisan is THE place. But then also depends on how much crumbs the developers have left behind for buyers. If the developers sapu everything and price very steep, then also gone case !

I use to stay in KL , which has at lease 6 telco tower in 1km radius of my house , telco tower is every where !

Got telco tower susah, No telco tower no signal susah also sad.gif
In fact wifi router signal 10times stronger than telco tower signal, suggest u guys off it while sleeping ! Put your hand phone far away too

Harmony Park this one. Went to the show house last year, nice design and even better floor layout. Didn't buy cos don't know when i want to live in dengkil.

With UiTM & Xiamen development I would say it'll somehow boost Dengkil economy, but why I don't see any project for shoplot, foodcourt or commercial unit nearby? food business should be good if got a lot of student and new housing thumbup.gif

UiTM students will likely to spend their money in CBJ.
many new shoplots developed by KIP at Kota Warisan will target for Xiamen Uni students. Those students may go to KLIA2 or KL via ERL.
BTW, KLIO may be completed together with Xiamen Uni.

KL is too saturated...even commercial buildings are not rented out...looking at advance nations, the capital city of a country is not only the best place to invest...look at USA, all places are good for investment...

I am pass by Dengkil, Kota Warisan everyday because i am working in Nilai. These areas gave me good feeling to invest ,similar with previous Puchong, Old klang Road..

Do you mean the lake? That is a water retention lake not sewage treatment.

The sewage treatment is underground one, beside the lake, boss this is a close to 1 mil semi d, how could there be a open sewage plant at entrance oh? some more at this age, where got sewage plant still open and have smell like the one next to taman desa waterpark? all also underground one la! sweat.gif

Enclave is good because it is near to KIP shop lots also nearer to KLIA.

But if you're travelling a lot to KL recommend you to think harmony or damai cos from salak tinggi the traffic light has quite long queue. From Harmon and damai usually short queue and can get to highway quickly.

Damai Park, the property is still under construction. If you can wait, it probably offer good package too. Harmony has only 3 units left, you should go check them out if you like them...


Just for sharing, price/sf in dengkil/kota warisan/salak tinggi is still attractive. I have an unit in harmony, due to its closeness to the highway, basically it is very convenient to drive to kl. It is even more convenient than certain projects within cyberjaya. cause some of the project are located way too "inside" of cyberjaya that owners have to drive past multiple traffic lights before getting into the highways.

besides, dengkil has more amenities such as grocery stores and food stalls. the traffic coming into dengkil will increase when KIP mart and the KIP shoplifts complete. There's also a KLIO outlet which is opening in a year. MITSUI mall opening in 1st Q 2015. In fact the last time I checked, KLIA is planning a KLIA "aeropolis" which has quite a development (education, commercial, and a theme park) there. I maintain my reservation about the Aeropolis project, but if it really works out, this area will be truly successful. IOI city mall is just 15 mins away...

basically its not that ulu than what most people think around this area.

If you're interested to the project you should go there to hear it out yourself. There is also a ERL track nearby so its bound to have some train noise too.

In my opinion, both the trains and jets noise are not very loud, and I went to the site many times i can assure you that.

More importantly, its closeness to nature is really comfortable... after rain the breeze and the birds sounds... you can't find them in KL...


**EDITTED: I was checking the train and and jets noise from Phase 2, nearer to the main road... I'm not sure how loud it is in Phase 1 units...**

Agree with your analysis.

But if there is an upgrade of the traffic light at kajang-dengkil into a flyover, then I believe the equation will be different.

If I am not mistaken, there will be 3 ( or 4 ? ) traffic lights from harmoni park to highway. When traffic increases, traffic lights cannot scale.

There will be an upgrade, did you see the long queue nowadays!! I always have to use the emergency lane to turn left coming from cyberjaya. i hope the upgrade can be done asap. scare they wait a few years...

The sewage I'm referring is next to the detention pond.

But I agreed with you that new modern sewage will be underground and not producing any odor

They will open new enterance there.. can go down to ELITE highway.

For ELITE new exit, it is placed right next to KLIO. I seen the drawing before but did not keep it. If you drive slowly on the Dengkil highway, you can see that they are doing the construction work already.

For North south highway new exit was intended for Southville, i think it's still at propose stage...

any news on the flyover to replace the traffic light simpang 4 Dengkil - Bangi, Cyberjaya - Kota Warisan ? that simpang n traffic light only made the road congested. Better to have flyover there since Kota Warisan area
will be developed by new township glomac, ioi, i&p also the big one Serenia city soon.

Grill depending on the steel types also lah..cheapest 1 is normal steel...if iron or stainless steel...just prepare you wallet with 5-10k and more lah + GST coming soon for a whole windows and doors

Im an owner of course I already know its potential. People who hasn't put any time or effort to understand this area and do their homework, instead spent a few seconds typing a few lines like "imho no potential la", why be so serious to them... Right?

Before i bought the property, i spent hours driving around this area. and i continue doing my homework even after i had the purchase completed because i like to find out about my possession and the surroundings of my possession. so i dare to say i understand this area as my home even before i received the keys. and i enjoyed doing it... so...

Not buy to keep hoping people will go stay.
people tend to cheat themselves on what they are buying is potential.

10 years now also call potential.

Dengkil development 10 years ago compare to cyberjaya how?
Which one "look" more potential?

Both Bangi and Dengkil i am not dare to spend few seconds typing a few lines as comment because was not spent hours driving to do homework..

i had visited IOI website, it seem huge development in KW.
Sincerely hope XiaMen and Mitsui shopping center can bring kota warisan up, and then Nilai. thumbup.gif

you don't speak about fact mate. Cyberjaya is no longer potential anymore now.. it has malls coming up and MRT connected to the city. People who debate on the basis of their assumption is not only misleading to other people but at times can create alot of frustration to other people thinking why people never research about a place but speak out just what one thought? your thought doesn't mean is true ok? what is true is the fact. Otherwise the sharing and debate will go no where because your thought about a place is just own assumption but the reality is that, it's the reverse of what you think.
